Because it's Hawaii? I didn't look at last year's statement to see what reserves they are charging now compared to last year. Maybe it's time for an update. Our kids stayed at Bali Hai 2.5 years ago and said it was looking tired. They loved the pool area, but they were not impressed with their presidential upgraded unit.

I haven't stayed at Bali Hai for a long time. It's been many years. We only stay at Shearwater on Kauai (and now Westin Princeville).

If I liked your post - I've processed your MFs into our spreadsheet. Please note because the original author of the sheet only granted me limited access to the original spreadsheet - I've made a new copy and updated the link to the Google spreadsheet with the new copy so that I'm the owner of the sheet now and can edit it as needed, add columns, etc.

If you see in the sheet that we're missing past MFs data for prior years - please post into this thread with the past data if you have it handy - and I'll update the prior years accordingly. Many thanks to those who already took the initiative to do this in their posts here! :cool:
 
I don't think I've seen the minimum program fee spelled out (since most people were sharing the per 1,000 program fee by doing the math from their Paymentus assessments I would guess), but I got my postal letter today and it's in there. So for posterity:

PlusPartners: $.72/k or $200/yr
non-PlusPartners: $.70/k or $180/yr

I think I may be in the same boat. We just got our first ownership and our bill for 2024 fees shows a program fee of $200.04 even though we only own 243,500 points.
 
Branson Meadows (No idea is 1 or 2 as noted on spreadsheet.). Does not include program fee.
2023 - $8.11
2024 - $8.83

Williamsburg Kingsgate (Developer points)
2023 - $6.75
2024 - $7.31

Don't have assessment statements prior to 2023 handy. [ edit ] Found my statement for 2017. The number matches the spreadsheet for Meadows 1 at $6.04.

CWA already posted and my numbers match those.

Does anyone no why Sea Gardens in Pompano Beach is never listed? I'm actually in the process of picking up a converted week resale. Anyone else own there?

I suspect it has a high MF/1000 point ratio and isn't coveted by many of the regulars on the forum. Thus no one here really owns it to post the annual fees. Or it has a great MF/1000 point ratio and people don't want to point that out because then it becomes harder to buy.

The one I'm getting is 231k for $1380 a year seemed ok.

$5.97 per thousand is decent, yes. Maybe the fees are variable because of converted weeks so that’s why it’s not posted?

Oh that makes sense. Thank you for helping me understand I'm very new still waiting on my first contract to transfer.
 
I posted a week there earlier in this thread: a 2BR LO at Waterfalls. But there are several different associations, each has several different unit sizes, and there are three seasons, so the $/K of converted weeks can vary widely.
I see that now. Thank you for your input it's good to know. For a minute I was wondering if I bought into something I shouldn't have.

Wow. I thought maybe I was being too hard on my Flagstaff contract by getting rid of it after two straight years of 14% increases, but it looks like I unloaded it just in time.

How many points for Flagstaff Tanglewood and Ridgewood?
 
For Ridgewood, I converted a 2-bed lock off. Depending on season that could be 189K, 161K, 133K or 112K points. We have prime season which gave us 189K at $7.63 per 1K + program fee.

For Tanglewood, I converted a 2-bed plus. Depending on the season that could be 182K, 154K, 126K or 105K points. We have prime season which gave us 182K at $6.75 per iK + program fee.
