Do you know what they do with weeks they acquire that are outside the US?
Thanks
I'm not well versed with the international product. I know that there used to be separate regional points systems like the Asian points program, but that may have been integrated into the Destinations Club. I lost track a while ago. Are there any international intervals in the MVCI trust? I know they were excluded initially.

I have no idea how other countries regulate foreclosures.

For MVC resorts in Europe the Trust can not own inventory, so any weeks that MVC reacquire in these resorts are resold by them (or if not sold they are rented out, used for Preview visits…etc)
For MVC resorts in Asia, Phuket Beach Club (PBC) was the only resort where weeks were ever sold.
When the separate Asia Pacific (AP) Points programme was introduced many years ago now, unsold weeks were conveyed into the AP Points programme and from that time only AP Points were sold (there are actually separate Australia and Bali Points, but that is a another subject)
Any other PBC weeks which owners have subsequently relinquished or are delinquent on payments with are also conveyed into the AP Points programme.

@NTP66 Which line item in your breakdown includes the $500-$800?
I assume it's the AOAO Replacement Reserve line. My units are EOY, so if you do the math, the increase is roughly half of what they said the total increase would be. They only ever gave information on annual units, as far as I can tell.

I know people are up in arms over this, but considering the scale of this project and the necessity to get it done, I really can't complain. Compared to many others here, MOC's MFs have not increased at the same rate as others. Since 2016, the average increase for my units has been 4.65%. Would I like them to go down? Absolutely. Can I find the same unit on Redweek for the same price as my MFs? Absolutely not, and anyone who says otherwise is just wrong.

Over the last 5 years or so, my Big Island Bay Club 2 BDRs (HGVC) have run around $400 more than Grand Vista 2 BDR. With Grand Vista being up to $1895/week; I am waiting to get my Bay Club bill and see if it is still greater. . . (2023 Bay Club was $1843. If it goes up by the same 5% as last year, that would put at $1935)
I got the price for the Bay Club large 2 BDR - $2023.
That puts Hawaii Big Island (HGVC) @ $128 more that Grand Vista, down from $400 or so for the last 6-7 years. Orlando is definitely going up relatively. . .

Ohhkay. But, I do not see it anywhere that I can pay it. Has anyone actually seen the bill in their MVC profile?

I don't own NCV so I don't know if there's a problem with them posting to owners, but if it's been posted it should be available here:

--> sign in to your owners.marriottvacationclub.com account
--> click on "Maintenance Fee/Club Dues" in the list on the right under "Managing Your Ownership"
(You may have to wait a few seconds for a redirect, or, click the link.)
--> either click on "View Statements, Budgets and eBilling Status" on the right two lines under the picture, or, scroll down to see if NCV is in the list of your Weeks; if so, click on "Show All" to the right of the resort name
--> input amounts to be paid and follow prompts

Moderator Note: SurfWatch fees are finally out and they're usually among the last so here's a request to take a look at the first post in the 2024 MF's sticky thread and, if you don't see your resort/Week in the list, consider posting to the thread to help out your fellow TUGgers. Thank you!

(Instructions for finding your MF's in your owners.marriottvacationclub.com account are in the post directly above this one.)

We bought our Surfwatch week in 2016, resale (obviously). Maintenance Fees were high $1200’s if memory serves. We own at DVC and I’ve seen some 8/9% years but never did comparison to Marriott. This year my DVC went up low…3% range for one home resort, less for the other. Now our Marriott MF are almost $1900.
Because we love the Surfwatch and the tyoe of vacation it provides we are keeping it for a bit longer. Until MF’s exceed the going rates for the week we usually book (Easter/Spring school break for northeast), I feel it was still a good buy. Once we hit that threshold….we’re out.

Marriott Canyon Villas just paid that bill and yes, that is precisely the correct amount. platinum week 13 EY
we are here now, December 3-10--cold--usually do this in the spring. The replacement reserve is the big issue as it is in any normal condo (such as our condo in Denver). Things get aged out pretty quickly here due to the usage

It’s worth stating that MOC is kind of a special case this year (and next, I think.). Much of the increase is an assessment to pay for plumbing and electrical systems being replaced at the property, which is pretty old.

it's fair to ask why they didn’t plan for this and collect reserve funds over a period of many years for this work. A cynical person might say that it helped them sell more timeshares to keep the MFs artificially low.

Now that they aren’t selling weeks any more, they can boost the MFs and new buyers (of Abound points) will not really know about it, they’ll just see their annual MFs go up without much explanation.

Brand new to the forum.

This is probably not new to anyone here, but on average last year we paid about $0.55 per point, for trust points and points converted from week ownerships. This year our average is $0.73 per point! We have used our ownership constantly for approaching 30 years, and loved it. However, the cost of love for us retirees is getting pretty steep. Does anyone here belong to boards of their owned units? Is this a meaningful way to let Marriott know they’re getting too pricey? Many thanks. Mike and Ginger.

There are several lengthy threads on this topic in the first couple of pages in this forum area:

Then this one addresses one resort in particular that is a bit of a one-off, but a very interesting discussion nonetheless...

Hi @Mfschultz, and welcome to TUG!! As indicated in the post above this one, there are already several threads related to this year's MF's increases. I've merged your post into the catch-all thread but if you feel like it fits better in either of the other two noted, reply to my post and I'll be happy to move it again. :)

This long-ago chemistry major goofed on 5th grade arithmetic! Last year our average was about $0.65/point, and this year it’s up to $0.73. Still a notable increase, but not as drastic as in my original message. Our favorite Marriott places are Lake Tahoe, Newport Coast and Palm Desert.

Don't see how a large desert timeshare (scale) can justify larger maintenance fees than ocean front or even ski - which are typically smaller and have more wear and weather expenses.

Received notice, today, that we were short on our Maintenance Fees which were paid on November 1 in full. MVC assessed a $25.00 late fee on top of the $12.16 it said we owed. After scraping myself off the ceiling, I called them. A very nice rep apologized and removed this saying it was a glitch in the system. Not her fault that the "system" was, once again, incapable of doing its job. As I recall, the new CEO listed his knowledge of IT as one of his areas of expertise. Okay, who hasn't embellished their CV on occasion? This has been a cluster since he came on board.

This resort has high demand pretty much all year long due to the 2 excellent adjacent golf courses so the units do have were and tear, and we noticed that the fact that it is plus 20 years old is evident in things like plumbing and flooring (tile (not replaced), but carpet is replaced). I'm not sure if all the furniture needs to be replaced as often as scheduled, but the addition of various outside activities reflect the larger number of family units that visit and the way this resort stays relevant in on-site activities appealing to all ages. The grounds, landscaping and exterior structures are kept in immaculate shape. and even though this resort doesn't have hurricanes, there is WEATHER, and all buildings have to be maintained no matter as does the plant life have to be continuously trimmed and kept fresh. This was our first winter visit after 22 years, and it certainly wasn't lush with blooms but the trimming and replanting goes on all year round. There used to be more reciprocity with the nearby JW Marriott and restaurants that appealed to us particularly the golf course and club house, which has changed hands and has constant large conventions, and prices for those amenities have also increased but we almost never used the big hotel pools so that really doesn't matter to us. As to the MF, I suspect that this resort tries to remain one of the premier resort VC family and golf locations, and maybe the management fee is getting stiffer, but so are all the expenses. Your point is well taken. However, we've just timed out on this type of vacation, and are planning to sell this year; the vacations we have had here during our ownership have always been the greatest of times. Thanks for the good times, Marriott
