Resale purchases don't count towards HGV Max tiers?!?!

Husker is right. No resales, regardless of where or how they are purchased will go towards Max status level. However, you can use resale deeds to “trade in” for a retail purchase. In some cases, this can knock the retail price in the ballpark of a resale purchase. They give you credit for what those particular resale deeds actually sold for retail. For instance, I traded in resale deed from 8000 points HCNY that I got on EBay for $10 (minus closing, and activation fees) and they credited me $41K. They credited me $90K for a double studio platinum W57 deed that I bought for $4500 on EBay. They have no way of knowing what you paid resale for the deeds. It is a nice way to get a desirable ownership that you could never find on the resale market for significantly less than the retail price and move up in Max status as a result. It’s not for everybody and there are some location deeds that they will not take back. And the strategy definitely requires “new money” but with more favorable dollar cost averaging.

So at the end of the day how much did it cost you to get to your level of status and how much does the status benefit you per year?

Also add Bay Club to the DEX eligible list but not sure if there is an onsite agent. @Sandy VDH or other Bay Club owners could comment. I don't believe BC counts toward Elite but it apparently has access to DEX now.

I am HGVC Elite and my Bay Club counts towards that.

I am not in Max program,

Does BC still count or was that from before. Meaning can a person still get into Elite get in from buying there?

I don't know that I have owned at BC for nearly 30 years now. I purchased in 1996 before it was even a Hilton and it counted.

Hasn't counted towards Elite status since I bought there about 15 yrs ago.

We use the subway for NYC and rent a car for Hawai'i. And that's pretty much where we use our HGVC. The occasional Vegas, and we do Lyft/Uber there. But that's once a year, if that. Vast majority of our stays are Hyatt, with a couple of DVC trips thrown in.

Cheers.
I get an Uber credit every month from my Platinum Amex. However, it is really nice to be able to take Lyft for free to our NYC property with large suitcases. You must travel light to take the subway!

These must all be purchased from the "onsite" HGVC agent, Scotland properties (Craig Lodges only and Dunkeld House Lodges), Valdoro Mtn Lodge, Plantation Beach Club at IRP, and the Florida Gulf Properties. I would check with the agent if purchasing any of these TS is for that reason.
I have only been to Valdoro a couple of times, but I was told they don't have any sales people there. I am certain they never approached me for an "update". Perhaps you have to specifically ask for resale opportunities at the front desk or something? It doesn't matter for me because I am Max Centum+, but just curious how someone buys from their onsite agent if you aren't able to find one. ;-)

We do. We don't take more than a carry-on and personal item on any trip, unless we're planning to cook (like Hawaii stays). Then we check a bag. NYC for 6 days? No need to check anything. Also, I'm guessing that the subway may be faster than a car in many cases in NYC :)

Cheers.

This is true, but I have heard this broker qualifies: (jovanrealty.com)

How hard is it to exchangr into Bay Club using DEX ?

If I understand DEX correctly (and that is a big if) a Bay Club Owner would have to deposit into DEX for it to be available through DEX. Many Bay Club Units are deposited into RCI by the Management and can be available 12 to 13 months in advance. 2.5 years ago (Winter 2023) we were able to Exchange through RCI with Worldmark Credits 3 consecutive weeks at the Bay Club at 12.5 to 13 months in advance. We were there during the Winter of 2024.

You are very efficient! I live in Denver (a United hub) and often fly either into or out of Newark. I have taken mass transit, but it is a lot of transfers, and elevators aren't always working. Not sure it would beat a Lyft, but traffic can be very bad around rush hour.

They had a Valdoro week for sale and they say it qualifies for elite status.
Yes, I have friends who did purchase from her, and it qualified. I purchased mine before her time, resale, of course, and it qualified. The nice thing was that there weren't any HGVC fees. I will say her prices are high, so like all brokers, I would suggest negotiating.

btw, one of the many nice things about Valdoro is that you will NEVER be asked to attend an OU. You are correct about that.

We fly into JFK 0n AA since we can get lie-flat seats out of SFO. From JFK to W. 57th is trivial on the subway (Airtrain plus a subway with one easy transfer). Newark (we did this once, and only once) is more of a pain. But, yeah, never need more than a carry on and personal item for each of us.

Cheers.

There was an incentive program that would take your secondary (resales) market purchase and convert them into legacy/elite standing. I was holed up on this in Cabo Azul. 2 sales reps showed me the button on their tablet that would allow them to convert. I was given centum+ status and maintained it for 6 months. When it was pulled by "someone" - they pulled it retroactively too - I had $1000.00 open season, $350.00 in Lyft credits. I had spent the Lyft credits as one would do in the NYC area very quickly. I had not touched my open season credits. I was traveling and had $1000.00 OS credits and when I got back at the end of the month I was at $700.00. I fought with them over the course of 4 months and just before the end of the year - they came up with a resolution - cuz they screwed me. I would get Centum+ status for a temporary period of 2 years.

So... Yes, there "WAS" a program that a SA could include your resales (secondary market) purchases to allow you elite status. It was discontinued, meanwhile, I was its unlikely victim.

Wow! that is amazing. I know a person who traded in all their resale for some retail deeds and gave them Centum. In their case they gave up many resale deeds for the trade in but your case was different. You kept your resale but they counted the points toward Centum. It is amazing that the system pulled it back. I would be mad if that was part of the deal and then they went back on it....even giving you 2 years doesn't fix the retail deed agreement.

Interesting because I was just told during my OU earlier this month that I would move to Centum if I purchased. I have enough pts for Centum, but most of my deeds are resale. And we were not discussing trading in deeds. I have heard that someone has reported that they have an email stating Max status upgrade or some type of documentation, which wasn't honored. I can not find that thread.

Yes that is why we like JFK. The transfer at Jamaica is pretty easy. I usually also transfer at Forest Hills to change from the E to the F train but it is on the same platform. The 57th St subway stop is only a few steps from the front door.

they tried that on us in Orlando...and I told them that the Craig points would not count. The sale's person was adamant but when we returned from the trip and I contacted corporate, they then verified that they would not count but they had to dig into it. They didn't know at first.

It wouldn't matter to the salesperson once they made the sale.

There is a Hilton vacation club replacement for Club Combinations (Diamond Resorts name) where you might qualify for Centum+ status. It uses non-developer weeks and other companies (Marriott, etc.) and gives you points toward status. Lots of details, and it has an annual fee, but I find it worth it. They can use these weeks in DEX.

What are some of the best sites for resales? Thus far I've come across Red Week, Fidelity Real Estate, TUG & Timeshares Only. Thank you

The TUG Marketplace, Ebay, Judi's page, Buy and Sell timeshares. Be careful of sites, they tend to price them too high...like SMTN and even Fidelity.
