W57th STP Plat 8400 annual

$609 + $1700 transfer/closing plus HGVC activation

includes free 2024 points

This is our 2nd W57th and 5th deed overall and should do us for a while. Or I need to retire sooner.
Great deal but not very cost effective as a 2nd deed since you don't get any additional benefits vs. other bHC deeds.

You get more bHC points and pay less annual MFs getting a District deed or buying a W57 20160 deed and getting rid of the first one.

You paid $10k for the 1 BR? so call it $12,500 all in, Mine was $2300 but $1900 free points so $400 OOP.

It would take many many years for me to breakeven even if I could get the deal you got.

I thought about the District but the ability to use points across bHC locations appears to be either a loophole or at least not assured and we have no desire to go to DC every year. I think the adage of buy where you want to go still makes sense.

You have a good plan no doubt.
 
(I know the maintenance fees are high, but I specifically wanted a NYC property.) Just passed ROFR on a $1 ebay sale for 16000 points at HCNY.
Already own at HCNY and love that deal! Crazy to me that it passed ROFR but as others noted they don't want to carry the MF's. I saw a similar deal (not quite that good) but with the MF's I wasn't sure how often I would use the property from the west coast and didn't bite on it. As others here note, I bought where I wanted to stay. I never trade out or use my points elsewhere for years now. Just curious what is your current stated MF's on that deal if you don't mind releasing that info?
 
W57th annual platinum studio plus, just passed ROFR for $1500.

In the scheme of things, especially looking at only a few years ago, a decent deal. But compared to Bobby’s screaming deals, I feel almost like I’m paying retail.

Good to hear, I have not had any luck with my Marketplace listings, sold one of my units on the TS own "local" site. The remaining listing is still hanging there. No big deal still enjoying the location (Snow Bird) and I figure it will eventually sell. I did looked to buy in NYC a few years back (pre pandemic) at the TUG Marketplace but at that time didn't really see any great deals.

Purchased a 2 BR Platinum at the Boulevard, 11,200 annual points (starting 2025) for $5000 + all closing/transfer costs (about $2200).

Agreement was reached and signed on May 8, passed ROFR 6/21, signed final paperwork on 6/25 and points in account 7/1.

A little over 7 weeks start to finish. Thanks to all on this great Forum for the advice, info tips, etc. A little more time and patience may have gotten us a better deal, but we're happy to be in the Club now (and not via retail).

this showed up in our account today. It took exactly 99 days from the day I won the EBAY auction to the day the points showed up in our account. Very pleased for an NYC deed!
 
@letsgobobby Great find but wow. That's a long wait. How long did HGVC take from deed to close?
As far as I know HGVC did their part in about 14 calendar days. nyc deeds always take a long time. my previous one was more like 4 months. they require actual lawyers and are also more expensive than other deeds.
