Redweek listings are just sitting online, not many are renting, a new phenomena and a waste of money for owners at $59 for verify/ protect

Agree that the rental market is down. I had to reduce prices to move my summer weeks I had available before they went to waste. People also seem to be waiting later and later to book.

I refuse to pay Redweek's extortion for Verified & Protected service. Half my rentals this year came from Facebook. The other half from Redweek. Got no inquires from Koala or Vacation Candy.
How many units are you renting that you have them listed in so many different places?

All it takes is a little perusal of RW to discover the true value of a week. Marriott and Westin get way more for rentals than other resort systems, and Maui is highly desirable. But you all know that.

TUG members are cheapskates, and I know because I fit right in with all of you. I doubt many of you rent on Redweek to use yourselves.

This was not about what my Westin goes for ($4,500 last year net for the one bedroom full kitchen villa), it was really about nothing renting for any price. Nothing Disney, very few Westin, nothing at Wyndham Shearwater, which is a surprise. I see some at Bonnet Creek that have rented, but a lot are sitting there. It's a sign of the times.

I am renting most of my Sheraton Broadway weeks that I have left at my MF cost.
$4500.00 for a 1 BR. that seems very high. I've seen lots of Marriott 2 BR for that or less on Red Week.

Have you considered just selling some vs renting them to be done with headache and extra work?
I am selling some, deeding some back next year, including Wyndham and Shell. I may give the Wyndham away. We own some great Wyndham contracts, worthy of the MF's. Deeding back would give them back to Wyndham to sell. No reason to do that. I have reasons for keeping them a little longer, including RCI exchanges I made against the points we deposited.

I think you underestimate what we own. What wisdom do you bring to rental prices? I have rented two of four weeks this year and waiting to rent at least one more, I have a lot of time and can always reduce the price a bit. One week we will use ourselves, if it doesn't rent.

Sure this is true in Palm Desert and Arizona, RW ads are all over the place. But Maui OF rents for more, and Westin rents for more than Marriott. Marriott is not the same as Westin. For me, there is no comparison on Maui. I had a choice of what to buy. I knew exactly what I was buying. I rented our Westin Desert Willow 2 bedroom for $3,000 for Pres Week. It was more important to get it rented than to make a big profit.

You should join TUG. Apparently, you are a rental expert and can advise us on rental prices.

Thanks for the follow up, it would have been good to know where you were talking about, as I'm trying to find my way around. A bit unrelated, but have a question you might be able to answer. I've looked around and can't find an answer. If I'm logged in here then go the Marketplace why does it ask me to log in again. Then when I log in again with my email and password it tells me it doesn't recognize it. Then I clicked the option to send me the password and it tells me I don't have an account?

The forums and the TUG members site are two different systems. Each has a unique set of login credentials and you have to register for each separately.

Hi Traveling!

as you are not a TUG member, you would not have access to the marketplace to log in.

while you can still browse the marketplace (as its public) being able to log in and post listings or read reviews is a member only feature.

I list the same unit in multiple places to see what works and create the most exposure possible. The only place that requires a fee to list is Redweek. So there is no extra cost to also list the same units on Koala, and Vacation Candy, and Facebook, and TUG, etc.

Thank you for the follow up, very helpful. So I can post here in the Market Place as well as Red Week for the same week? And which ever one rents first remove the other one?

I log in tug marketplace with "remember me" every time and I have to log in again every time when I come back to it.
Perhaps "remember me" only saves your username? If you have a password utility, you wouldn't notice that since the password keeper is overriding it.

I'd say always offer to give it away before giving back to the developer to sell at retail prices.

Ironically, when I gave away a bunch of my contracts at the end of last year and closed myself, the appropriate status also transferred. Two of the new owners received bronze status, not that it's all that special to be bronze, but still something.
