Sticky - Give back your unwanted wyndham Timeshare - Wyndham Ovations / Wyndham Cares / Certified Exit

I called Wyndham to give back a few resale contracts but was told I need to wait until I have owned them for at ready three years before going through Certified Exit.
Is this true? I just wanted to check here to be sure since Wyndham reps have given me incorrect information many times before.
 
What number did you call?

If you did not call Cares, do that:

If you did, it is possible that you are not eligible at the moment, though the reason they give you for why may or may not be the real reason. And really, the reason doesn't matter. All that matters is whether or not you are eligible, and this is a moving target.
 
I jointly bought a Wyndham timeshare with an acquaintance I am no longer involved with. The original agreement we had was that I would take care of the down payments and she would take care of the monthly costs. Since we broke up over a year ago, she has gone no contact and I’ve been saddled with the monthly payments. Any suggestions to get out of this outside of just defaulting? I did meet with a Wyndham rep a few months ago, and he was surprisingly honest in saying this was probably my only option.

Is there a loan on the timeshare? If so, defaulting might be the most logical option. If there is no loan you can try to give it away. Though you would probably need to get her involved in order to complete the transfer.

Who is on the deed? Just you, or both of you?
 
BledDry, I am in a similar situation. I want to get rid of my $45k Wyndham timeshare as we can not afford the monthly payments. I've had it since July 2024 and realized I made a huge mistake. I just stopped paying the monthly mortgage as well as the Wyndham line of credit payments. I am guessing my account will go to collections. Beyond that, I am not sure what will happen. If anyone can offer any insights on Wyndham's protocol for default, I would greatly appreciate it. Does anyone know if Wyndham has a history of going after assets after defaulting and forclosure?

No reported instances of this ever happening, and it would be extremely unlikely to nearly impossible that any timeshare developer could get a deficiency judgment that was executable against a person’s other assets.

Just wanted to put this in as a sticky after my experience today with deeding back 3 points intervals using the Ovation program, it was very easy other than the extreme hold time (45min) to get to an operator for this program.

Here is the current (as of 3/2021) phone number to call to inquire if you qualify to deed your unit back to wyndham:

questions were asked about membership/ownership..and badabing badaboom...we were told instantly if our weeks did or didnt qualify for the deedback. We were informed that the paperwork would be mailed to the owners address to be signed/notarized and that the overall process could take a few weeks, but otherwise this was extremely painless! I just wanted to add this as a sticky similar to the DRI deedback announcement, and ill link a few of the other ovation threads below!

So if you are just looking to be out of your wyndham timeshare, this is a valid option!

Points are lost (in that you lose access to the proprietary Wyndham account/portal to RCI), but confirmed exchanges are honored. (Keep a copy of confirmations!)
 
Got our letter and we are OUT of Wydham. It went fairly smoothly, We decided to get out of all timeshare last year, but my GF wanted to use TWO presentations she had signed up for to get free nights at the end of last year so that delayed things. Of course at the final presentation they told us "well to exit will take TWO years but if you spend another 20k and buy this new timeshare you can get out quicker! Another lie of course.

But once I submitted the request (delayed a bit by us not seeing the paperwork in all of the timeshare junk mail) it went fine. I was worried we'd get stuck with another years MF but the guy suggested we use our remaining time to pay off our monthly MF and that worked out fine.

As I previously mentioned, I just recently completed the Certified Exit of my 77k point contract at Myrtle Beach. My Limited Edition (3 year) membership began yesterday, so I checked into my ownership account on the Wyndham Resort portal. My points were messed up, showing too many points (double what my exit contract provided). They also have my new "use year" wrong. I have been in contact with Wyndham and have been told it may take a few days to clean up my account.

I share this in case others have an issue. You will want to get your membership records correct before booking, if you now have one of the 3 year limited edition ownerships with Wyndham.
 
I'm just dropping a placeholder here because I called Certified Exit last Friday (1/3/2025) to start an outright giveback of one of my deeded contracts. It's biennial even, so all future points are available and current year points aren't a factor. The call was super quick and easy, I got the follow-up email right away, and now I wait for the paperwork email (which I'll update when I get it).

Here's the rest of the timeline:
2/6/2025 Received the email with the paperwork
2/10/2025 Tracking confirmation of Wyndham's receipt of my notarized documents
4/10/2025 Points/contract removed from my account

Weirdly, I haven't gotten any automated financial/autopay emails, and I feel like that's been a tipoff in the past. Maybe that was only with resale purchases and not exits and I'm misremembering. In any case, I just checked my account this morning after a week's vacation and saw that the contract was gone. :p
