Need help please (sales rep lied to me)

You purchased a deed for four weeknights in a one bedroom plus unit at Grand Islander in platinum season. The points for that deed can be used in any HGVC resort and nearly all Hilton Club resorts (except Hilton Club New York). You can stretch your points to provide more than four nights. For example, you have more than enough points for a one week stay in a 2 bedroom during silver season at either seaworld orlando or flamingo or paradise las vegas. You have more than enough points for more than one week in many studios. You also have enough points for five nights at hokulani m to thur plus the previous sun or following Fri. Or six nights , two sets of 3 mon to thur.night stays at hokulani.

The point is that the deed and the contract does not clearly say it is M-Thur. Partial week is open for interpretation. Exchanging points for other resorts requires an exchange fee. My home stay, which I was deeded, is Grand Islander. With this deed, I could not even re-sell my time share--who would purchase "partial week" which could mean anything?

I appreciate you all for trying to help me. I just got a call from Hilton's two senior managers. They took a firm stand and would not budge to give anything. Just like you all mentioned, they asked for proof and told me there was no recording.

You can see from the chart that the open season rates she quoted are NIGHTLY rates, not WEEKLY that she let you mistakenly assume, that is a typical TS sales obfuscation. You will get access to RCI and there are some last minute weekly deals in there, but not Hilton quality and not high season.

I did not assume. I confirmed with her several times. She even mentioned that if I do not want a week, I could book a few days and the $45-$255 per week rate would be prorated.

There isn't an exchange fee. There is a reservation fee for any stay outside your homeweek, that even includes at Grand Islander for dates that are different than your deed. While you explore your options. Read the stickies for this group. Grand Islander requires more points than other places in HGVC so you can explore using those in the points guide. Also, there are discount point options at various properties, RCI, and open season. You can still get good stays with those points but, you are right, the resale for that deed probably isn't in demand.

Can you provide more about what you bought? I have never heard of a partial week. Every HGVC timeshare that I am aware of are full weeks. Your contract will say X unit size during a season (platinum, gold, silver, or bronze), at a specific property equivalent to X number of clubpoints. If you bought retail, then they would of also given you bonus points.

That is what you own. A deed for that piece of real estate. The HGV system has other perks like exchanging your week to use another property, RCI, HH, or open season but first it is good to understand what you bought.

There is no such thing as "MAX trust points." MAX is a program that one can join by buying a certain number of Club points from the developer. It's basically a club, not a contract type.

I knew about resale, values and maintenance fees due to finding TUG.

Plus, I'm a seasoned salesperson with a strong BS meter. Only other idea I have is to upgrade it (i.e. more $$ in).

Only other idea is that during the sales presentation they state you can sell the timeshare and it's an investment. You could ask them to repurchase this asset from you. I wouldn't try that without an attorney's help.

$25k is about normalish at retail for the number of points. High, but not the worst deal I've seen in the TUG discussions. I'd hope they gave you at least 20,000 bonus points, Max, and some other door prizes to go with it at that price.

She immediately wanted me to apply for an American Express card to get 75k Hilton points. She gained my trust. She said she worked there 25 years. Now I realize 25 years of lies and fraud.

I did just book two nights for a 1BR Ocean View at HGVC Lagoon for $388. Its $1145 on the hilton.com site for the same size room but w/o the view. So even though its not what they quoted you, its still an amazing price. The 2 BR was $570 vs a whopping $2154. So its basically 66-75% off.

It means my maintenance fee of $1400+ alone can purchase more than 4 nights and my $25K went for nothing.

They gave me 12000 bonus points, not 20,000. No other door prizes.
