Future year points must be intact, but you can use up current year points. Another option is to convert points to maintenance fees immediately after the start of the use year, then call Certified Exit. It just depends if you want to plan travel or just not.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
Wyndham has been really slowing down on the take backs. From the discontinuation of Limited editions, putting all converted fixed weeks on the not accepted list and even reports of those with Pathways being told that there was a temporary hold on starting the process. The 2 next steps, I imagine, wyndham will do is not accept empty contracts back unless perhaps you are willing to pay the whole year's MF's and even possibly not accepting resale back.

Your current understanding is correct based on the current policy but there is absolutely no guarantee that will still be the way this time next week let alone 2-3 months down the line. If getting out is you priority you may want to do it sooner rather than later, because things have already changed pretty drastically in the last 6 months.

Called up Wyndham Exit and they signed us up right away for the program, no fee.
Only complication is the Maintenance fee. We had called up a few weeks ago and they guy suggested we wait till the top of the year so we would have our points and could use them to pay our maintenance fees while the program to exit was going on. We pay monthly so at the top of the year sure we had our years fees. Unfortunately they said that our points were only worth like $200 towards paying off the fees (we pay $1000 a year for the points) so we still might get stuck for some monthly fees.
They said we could use the points and then sign up for the exit program, but I didn't want to risk any complication so i just exited. We might have only had 5 months or so of fees that way, but was just happy to get out without delaying and risking something changing.

I'm just dropping a placeholder here because I called Certified Exit last Friday (1/3/2025) to start an outright giveback of one of my deeded contracts. It's biennial even, so all future points are available and current year points aren't a factor. The call was super quick and easy, I got the follow-up email right away, and now I wait for the paperwork email (which I'll update when I get it).

I started the process in October . . . and immediately signed & returned the required documents the first week of December. It's still not completed as of today's date and it appears they'll be collecting my monthly auto-pay for January's MFs this coming week. :(
They have finalized my Certified Exit and I received an email from them yesterday that my auto-pay has been disabled effective immediately . . . so no January MFs being collected. To assure as much, I did go into my account and removed my credit card number from my "wallet" account on the Paymentus portal. I think my timeshare ownership is now officially over.

Wow, 40 years of timesharing! I hope to be able to say that someday - that would put me at 2058 - not sure I will make it that far and still be timesharing, as that'd be age 87 for me. :)
I bought my first one, a 20 year right-to-use at Split Rock Resort in the Poconos pre-construction in 1981 with my first use year being 1982. My RCI member number was tied to that resort all these years and also goes away now as well.

Skiing at Big Boulder and Split Rock was a pasttime for me when I was growing up with friends and family. Friends of ours used to own a second home near Lake Harmony not far from either ski resort. I have fond memories of both places.
I loved the Lake Harmony area and also have very fond memories from there.

We started the Outright process on our last Wyndham contract the end of July 2024. We mailed the notarized documents back to Wyndham the first week of September. Wyndham acknowledged the return and stopped monthly maintenance fees. I checked the Orange County Comptroller site and the deed shows officially transferred to Wyndham as of this week. Took almost 5 months for the new deed to be filed.

Let me know how this goes. If I can’t give away my EOY Bonnet week I’m going to go this route but a little worried about the horror stories from @rickandcindy23 about the account getting locked for weeks/months while the transfer is processing. I want to continue using the account and my other contracts.

If you do it online with the forms on the CW websites, as we did, takes about two months.

I have two Bali Hai weeks, one is UDI, one is a converted week, I called them today about giving back the converted week and was told that converted weeks are not eligible, the guy then checked my other week (I didn't ask him to, he just went ahead and checked) and told me it also was not eligible because it was a resale week.

I tried to search for this, but I couldn't narrow it down enough to get fewer than 10+ pages of results. I have 500k points and still owe a ton on my mortgage. I have 416k points at Margaritaville Vacation Club by Wyndham - Atlanta and 84k points at the same resort, but called Club Wyndham Atlanta. Both are UDI contracts. Will I run into any issues with the Margaritaville contract? I desperately need to get out of them. I actually tried about 10 days after I made the purchase (Sept 2023) because my work situation changed, but they said they couldn't do anything unless I was default on my payments. I didn't want to do that and ruin my reputation and credit, so as a result I've allowed myself to get crippled financially. I can't do it anymore. I want to do things the right way, but if they deny me again, what will happen if I just stop making payments? Will it result in a foreclosure since it's real estate? Or does something different happen? I just filled out the form on the Wyndham Exit page. I expect I'll get a call later today, but I'd like to have as much info as I can get before talking to them.

They won’t take it back with a mortgage on it. Your only option is to default. There may be a credit impact that goes along with the foreclosure. It’s not the end of the world. Don’t pay any exit companies that claim they will get you out of this, they are all scams.

There is a program called the Wyndham Resale program in which they try to resell the contracts to new buyers as developer points, but it's unclear what the criteria are to qualify - a certain amount has to be paid on the loan, and obviously it has to be current. It's worth calling but they may not qualify, and there's no guarantee it will sell if they do (and in the meantime they continue paying loan/MFs).

OP, this thread has some firsthand information about defaulting on timeshares in general.

Definitely not the end of the world. I figured 7 years of a foreclosure on my credit is better than continuing this struggle for 5+ years until it's paid off.

Looks like I am still about 1 month behind you. I had a set of deeds to my Avenue Plaza time shares that the notary screwed up so received them in the mail on 1/27 to sign and get notarized. Returned them on 1/ 29. Proof of receipt on 1/30 showed they got them. Got an email stating that they received the documents and it could take 14-21 business days to clear on 2-4. I then noticed when logging in, that a Certified Exit contract was added to my existing contracts on 2/15. Today I received an email stating that my autopay for maintenance fees was terminated. Called them and they stated that everything is basically done and they terminated my auto pay (hooray!!! no more maintenance fees). I was given a certified exit number to call when I want to make a reservation so that reservation gets charged to my Limited Edition contract. Once all my other contracts are removed (they said it could take another 2 weeks for that), then I can use the online system to make reservations. Only problem is my use year is Jul1 to June 30, but I can borrow to make a reservation now if I want.

Congrats on your exit!!!
