[May '08 Thread] wanted weeks.com anybody heard of them?

I thought I read somewhere that we should insist on a Warranty Deed and refuse a Quit Claim Deed because of the potential for deed problems down the road?

I don't know what's normal when conveying title to a TS, but I do know that a QCD doesn't "warrant" anything, unlike a Warranty Deed, so basically, when title is transferred via a QCD, you're buying it "as is."

Easy way to remember:

Quit Claim Deed: I quit (give) any claim (interest) that I MIGHT have in the property, MIGHT have had in the property or someday MIGHT acquire.

If you look at that, it MIGHT really give you ownership, then again it MIGHT not. Notice the keyword in there?

A Warranty Deed, the seller(s) WARRANT (guarantee) they own the property and WARRANT that the property is free from any and all liens and encumberances and WARRANT they have the right to SELL, CONVEY and DELIVER marketable title.

There are also Special Warranty Deeds and others that limit those warranties, but are seldom used in the timeshare business.

My deed had gone out for recording and was sent back for some additional information. They have resent it back to the county with the additional information. I asked for a copy of the estoppal letter - they have faxed it to my office. They stated there was no outstanding monies indicated on the estoppal :banana: :banana: and that they would send me the recorded deed when they got it back.

I stated that my experience with Wyndham was that it would be another 6 weeks after they received it before I was acknowledged by Wyndham as an owner. he stated that they were now on good terms with Wyndham having done so many closings with them that the ownership should be acknowledged within a few weeks.....

Will keep ya posted!

Update on my WW purchase: Wyndham Title Services told me today that they have my recorded deed and $100 from WW. They received same on 7-11 and projected that it will be a week or two before I receive a packet of information including my member number. I am to call them with that member number and they will then consolidate the new points with my existing points.
I think that I am almost there!

When all is said and done, I think I will be pretty satisfied with WW.

Great news! I have quite a few friends doing business with them so I am glad to see finally 1 transaction complete and be correctly done. Did you confirm if it was a quit claim or true warranty deed they issued for recording?

That's great news. I think that as more people provide good feedback for WW we'll view them as another of the quality resellers.

Some of the early risk takers will have been rewarded with outstanding deals.

what happened to them

I can't find their website anymore ---- Can anyone else get into the wanted weeks com? Strange. I was really liking what i saw there.

I was considering purchasing a timeshare from wanted weeks. After 3 emails and a phone convrsation, I got a very bad feeling about the company. Several of there EBay adds are inaccurate.
 
Wanted weeks gave 249 people feedback on recent ebay purchases today. Does that seem a bit high for one day?

Their office is SO CLOSE to my house, I have thought of going to see if it is really an office, or if it is a private residence. I could Google map it too.

Should I go up tomorrow to see if they have a sign on the door and a legitimate office space? I have the address around here somewhere. :D

JMaes, what did you end up buying from them? I thought your purchase was that Grand Lakes resort on Irlo Bronson and you cancelled the sale? Did you try another one? :rofl: I am guilty of buying a points package. We will see...........

You would be doing a great favor to many of us if you actually go there to see what are they running from that address. I am under contract for 3 timeshares with them and nothing seems to be going smoothly. I am not in risk of any monetary loss, but it is a mental drag to deal with them.

I do not want to come across as defending these folks at all as I have no idea how good they are and have not purchased a thing from them. However, I would say that I live in a neighborhood with several folks who run very successful and professional CPA, insurance, investment management and real estate development businesses from their homes. I am not sure that the business location is the best criterium to use to judge professionalism or legitimacy.

If I were running a business that is 99+% internet such as timeshare resales it would not make sense to have a storefront - who would visit? And what about those who run large timeshare rental businesses? Should the renters worry if you do this out of your home office?

And we all know of timeshare closing companies who work out of very nice offices and are very difficult to work with - errors abound.

So while the office location is interesting, I would not see it as sufficient for judging quality.

Well, I signed the contract with Wanted Weeks. It appears that they close their own sales. So the closing fee is really just extra sales proceeds to them. You get no escrow, no title search, nothing except that they prepare and record the deed and notify the Resort and pay the transfer and recording fees. I am not that happy with this part of the deal, but I got them to agree that I did not have to send them any money until after the transfer was complete.

FYI--they can not prepare legal docs unless there is an attorney there who is licensed in that state. I am having issues with Resort Closings, Inc. on the same issue. I won the auction but due to so many missteps on their part, I will not send them any money. Buyer beware as they say! P.S. ALWAYS DO A TITLE SEARCH AND GET A TITLE POLICY.

