Redweek is investigating I thought? Investigating is what you do when you recognize there’s a *possibility* of a problem. You might investigate and determine there is a problem. Or, alternatively, that there is not.

If it comes to pass that I ask Bill a direct question and he refuses to answer, then I will suspect him of being shady. Likewise if I ask *you* a direct question and you refuse to answer, then I suspect you of being shady, This is not being a “white knight”. This is being a critical thinker who doesn’t jump on every emotional band wagon that someone chooses to bring to social media.

As one of the alleged "white knights", can I ask why you're still here?

You've made your accusation. You've presented your information. And an explanation has been given by those more knowledgeable about why this may have happened.

Other than your contempt against this Bill Gabrielli, what is it you look to accomplish?
 
FYI. There are 5 buildings at Sunset Harbor. None are called 113. I don't have a dog in this race but just for clarity. The building 1, 2, 3, 4 and 5 was the way they were referred to as I recall.

If it is the same unit and I don't pretend to be following this that closely, this is either a BAIT & SWITCH or else the Rogue Agent plans on bringing lower offers to the seller's agent and pocketing half commission. The difference in the commission from the $1500 drop is not $1500. The buyer's agent should be chasing this down.

I think it's clear based on both the original poster's screenshots and those posted by RX8 that Bill and keywestfltimeshare.com are listing many of the same units. Whether the Redweek posting referred to 113 OR 423, BOTH are listed by keywestfltimeshare.com. I suspect as davidvel posted, the Redweek posting is meant to indicate both units unit 113 and 423 for week 14 are available for sale (there is no "building" number for Sunset Harbor as pointed out above). A close examination of the other Redweek listings for Sunset Harbor show other overlaps between Bill's listings and those on keywestfltimeshare.com.

What is unclear is whether this is Bill or (Don Heisler at) keywestfltimeshare.com being rogue; I suspect many of these agents all work together and are happy for each other to find buyers for these units. As has been pointed out, aside from the Redweek posting listing a different price, keywestfltimeshare.com lists different prices for the same week in different places. Everyone is clearly trying to drum up whatever business they can...

@ocdb8r thanks for a cogent explanation, what you’re saying makes sense.

Ive noticed in the past that Bill has huge numbers of listings. I just thought he was the go-to guy for TS sales. But it makes sense he might be advertising and listing cooperatively with other agents. Curious that the OPs broker claims to know nothing about it. Perhaps sometimes Bill works without other brokers knowledge, and functions to bring they buyers in which case mostly no one cares because the TS gets sold in the end, which is the goal.

I’ve purchased a unit from Bill in the past and it seemed like his listing in that questions I had were answered in a timely manner and he seemed to be familiar with the listing details. If there was another agent involved, it seems like that agent was sharing info with Bill.

Anyway, I’m still not clear how the OP knows it’s the same unit in this case. Since there’s no building number, we can’t tell from the screen shots what unit is even being advertised. There’s possibly text to the ad, or to the offer, that would clarify. But OP refuses to provide more details and without that, he/she is really not worth the time I’ve already spent on this.

In the end, working with Bill on my purchase was smooth, quick and professional. My transaction was straightforward. Which is not always the case in the TS world.

Proves zero. If you understand how branding in real estate works, you would know that this brand, like others has many many independent brokerage offices. To smear anyone on conjecture such as yours is quite ridiculous and malicious. Just FYI Sherlock, Don Heslter is located in Cape Coral Florida, and does not mention any affiliations in his advertising.
 
The thing is: if you’re trying to do the right thing by warning the world about this, then it seems like you’d answer fundamental questions people have- like why you think Bills ad is for your unit when he’s advertising unit 423 and you own unit 113.

When you don’t answer fundamental questions people have about this issue, then you just come across as an possibly unjustified angry person who is doing the modern thing of using social media to damage someone’s professional reputation.

Honestly, at this point I’m surprised TUG is allowing this thread to persist. I’m all for sharing knowledge but using a quality site for reputation damage is just pretty sketch.
No knowledge of anything about this, but what I am taking from it is that the OP comes here to only read and reply to the last post and doesn't go through previous ones to respond to questions or concerns from those earlier posts. Example, you asked a direct question in post #47 and the OP only replied to post #48. Same thing with post #45 only replying to #44.

I haven't SMEARED anyone. I've merely pointed out that both these could be affiliated with Century21 and may be able to access each other's listings. How is anything I have posted smearing?? I'm just trying to posit a plausible explanation for what happened here.

So this brings us full circle. Bill is advertising the same units listed by Don, and they may be affiliated with the same agency. So Bill is bringing more potential buyers. No problem here, as buyer agents do this all the time, and it benefits the seller.

But, it also appears Bill is representing that they are "his" listings, and with a different list price than Don, and a price reduction not reflected in Don's listing. This is a problem, at it makes a buyer believe the seller has listed it at Bill's price, which the buyer here denies. I still say this should be resolved by Don as he is the broker with the listing agreement with the seller. If they are somehow related (or in cahoots) this is a breach of fiduciary duty.

Perhaps Bill is willing to take a cut in commission to sell it for the lower price? End result is that the buyer still gets the same net amount?

I still don't think he can falsely state the listing price, and misrepresent that the listing price was reduced if it was not (assuming he did this). He could say "listed at" and "commission rebate" or something like that.

Have you confirmed with Don that he has no affiliation with Bill (see post above re: Don at C21)? In the end it doesn't really directly affect you unless you choose to accept the lower price, but you should make your broker follow up with Bill. Nothing WE here (or really anyone else) can do about it.

Do you think Don at Centy 21 in Pittsburgh PA is the same person as Don in Cape Coral FL?

Real Estate Brokers are licensed in the State of Florida. Contact the Real Estate Brokerage Board in Tallahassee, Florida and explain your issue about the Broker who you claim is acting illegally, and let them investigate it (and take action if needed).

Another option would be for you to ask to be released from your Contract To Sell with this particular Broker.

Pontificating here on TUG won't accomplish anything other than make you feel good. You need to take the bull by the horn and actually do something about it.

yeah I am not sure. I know he is being investigated by Redweek. I also know my broker reached out to him about it and he pulled some listings as well

It has been three days since your broker reached out to Bill. What did he say? Can you please confirm what unit # you have for sale? Is it 113?

Stop posting it? Why? It’s basically here to let people know what is going on with the system. It is causing an imbalance of pricing within the building and time shares. If more people are doing this than what is point of listing with a broker? People should watch everything when selling. This is just an example of the shady crap that goes on
