I need to correct the ROFR spreadsheet with regard to a Marriott Ko Olina entry below. I’ve emailed the contact (Dioxide45) on that spreadsheet twice but it has not been fixed. I should have typed $12,000 above (not $13,000 like I did). I didn’t see the typo before I posted.

We are closing on a week there for $12,500 and I posted that.

Do they then re-deed them to points ? Or sell them as bundles ?
How does it affect deeded owners trying to use their weeks to book in at their properties ?

They convey them over to the trust to sell as points. Weeks sold in the bundles are from owners who have listed their weeks through the Marriott Resale Program.

It doesn't have much effect on weeks owners as every week removed from a season is one less owner vying for reservations. And it likely doesn't have much effect on the points side either for the opposite reason. One more owner trying to get reservations that are often high demand.

3 Br EOY Even Grand Chateau for 1500.. Paid 2024 MF and will get use of week. Requested the highest TDI week reservation in November, hopefully preserving some element that deposit time plays in trading power once transfer takes place.

Why are the Orlando units dumping?
Steep increases in maintenance fees in 2024 and more anticipated next year due to new Florida laws regarding condos.

Personally I don't see that as a fire sale. To me that's about the most a 2 BR platinum there should be all in.

I recall them selling for more last year. Perhaps in the $4k range.

I think that was for 3BR though. We certain did see a spike up in prices for the past couple of years that seems to have settle down.

You may be right. Though there were a few 2BR units that show on ROFR.net north of $3K.

The problem with ROFR.net is it isn't standardized. A revamp that delineated purchase price, closing cost, fee reimbursement and UY availability would be far more helpful. I've followed GV & GC fairly regularly for the past few years and while there may have been some that sold for more, at no time did I think I couldn't get a unit for much less than that. Between those 2, I bought one GV (EOY though) and one GV and had a couple others ROFR'd but at a MUCH lower price than even the $1800 assuming that was the purchase price component. GC is the one that I think sales prices have climbed above it's real value at times I the past couple of years.

it is a great resource but it could be better. The easy thing going forward would be to give instructions on the entry page to include closing costs and any fees as part of the price listed. For high end options it isn't a big deal but it's make or break for things like GC, WR, GV, HL, etc.
