From the perspective of them trying to efficiently sell units, I totally get this.

However, if a Chevy dealer was not targeting people that had previously bought a used Chevy to purchase a new vehicle … would you think they had a good product.

I enjoy the heck out of my resale purchases … but this craziness is prime example #1 the developer system for marketing time shares is a highly flawed model. They know if you bought resale, you have figured out the con [confidence] game.

The % close ratio for non-resale owner presentations has to be significantly higher than resale owners. They have the actual data and it is obviously telling them to seat either exiting retail or fresh meat in front of their salespeople. I imagine it is somewhat driven by how busy the sales center is on any particular day/week.

Bingo, we have a winner. If they aren’t busy, they will most definitely see a resale owner. Better try with them than no one at all. If they are busy, a resale owner will get bumped out and they will give you some sort of BS why you can’t go.

I had a choice of almost anytime between 845am to 1245pm on Sunday and Monday to choose from.

Did not seem sales was to booked up.

Somebody has to fall for it. Otherwise there would be no such thing as resale for the rest of us to enjoy.

Of course, it is true someone has to make a developer purchase for there to be resales.

And I don’t mind enjoying the spoils of the current system through buying resale.

However, I refuse to believe timeshares would go away entirely if they had to be sold ethically.

I do agree there is an ethics problem with sales, and there should be a way to hold them accountable for lies. But beyond that, I don't see what they're gonna be able to do to make retail the same as resale. They're just not going to "sell" initial contracts for free or ultra cheap like you can find on the resale market, they have to pay for the costs of both developing resorts (for the companies who are still creating new ones) and the sales apparatus, to include both marketing and salespeople. Those development and marketing/sales costs don't apply to resale. Yes, there may be costs from listing on sites like Redweek or commissions to brokers/realtors, but it's not nearly in the same ballpark. So again the main thing that we could try to resolve is sales ethics. Maybe if it were just straight salary rather than comission there would be less outright lies. Then there is the feeling of being "stuck" in a timeshare. I know some companies will accept deedbacks, but some won't at all, or only for specific contracts. And those that do, it's not always apparent and easy to find out how to go about it. I would support, at the least, mandatory free deedbacks once initial loans are paid off, and even a requirement that MFs be up to date, along with prominent advertising of that option.
