One of the Elara 1 BR Platinum Grand units I was tracking on Judy's website just had a price reduction from $4200 to $2500 + closing costs. Seems like the market is softening a bit, probably for a multitude of reasons.
These 1 bdrm grand annuals were running $7000 - 9000 a few years ago.

Nine days before that I picked up an EOY 1BR 21,160 point Platinum deed at Kings Land for $5,000. These TS's are addictive. In late 2021, I also added EOY District and Valdoro. My avg MF/pt is currently around 11.5 cents. I also have All In and likely save a few hundred $ in Reso Fees every year. I'm already dipping in to 2026 points for 2025 reservations and occasionally have considered picking up one more. Not quite there yet and likely won't ever be.

I like that plan as well! If you are referring to the Elara one that sold on 12/17, I was the winning bidder at $4075. Hoping this all goes smoothly.
I was a high bidder for a moment! But too many were watching with days and days to go. I fully believe you did get a terrific deal! I do hope it goes smoothly for you.

Also, at either of these prices, we are getting 90+% discount off retail price (Retail owner had likely paid 50k for same deed).... So, all good (even if, we may have spent a little more for getting this even a few weeks/months ago).

We make the best decision, based on the information we have available at the time...

With the opaque marketplace, hard to know real 'value' of TSs.

Also, in long term, the initial purchase price is a small blip (with annual MFs in 10+ yrs of ownership etc)..

Let's Enjoy our TS & make precious memories with our loved ones, while we still can!

I fully agree - we weren't going to jump on a second deed this quickly, but had some great last minute travel opportunities that were made much more comfortable by having HGVC.

Unfortunately for the sellers that need to unload, the market can be very dynamic and timing can make a big difference too.

Thanks - yeah I was watching it for a few days and shortly before auction close it didn't shoot up like I thought it might so I went for it. Got lucky I guess!

You got some great deals! 2020 was a golden age it seems for picking up resale bargains. People were dumping great properties like no one would ever want to vacation again.

I’m in contract right now for Kings Land EOY 2 bedroom platinum 13440, it’s our first TS, for $2,000. Broker sent contract to Hilton yesterday. Anyone have Hilton exercise the right of first refusal? That’s my only worry now

I wouldn't expect HGVC to exercise ROFR. I've only ever heard of the South Carolina developer doing that. You can check out rofr.net for some self-reported information.

But I bet you are going to be fine (more to the point: I'd be shocked if they did anything), your larger question will likely end up being "how long will it take to hear back". Seems HGVC is processing things relatively quickly right now, so hope that goes smooth for you
