Westgate Park City questions

Is anyone having problems reserving week 52 for 12/25/22-1/1/23? We are owners of 2 weeks at week 52 (1st one purchased through Westgate and the 2nd as a resale). However, this year we just noticed that they gave us Jan 1-8th, which is week 53 on the Westgate timeshare calendar. When I complained, they said I actually own "Holiday" (New Year’s Day), not week 52 and thus assigned 1/1-1/8/23. However, the title insurance for the resale we purchased states "week 52". Our initial purchase through Westgate in 2012 called it "week 52". Any suggestions on how I can reclaim my week 52 for 12/25/22-1/1/23 would be greatly appreciated. What's frustrating is that I also own week 51 and they gave me 12/18-12/25. I now have a week with no reservation between my week 51 and 2 weeks 52.

This seems like a typical Westgate move. The only suggestion I would have is to keep calling and see if you can make your way to someone in the Westgate Corporate Owners Relations Office. In my experience, you most likely won't be able to get transferred there, but hopefully can get someone to call you back. As difficult as it is dealing with Westgate their Reps do make good notes in your file when you talk with them, so anyone who looks at it should know your issue.

Wish I had some advise for you, but hopefully you can work this out.
 
Called today to make my March 2024 reservation. Just a refresher for those who have not read the entire thread, any week purchased from Westgate after sometime around 2009 has a has a resale restrictions that only allows the resale purchaser to reserve their stay 60 days in advance of check-in. Obviously, that would make it virtually impossible to reserve a high demand ski week. My resale week was originally sold prior to that, so does not contain any restrictions. Although, my online account has a restriction placed on it and I have to call Owners Relations every year to reserve my week. Owners Relations is option #4 when you call in and is different than the Vacation Specialist (option 3) you would normally call to reserve a week.

My first call today was to the Vacations Specialist and she was not able to reserve my week to the restriction and had no way for her to get around it. She told me to call Owner Relations.

When calling Owner Relations things went as smoothly as they possibly could, other the the 20 minutes I was on hold. I usually get a little pushback and have to remind them of a note on my account from 2021 by Richard from Westgate Corporate offices confirming that I am allowed to make my reservations 11 months in advance. Today I just told the Owner Relations that I was calling to reserve my week and she made the reservation without asking any questions. I don't know if she saw the note on my account or not, but there was no hesitation in making my reservation.

I did have to pay the estimated fees for 2004, which isn't that big of a deal. They have threatened about requiring the prepaying a few years back when I called, but this the first time the followed through on it.

On a side note, when I was there last month, I was invited to an owners update and here was my response

Thank you for your email. However, I attended one of these “owner updates” when I was here two years ago. Since I am a resale owner, the person who I meet with was belligerent towards me and told more lies than I could count. He also, threatened to make it as difficult as possible for me to reserve my week in the future since I didn’t agree to pay Westgate $20,000.

So, have no intention of wasting one second of my vacation time listening to the Westgate lies and B.S. I enjoy my stays here, but want absolutely nothing to do with those of you who work in the sales department.

So basically you are able to reserve when the booking window opens at 11 months prior to use - and payment is required.

Yes I was able to reserve at 11 months and they did require the prepayment of estimated fees. Said if fees are less than estimated I can request a refund in September if they are less when they finalize the fees for next year.

My first year making a reservation I asked the Vacation Specialist where in my documents does it say I can not make a reservation beyond 60 days. She said all documents are available in my online account and I should review them. I told her already had read them and found nothing that allowed them to do restrict my ability to make a reservation at 11 months. I asked to speak to someone who could show me where in my documents it states I am restricted. That is how I ended up at the Corporate Owners Relations and since there is no such restriction on my week, he put a note in my account that I am allowed to make reservations at 11 months. I still have to go through owner relations as the Vacation Specialist is not able to override the restriction on my account. I have asked that the update my online account to let me make the reservation online so I don't have to waste everyone's time once a year to make my reservation, but the said they can't do that.

It would be interesting to see one of the deeds that contains the wording that restricts reservation on resale weeks.

Time to post my annual update on Westgate Park City and reserving my week purchased resale. I was at the resort for a week in Mid-March and had a great time as always. My room assignment was not the best location but didn't spend much time in there. The furniture in the living room should be updated as it is very old and worn. My freind who stayed with us took us to the Edge Steakhouse for dinner one night. It was very good although crazy expensive and glad he was paying.

I booked my 2025 yesterday and the process was similar to the other years and maybe even little more efficeint. When I signed into my account I noticed that the chat was available, so I decided to give that a try. I told them I wanted to book my 2025 usage but the system was not allowing me to reserve it online. Their response was that I could book it online but would need to pay the estimated 2025 fees before being able to do so.

