* The Flagstaff properties are converted 2-bedroom weeks and the points owned are based on the season. Most conversions are Prime = 182K, High = 154K, Value = 126K and Quiet = 105K. Ridgewood II, Bldg. 16A–24A points are Prime = 189K, High = 161K, Value = 133K and Quiet = 112K.

I also have a chunk of CWA (+6.3%) and a small amount of Canterbury (+6.9%) but overall my maintenance fees only increased 1.8% for 2025... and for that I am grateful especially after last year’s 8.5% increase.

Also, for the spreadsheet, to keep the F/W format consistent it's $1392 total (since the rate per k will vary by season of the fixed week).

Bonnet Creek (Including Property Taxes):
Maintenance Fee: $5.15
Reserve Fund: $1.52
Property Tax: $1.06
Total 2025 HOA: $7.73

Increase of 5.2 % @HitchHiker71 you might want to update the spreadsheet bonnet creek line to this number since my previous post didn’t include the property tax.
 
I've entered them tentatively into our spreadsheet - we can always update the sheet if these numbers don't turn out to be accurate. I actually don't have 2024 MFs for BC for last year - do you happen to have them?
Sorry, never responded to this, the 2024 BC total HOA was $7.34
