Essential businesses and senior hours, did anyone even think out the issues?

I think so many of these things can be touch and go. For example over the past few years we've had to have a tree service come in and trim back, or remove, trees as they were diseased. If the trees hadn't been taken care of I'm not sure what the consequences would have been. We have services with people who come out and service our septic. People who start up the swamp coolers for the season. I wonder how many of these are now considered essential, or not essential. I guess we'll find out when we need to call them for servicing.
Septic pump out or other service is essential, as it tracks to public health. I know this because board of health was out here to make sure mine wasn't to fail point when I had it replaced a few years back. A big rain with full septic tanks is a problem for everyone.

A swamp cooler is what we use to cool our house instead of air conditioning. I'd never heard of them until we moved to New Mexico.
 
I don’t think realtors are considered essential. They are working from home and doing virtual open houses. All in-person open houses in California are banned. I know because we were trying to buy a new house right as this crisis started. We backed out and lost a huge deposit. But the house has been posted on MLS and Zillow with virtual staging. Just because virtual open houses are allowed does not mean that the industry is considered essential. I am a health care provider and my office is shut down but I am working via video. My profession is deemed non essential but I can still work via video. I am surprised that movers are still working. I guess if you already sold your house and need to move into the new one, that would be considered essential because you might be homeless otherwise. However, if you have not yet bought and sold a house, I can’t see how that could be considered essential. In California, that would not happen since no one can see new properties in person unless they are secretly breaking the SIP order. I would not put this past some people, though. No one is actually enforcing the SIP order so it is easy to get around it.

In NY, realtors are also considered non-essential:

I believe any reasonable person would have reached a compromise. Maybe return half or a percentage of the deposit. Just my opinion.

Yes, we asked to split it but the seller said no. I thought it was unreasonable but my DH did not want to fight it. The seller hired an attorney and my DH thought the contract was in the seller’s favor so we would be putting more money after bad if we tried to fight it. Our attorney said force majeure could apply.

Most likely the seller will not be able to sell it now at all and not for the price agreed to. Sh*t happens and they still could have went through with it. Hopefully this did not cause the sellers to have to back out of purchase but if so the same applies.

The seller put it back on the market for more money, believe it or not. They were not purchasing another home so they did not have to back out of anything. But we did not push it since we had a contract. The seller will be making more money on this sale between keeping our deposit and selling it for more money.

Sorry to hear that but I guess those are the breaks. Even if it feels wrong. No guarantee they actually sell it and continue to have to pay carrying costs. I feel for anyone that purchased a car/house/business/timeshare/etc before the sh*t hit the fan.

Yes I agree. It is unfortunate but our new mortgage would have been huge plus we’d be using a huge amount of cash for the down payment at a time when my income is declining due to the business shut downs. It felt like the perfect storm. It seemed better to walk away and hope for better times in the future. We missed the deadline to pull out by one day or we would not have lost the deposit. The deposit will pay their mortgage and living expenses for at least 6-10 months so they will not lose anything. I know how much their mortgage is because it is public. Our real estate agent said they will be able to sell it because there is a shortage of inventory in the Silicon Valley. It is in a very desirable upscale town where homes were selling well above asking just a month ago and some people were paying all cash for homes. If they can get the asking price, they will be doing really well. Things rarely sell below asking around here. But, like you said, one never knows if this pandemic will change conditions here. They listed it on the MLS / Zillow right away so their agent must think it will sell during the pandemic.

I am glad you are okay/accepting of it. It seems you made the right decision. I have leaned to never try to catch a falling knife.

They won’t be selling it for more money, probably much less. Real Estate will be affected as part of the economy.

I think they think it will sell for more since they put it on the market for more. Personally, I think that was a mistake. If I were them, I would have put it back on at an attractive price where I could sell it quickly since they have our deposit to help compensate them for the difference. Our agent thinks it will sell quickly and possibly for more than asking. She said there is less inventory now and the demand is still there. I wouldn’t be surprised if he sells it during the shelter in place since agents are still sneaking around the restrictions and showing properties. But we shall see. I will be interested in the outcome and tracking it. Once it sells, the price is public.

While open houses may be shut down, realtors are still considered essential. There are virtual open houses being held. I know several people who are moving during this time as things were put into motion before the shut downs.

Someone I know, in the development I use to live, just listed their house for sale. Originally they were planning to do it in a year. They are concerned if they will be able to continue to afford the mortgage after the crisis and they are afraid the market will drop and they will not be able to get a price greater then their mortgage. Sadly, they are overpriced at least $40,000 so they will probably not sell it.

In my neck of the woods I'm noticing that too. Many Airbnb's potentially. No rental, no income to pay mortgage.

We still have homes being listed for sale here in California. But it is less than three weeks ago. Inventory is going down as people stay put during the pandemic.
 
The realtor who sold our house in Wisconsin posted on Facebook that she made her first all digital sale where the buyer never stepped foot in the house. It was all done through videos and pictures. Probably happens more often elsewhere.

There were probably many that had there homes sold that had to find somewhere to live.

Who gets to decide what’s essential? I just ordered some headbands, bobbie pins, buttons , a travel sewing kit from Amazon. Doesn’t sound essential but I need these items to keep ALL my hair up and off my face. I also plan to add the buttons to the headband to hold my mask on for a more comfortable fit.

A note on Amazon says due to Covid 19 the headbands won’t arrive till April 24 th since they are prioritizing shipments but really how does it make sense to deliver to the same address 3 separate times for 1 order :wall:

First, the government decides. Each state has a list. Then individual businesses who are still allowed to operate decide what they will and won’t do. For example, if Amazon gets enough push back from employees for selling non essential items, It might eventually decide to limit it. There are Amazon employees protesting that they are risking their lives for non essential items.
 
DH and I had to go to Home Depot to buy a replacement toilet for one that just started leaking. DH said it was probably just the seal but we had never liked this toilet. Ordered online to pick up in store. I used a bandana as a mask. Still had to go in store to sign for the purchase ( used a new plastic bag to hold the pen) and to have it put on a cart. DH stayed in the car (higher risk group) and brought the car to the loading area. I had to “remind“ two people to back off when they came too close behind me at customer service desk. Lots of people roaming around without observing any distancing. DH was watching people from the car and he observed people in the gardening department go about like it was any other day.
To me if the store is going to be open then social distancing needs to be enforced by the staff or security otherwise it will be an ongoing cycle without breaking the virus. I think people need to really observe the social distancing and staying home unless it is really necessary, like food or cash.
 
Second, I have a friend who works for Home Depot and says there are lots of people in the store everyday shopping for non essentials which are available in the store. He says many people are coming, as a leisure activity and this is in Florida
My husband had to go to Home Depot yesterday. He said that there were a lot of people who appeared to be window shopping. They all kept the social distance, but he said way more people there than he was expecting.

On Friday, I went to the grocery store to get a few days worth of fresh food. There were so many people milling around. I think I just went at a really bad time. I wanted apples and was never able to get some because there were always other people at the apples. I didn't want to spend an hour in the store waiting for a chance to get some apples. I was thinking that if I was the manager at the store, I'd have a set path that the shoppers would need to take, rather than have people chaotically zig zagging all over the place trying to keep social distance while desperately trying to get to the items that they came in for.