I then called Vactions Specialist and explained I wanted to reserve my 2025 week but unable to do so online dispite the fact there is no 60 day restriciton on my ownership. She did not question anything and told me that since I owned at Park City she would have to transfer me to a specialist. I was transfered and told the second person the week I wanted to reservve and after a brief hold my week was reserved. They did not require me to pay the estimated fees for 2025 as they have in previous years.

It is somewhat frustrating to have to go throught this every year instead of booking it online but I have alway gotten the week I want. It does seem that blocking online access for resale owners is just another way they they try to mess with resale purchasers.

I currently have an offer on a 4br Presidentail Suite in for ROFR. This week does have the 60 restriction on the reservations. It is a somewhat of a risk but price if very low and thought I would give it a try. Given the low price compared to weeks without restrictions I will be suprised if it does pass ROFR.

read the entire thread but would like to confirm. even with fixed week resale, there is now a 60 day restriction to book? if yes, does it really matter in practicality and one is guaranteed to get the week at 60 day as it is fixed week? or am i missing something and even fixed week are not guaranteed

Are you asking specifically about Park City or Westgate in general?
The 60 day restriction should not apply to fixed weeks. At Park City only a few event weeks were sold as fixed and my understanding is they do take back most of those through ROFR unless the selling price in quite high, as in $35,000+ per week; because Westgate sells those weeks in the $60,000 to $80,000 range.
 
I am asking specifically for park city. Interested in getting something including christmas day and or ny so week 51 and or 52.

Ok so 60 day restriction will not apply for resale fixed week 51.

Now question becomes are developer benefits worth the extra 30k or so.

The 60 day restriction should not apply to fixed weeks. At Park City only a few event weeks were sold as fixed and my understanding is they do take back most of those through ROFR unless the selling price in quite high, as in $35,000+ per week; because Westgate sells those weeks in the $60,000 to $80,000 range.
 
Here is the latest update on booking a ski week for my resale 2 BR Park City week for March 2026. My deed is not restricted to the 60-booking window and can make my reservation 11 months in advance. They still do block me from making an online reservation more than 60 days in advance, so I need to call every year. If you have read my previous posts, I have had a variety of experiences over the years.

This may have been the best experience so far booking this particular week (I have another efficiency week that is fixed week 3 I have owned for a long time). When I called the owner services number the representative immediately identified me as a Park City owner and let me know I need to call a different number to book my week (1-800-881-6559) He was able to transfer me and all my information to the new rep and I didn't have to go through the verification process again.

I told the rep what week I was looking for and was put on a pretty long hold. Finally came back on the line and confirmed the week I wanted was available with a Sunday check-in which is my preferred check-in date. They did not require me to pre-pay my estimated maintenance fees as they had done last year. Overall, a very easy but slightly time consuming (just over 21 minutes) process. I always dread making this call and am ready for a fight if need but feel very satisfied with how this went.

As always, the resort itself is very good and had a great stay. The staff, including the ski valet, are very helpful and courteous. The in-room Wi-Fi is really bad at times and hopefully they will improve that at some point. I know this place gets a bad rap because of its affiliation with Westgate and the way Westgate treats resale owners, but if you can manage to deal with that it is a good place to own in my opinion. You do need to make sure to avoid the restrictive resale deeds if you do purchase there. A good resale broker can advise you on the status of what they have listed.

The Canyons base does continue to get busier every year with new construction in the area. They are putting in a second gondola for next year that should be less likely to be impacted by wind holds. I spend most of my time skiing on the Canyons side as well and found the crowds on the mountain to be manageable for a spring break week.

Great to know. We own at Sunrise Lodge and I’ve been tempted to buy a WG ski week on/off. Came close to getting a wk 52 1 bedroom, but WG exercised ROFR and closed the door on me. One question I had about the WG - where is their ski valet located? Since WG is so big, just trying to understand how convenient is the ski in/out when considering the walk back and forth to the rooms. Also do they valet skis only or also ski boots?

We stay at the Sunrise Lodge every year and ski mostly on the Canyons side as well. Excited for the new Sunrise Gondola to open - this addition along with the dining options at the Pendry are fantastic for the canyons.

For the ski Valet, they bring your skis out to the base area next to where Cabriolet drops off skiers from the parking lots. You use their app to request your skis and what time you want them to be waiting for you. So, you are like 20-30 yards from the line for the gondola. At the end of the day, you drop them off at the same place before heading back to the resort. Overall, I find it be very convenient. You can also use the app to request to have the skis delivered to your room or to the front desk area as well as the Red Pine Gondola

They do not include the boots with the valet service. We general put our boots on in the room.

I have stayed at Westgate Park City many times for skiing and enjoy it. The skier services is awesome. They are located in the Elk building and the night before your first day, just register your skis and they print your name and room number on a sticker for your skis and poles or board. You need to call each day or use the app to tell them to send your skis to the base of the gondola area and you can drop them off at the end of the day. There is a boot storage and locker area on level 4, but most people just walk to their rooms in boots. They even offer free long term storage for skis and boards and boots so you can keep your stuff out there.
