I will periodically check replies on this thread and update the linked spreadsheet where we're capturing MFs on an ongoing basis. If you see that we're missing historical MF data in the linked spreadsheet for a particular resort and you've got the data in hand - feel free to post it in this thread and/or PM me and I'll get the chart updated with historical MF data as well.
 
First 2025 MFs for my part:

National Harbor:

Standard: $5.06/1000
PR: $5.18/1000

Standard: $4.36
Presidential: $4.62
 
I just got the Bonnet Creek one and I have to be reading it wrong, it says total maintenance fee: $6.67, but that would be a substantial decrease from this year, what am I missing?

I've entered them tentatively into our spreadsheet - we can always update the sheet if these numbers don't turn out to be accurate. I actually don't have 2024 MFs for BC for last year - do you happen to have them?

I’ll try to find it, I think it was something like 7.30 plus the program fee. It was around 30 cents lower than CWA.

Thinking about it more, there’s just no way this maintenance fee can be correct…. That would represent almost a 10 percent reduction in annual dues year over year. I just can’t figure it out.


Edit: I think I figured it out. The line for “Real Estate and Property Taxes” is blank, and there’s a note at the end that that will be billed later.

I wonder if it will truly be billed separately (as taxes were with at least some Florida resorts up until a decade-plus ago), or if it will simply be included with the regular annual assessment when it comes out in a couple months but they don't have the numbers yet.

Taxes: $0.30

I should know the answer to this, but where do I obtain this information other than the statement that Wyndham releases on Paymentus in November?

For those of us who own deeded points - we typically receive a statement from the HOA - like in the picture @Fido Chuckwagon shared above - for each deeded resort where we own points - that outlines the financials and the proposed MF increases for the next year that will be voted on at the appropriate HOA meeting in the fall for official approval. IIRC I also receive a similar letter in the mail for our CWA points in the fall timeframe as well. Personally, I'm signed up with National Harbor (where we own 688.5k deeded resale points) to receive all notifications electronically - so I received the proposed MF increases that I shared in my picture above via email via an attached PDF.

Thanks for the info. I haven’t received anything from either contracts I own, both deeded and CWA. I know we typically approve the budget in early December for my deeded contract. It seems that my deeded ownership is just behind.
 
Just received the Club Wyndham Access budget for next year by reaching out to the HOA.
