I got word today that a platinum 2 bedroom Willow Ridge EOY I bought three weeks ago for $750 didn’t pass ROFR. I added it to the database. I was really surprised it didn’t pass.
Yes, $750 for EOY is surprising that it didn't pass.

I learned something new today. I just sold an annual week for $2,000. I hope it passes.

That is very surprising. I bought an annual platinum week at Willow Ridge and it passed at only $1200.

Was there something else that was beneficial to the contract such as included closing, seller paying fees, etc? This seems very surprising for an EOY otherwise esp since they tend to be reluctant to take EOY in general.

Yes. The seller was paying closing and all fees.

That's definitely a great deal, had you been able to get it. I sent my ROFR info with contract to Marriott last Tuesday. Haven't heard anything at all on it. I guess tomorrow should be my last day to worry about it. If they don't answer my email, I think I am free to get it recorded.

What resort? If it's Willow Ridge, it seems that Marriott has 30 days to respond. Only one resort has a ROFR policy as short as 10 days.
 
Marriott is processing ROFR requests on Tuesdays now. If you have it in by Monday, you should have your reply on Tuesday. Rickandcindy, you should hear tomorrow.

Our closing company said 3-4 weeks, but we are not holding our breath.
 
We have acquired a few resale weeks over the years for our reunion use, etc. The closing process from the closing until the paperwork goes to MVC and is recorded in your account is generally 90+ days. The purchaser cannot do much about this and MVC personnel simply play dumb when you call. And, it is even worse than this because the old owner is out and the new owner has no MVC status during this period. However, the buyer can have the selling party make a reservation for them before the close so this reservation will follow the property to you. It does take time and effort to integrate a new resale into your portfolio so also consider depositing the initial week with Interval and exchanging for the week you want, or, even renting it out and renting back in.

The best parts of our portfolio are our owned weeks but only because we're not looking for far-flung adventures. Resale weeks are a bargain in cost and ongoing maintenance fees but do not offer the same flexibility as points. I recently proposed an inexpensive, less than $20,000 timeshare portfolio to Chat AI. The suggestions were great and along the lines of our experience - one suggestion was a high or good quality and season resale property you would use or could easily rent coupled with an easily tradeable quality/season lock-off property. This would cost less than the $20,000 and maintenance fees would be tolerable for three weeks of vacation.

I have an opportunity to pick up a 2BR Willow Ridge EOY for $0, and I was doing some research about ROFR and saw this post. I will be paying closing costs and transfer fees. What are my chances of passing? Should I add a modest purchase price to ensure it goes through?

You should be able to get a Platinum EY week for free possibly even with seller paying part of all of the closing if you are patient. For EOY it partly depends on how much the closing costs are but more so whether it's an Even or Odd year. Your best would be even NOT paying any fees for a week this year. Even for an odd, it's likely the best weeks will be gone before it will be in your name as they're taking over 90 business days to transfer currently. All of that assumes Platinum, if it's not platinum they should be paying you and paying closing.
 
It is Platinum and the seller has both even and odd weeks to choose from. I was thinking of going odd as the seller said they would go ahead and make a reservation asap for me for 2027(is that a thing?)
 
If they will make a reservation for you and you put it in the contract, including dates, then I think that’s best assuming you have a plan. Just know if you get the even week there will be a maintenance feed you equal to half come January.
 
FWIW, as of this week MVC is quoting 90 "Business" days to complete closings. Mine went in on April 21st.
Same here from last week though I was told there were several people in training and they expected it so speed up a lot.

I believe that one that didn't pass ROFR had the seller paying closing costs, so that may have been a factor.
