What named section of Ocean Ridge is this for?
It's Sea Palms, converted years ago by the owner before we bought resale. 182,000 will book a 2 bedroom for summer, but that is high cost for those points. I did give that one away.

I am currently in the process of purchasing @ Wyndham South Shore.
I am seeing the exact same fees you have listed with the MF's, Reserve fund and Property Tax.

The contract I am acquiring is for 308,000 points.
2024 Maintenance fees: $1096.44
Reserve fund: $246.36.
Property tax: $49.32

Based on that the Program fee should be $215.60 per year. the total I come up with would be $1607.72 per year or $133.98 monthly. However, the Estoppel received from Wyndham says that the monthly payment is $158.44.

I don't understand where the additional $24.46 per month is coming from?

any help is appreciated.

I don’t know of any valid reason for there to be a discrepancy like that.

I own at Bay Club, 140k points. Late last year they changed it to CLUB DESTIN on my ownership. And looking through benefits I can see zero points out of 140k at Bay Club and 140k available at Club Destin. Oddly enough they got rid of Club Destin and now posthumously they have listed my deeded ownership there. MF did increase quite a bit but I really have no idea what resort MF they are actually charging me for.

I've had a ticket in for months. It can't be just me.

Hi All,

I am a new time share owner and I just bought Wyndham Timeshare (Bronze) last Friday. Hawaii Club Wyndham resorts are my preferred choice.
I'm a newbie to this and trying to understand the maintenance chart. On my account it says that monthly maintenance is $133.....I'm trying to understand the maintenance chart. Could you please help me out. My total points are 154000

Did you buy these points direct from Wyndham? If so and you are still in your rescission period you should rescind immediately and purchase them on the resale market for pennies on the dollar compared to what you paid.
It looks like the period is 7 days for Hawaii, so if by “last Friday” you mean October 4th you should be good.

Don’t call them they will do everything they can to prevent you from rescinding. The rescission instructions are in the contract you received. You need to send a letter, certified mail return receipt requested, signed by everyone who signed the contract, stating that you are cancelling and rescinding the contract. Do it today. If you can’t find the instructions to rescind I am sure that someone will be along shortly in this thread to post the address you can send it to from Wyndham. There is no “magic formula” as to what needs to be in the letter, just something along the lines of,

Dear Wyndham,

I am cancellling and rescinding my contract (reference contract number / membership number / whatever they gave you). Please cancel this contract.

Sincerely,

(You and anyone else who signed the initial contract).

Again, mail it certified mail return receipt requested.

If you want to buy Wyndham (and it is a great system), you can likely get the contract you purchased for free or nearly free on eBay. You may also be able to get something with lower maintenance fees than what you bought (read up on these forums and make sure you understand the system/maintenance fees a little better before purchasing, and ask lots of questions).

Bronze VIP benefits are not worth the tens of thousands of dollars you paid for them. Wyndham treats its resale owners very well, and you have the same access to book resorts using points with the same maintenance fees as direct purchasers.
