Resale purchases don't count towards HGV Max tiers?!?!

Please excuse my lack of knowledge, but how do you know or find what level/category as a member?
You can see you level in the app under the membership card, on the website on the landing page, or on the website in your profile
 
Thank you for the response, but I am not seeing. We own both Marriott and now Hilton. On the Marriott it clearly shows we are Chairman Level. I am on the Hilton Grand Vacation website. I go to my name and then account information adn there is no level. On the page itself, on the left side where the member dashboard is located there is no indication either. Am I doing something incorrect. We own just above 24K in points. Thank you for your assistance with this issue

Do you own in The Club or HGVC?

In the HGVC portal:
On the homepage/landing page it is right on toward the upper part of the page.

If you click you name/picture on the upper right of the page and then account info:

If you are in HGVC Legacy and not Elite, it should just say "member" or maybe nothing...I don't remember. You would not have an Elite Status.

If you are HGVClub with HGV Max, then it should have your Max Tier level but if you have less than 17k points, then it would be member.

If you are in The Club, then I am not sure since I don't have access to that website. It is different than the HGVC portal.

This still doesn't help too much. HGV is the umbrella company and within in is your actual ownership; by Hilton Club, Hilton Grand Vacation Club, The Club, Embarc, and now Blue Green.

This almost looks like you are in The Club since it doesn't say Hilton Grand Vacation Club. What do you own? A deed at a HGVC property, in a collection (trust), deed in Diamond, or points in Embarc?

You are definitely HGVC. Unfortunately, none of those count for elite, unless you would have bought them retail before Max. Only a handful resale count toward elite.

I’ve only heard about resale Craig but anywhere else bought resale counts toward elite?

These must all be purchased from the "onsite" HGVC agent, Scotland properties (Craig Lodges only and Dunkeld House Lodges), Valdoro Mtn Lodge, Plantation Beach Club at IRP, and the Florida Gulf Properties. I would check with the agent if purchasing any of these TS is for that reason.

Husker is right. No resales, regardless of where or how they are purchased will go towards Max status level. However, you can use resale deeds to “trade in” for a retail purchase. In some cases, this can knock the retail price in the ballpark of a resale purchase. They give you credit for what those particular resale deeds actually sold for retail. For instance, I traded in resale deed from 8000 points HCNY that I got on EBay for $10 (minus closing, and activation fees) and they credited me $41K. They credited me $90K for a double studio platinum W57 deed that I bought for $4500 on EBay. They have no way of knowing what you paid resale for the deeds. It is a nice way to get a desirable ownership that you could never find on the resale market for significantly less than the retail price and move up in Max status as a result. It’s not for everybody and there are some location deeds that they will not take back. And the strategy definitely requires “new money” but with more favorable dollar cost averaging.

Well, per the rules, resales aren't supposed to count towards elite levels. When I look at the list, there is something different about these properties. I believe all of these resorts, except Valdoro, were part of a different TS system before becoming affiliated with HGVC. They all except Valdoro are managed by HGVC and are all affiliates. Valdoro was originally while being built to be part of another TS system and shares were sold in that system before becoming affiliated with HGVC in the 80s (I believe). Valdoro has the most unique deeds in the whole HGVC system. So, I think that the rules were different for some of these original HGVC properties. I imagined that HGVC doesn't allow that on any newer property such as the SC properties.

The only downside to this is that you are then in Max and only retail will raise your Max tiers after that. Now, I have a friend who did what you did but came in as Centum....so he is done. No more levels and can add resale for points but no need to raise his level.

I wonder if it was because there were no "retail" available from them, since they were probably sold out long ago, so that was the middle ground as part of their agreement with them. On the other hand, many HGV owned properties have been sold out long ago and they don't do that. They bring back in defaults, trade ins, etc., and then sell them as retail again.....over and over.

this is also a good variable to include when buying resale. Get ones that are good trade in's. They always try to get us to trade in our Blvds.

Yes, exactly. There is no incentive for HGVC (or any TS company) to provide any more benefit than is necessary for resale purchases. HGVC are one of the few (only?) that don't remove benefits for resale (and I'm not including Max as a basic benefit to be removed in this case, although one could argue that not granting it is a "removal."). In the case of DVC, for example, some basic member perks are not available to resale owners.

But, yes, by design resale doesn't count toward elite levels, with the few exceptions listed.

It would depend on your use.

For example, if you have Elite Premier, and make 10 reservations per year, then you are saving $790 based on online reservations. If you save any points that year, you save another $120 or more depending on when you save. If you use the Lyft credit, it is another $250 savings. If you use OS, it is a 30% discount so variable.

We do, at least, 10 reservations per year and use the Lyft credit for sure...so that is, at least, a $1,040 savings every year for us. We rarely save but knowing that it is free, definitely changes the way that you use the system because you don't worry about using all of your points each year. We don't really use OS or the luxury homes but have gotten many upgrades...not sure what dollar value to put on the upgrades since it is hit or miss. We don't convert to HH so don't realize that savings either. However, each of our Craig weeks cost us about $2k so every two years covers the cost of a week. Or, the savings more than covers the cost of MFs for a week, which was about $800/week this year for us....so a week + is free each year.

You could really maximize the use and have many more savings though. The Diamond HH perks have saved us a lot when traveling in Europe because we get free breakfast and happy hour..and the happy hour is often full meals so that is dinner...plus upgraded rooms. We also get Diamond through the Aspire card though.

For the Max Tiers, you would just need to do similar math based on the cost of the retail week and the perks that you would use. It is hard to make up for the cost of a retail week though.

The bulk of that you could get by picking up a resale EOY District deed and having the AMEX Hilton Aspire card, which would add a few hundred dollars to your cost each year vs thousands up front buying retail, unless you’re buying in Scotland.

Yes, I am Centum now. Waiting for them to come out with Double Centum or Platinum Centum since it’s never enough for the sales people.

Exactly.... They pushed the heck out of Elite, then blew them off when Max Tiers came around.... They will come up with the next something to push sales... And the next thing.

Also add Bay Club to the DEX eligible list but not sure if there is an onsite agent. @Sandy VDH or other Bay Club owners could comment. I don't believe BC counts toward Elite but it apparently has access to DEX now.