With closing this many weeks, they should have a license and a legitimate place of business, in my opinion. Someone earlier mentioned that they aren't licensed as a closing company. That is absolutely not okay. :eek: Timeshare Closing Services and VINinc share the same giant, brand new office building in Orlando.

I want to see what business name is on the door. They have a suite number, which leads me to believe they have an office.

After some negotiating they substituted a Wyndham Bonnet Creek annual 166,000 FSP package.:D
 
Someone earlier mentioned that they aren't licensed as a closing company. That is absolutely not okay. :eek:

I completely agree with you on this point - as I said, my comment above is more generic than specific to these folks. I have used addresses and Google Earth to find several timeshare resellers and their closing companies and if Weeks is working out of a home they are not the only one.

And regarding Weeks, a few weeks ago I would not find their closing company registered in either CO or FL - could not even find their LLC registration. That plus the error rate was enough for me.

Rick and I went by this address on the way back from Boulder today. Very peculiar.

I hope everyone is paying attention here. I thought about starting an entire new thread on this, but I know that is against the rules.

Wanted Weeks' address on their paperwork, at 300 Center Drive, Superior, is an empty lot, nothing there, not even the start of a building. The address is in a large shopping area, and across the street from the empty lot that is 300 Center Drive is a Panda Express. There are some businesses on the west side of that intersection, but they are all labeled as 400 Center Drive and above. To the east of that address is a Chuck E. Cheese. A little to the south of Chuck E. Cheese is a Whole Foods. It's a really logical address, in that some of the buildings are lettered, as their address indicates it is unit 351G. There is no 351 anywhere.

Center is not a long street, and the next street over is Sycamore. There were no addresses to match this number on Sycamore, either. There is a Wendy's, which is probably about 300 Sycamore.

Why in the world would anyone put a fake address on the paperwork? I am not automatically thinking this is a scam, but geez, it sure smells rotten.

What do you all think? Empty lot, no such business anywhere nearby, no one can find a license for this business.................hmmmmmmmmm :confused:

Well, I am an Oklahoma attorney and here are a couple of points to consider: 1) this timeshare agent can prepare whatever docs he wants for his own account and as the attorney in fact for the TS owners (not that I would recommend doing so); 2) there are instances where a title examination and opinion, or an owner's policy of title insurance, are not an absolute requirement.

I only paid $97.00 for the 135,000 points, and am satisfied that the estoppel and paid in full letters from Wyndham title services are adequate for this little transaction.

I called one of the WW principals, Shaun Fletcher, and obtained his physical address so that I could FedEx to him my check. His address is 1430 Larimer Street, #302, Denver CO 80202. This is also the address of "Resort Transfer Services." As I posted earlier, as far as I can tell, there is no such entity and the closing fees stated in WW sales contracts are simply additional proceeds to WW.

Since WW agreed that I did not have to send them any $$ until AFTER my deed was recorded and sent to the resort with the $100.00 transfer fee, I don't mind that much that WW/RTS is getting a little more than the rock bottom sales price I got for the points on Ebay.

Further update: When I received my deed it was a QCD (others have opined on the difference between a QCD and one that makes a general warranty of title). I was not expecting a QCD, but it was not a huge concern due to: 1) my receipt of a detailed estoppel letter from the resort showing title in my sellers, no MF due, contract paid in full, no points usage for 08 or 09; 2) my due dilligence with the resort; and 3) my familiarity with real estate transactions in general.

However, I will be getting a warranty deed after all. This past Friday, I received an email from the title services department at Wyndham in Fla. They told me that the WW QCD was insufficient to transfer title because WW did not include an adequate legal description of the real estate in the QCD. I had previously pointed this out to WW, but they said that their filing of the LPOA at the same time as the QCD solved the problem, and for me to just wait and see what Wyndham does.

Well, I was right, but it worked out OK because I drafted a corrected General Warranty Deed, turned it into a .pdf, and emailed it to WW/RTS on Friday for them to execute and record. Kim Moore at Resort Transfer Services confirmed later that day that the deed had been sent out for recording.

As my daughter's favorite singer says, nobody's perfect, so, as long as I eventually get these points recognized on the FairShare Plus system under my name along with my other points, I will give WW a good rec on Ebay. But not until then....
