had a recent report from an owner claiming that bluegreen is now charging 2years maintenance fees to surrender an ownership back.

now admittedly that could be due to 2023 being half over, and thus they are asking for 2024 and 2025....but at least they do still appear to be taking paid off ownerships back even if now charging a hefty sum for it.
Brian, I am seeing this reported on multiple Facebook groups in regards to BG vacation Club Points ownerships.
Prior to this, they were only taking back deeded, non vacation club weeks at BG managed resorts.
Many of the current new policies are mirroring what Wyndham has done - charging for guest certificate that have always been included is one, cracking down/prohibiting rentals and locking owners out of their accounts for suspicion of renting - as the current leadership is a former Wyndham bigwig.

Lots of anti-owner actions being taken by BGVC.

Hi Panina - My mom bought two timeshares, two years ago from BG in Vegas and the family does not want them now. How did your process turn out? It just seems too good to be true that they will just take them back for no cost. If it went well, maybe we'll use the process above. Love to hear from you. Regards - Kelly.
I have a thought for you...I am older and have timeshares..due to mobility problems not as mobile as I used to be. Why not have a family gathering and use the TS--take your mother--it would probably make her very happy since her children were on her mind when she bought. My family has genetic tendency for Alzheimers and Parkinson. The family trip may trigger thoughts in her longterm memory before full blown dementia sets in. You could always trade for a different place. My family longterm does not want my two weeks of TS either but I am exchanging and taking my family to places they want to go before my mind is totally gone (which I know is coming). If you are the POA there are always ways to fix the situation..but consider giving your Mom one last gift of a fleeting memory.

Ran into this BG scam at great American mall san Jose last year and got sucked into it with their clever marketing tactics. My wife and I brought 15000 points for 20k (paid upfront with cash) and kept telling each other that we got a nice vacation package for life which we could also transfer to our kids. But our first trip earlier this month Las Vegas was completely disappointing and we decided to 'sell this valuable asset'. A bit of research led me to this FTC page https://consumer.ftc.gov/articles/timeshares-vacation-clubs-related-scams. Spoke to pinnacle, TimesharesOnly and few others to sell but decided to read more before walking into any other trap. A bit more research led me to this forum and it helped me finally open my eyes wide open. We have walked into a 20k scam with $1500/year noose around our neck. Hopefully we can cut our losses soon and deedback to BG. Will update as I start the process.

Hello and Welcome to Tug.

Another option you might want to try is to post on a few of the Facebook Bluegreen Resale groups. Scott Wilson offers lots of great advice.
Bluegreen Resort Owners Transferring (selling) Ownership - read the file section with step by step instructions on how to list and sell.
You could offer your ownership for $1 and offer to pay the $500 transfer fee.
Once you get a buyer, it will 99% likely to get taken by BG with ROFR.
If you PUP ( priority use period) is desirable, you might even be able to sell for more than $1
It’s a cheaper way to get out.

In addition to listing on Facebook, also list it as a freebie on tug.

Just created an account to say thank you and to share my experience from 10 minutes ago. I had helped my mom with her timeshare 'deed back' about a year ago so I was kind of familiar with this process, but appreciated reading thru this discussion.

My wife and I own with Bluegreen - have for about 20+ years - and are currently on a 14,000 annual points program. Vacation club dues were $159 (April) and then Maintenance fees were about $1750 (November). We had the ability to rollover 1/2 (I think) of our points for one add'l year. I had paid off the 'mortgage' years ago and was current on both dues and fees. Looking at our account history, we had only used it once a year - at most- per year over the last 4 years. As others have mentioned, if you don't have the mega-ultra-platinum account, you won't get to stay in Hawaii or whatever. Anyway...

Using the link I found here, I got the number for the release program and was given the following 3 options:
  1. sell thru Pinnacle (their authorized reseller); $49 fee to list
    1. i was not super keen to do that as I would still have to take care of fees until someone bought it and I didn't feel like researching current sales trends
  2. Title transfer to someone
    1. again, not super keen; didn't want someone else I know to have to pay about $2000 a year on the off-chance they might vacation in one of the available locations
    2. $500 fee for bluegreen to process this for me :confused:
  3. Owner release (is what CELIA called it when I spoke with her).
    1. have to be all caught up on dues and fees and paid on mortgage; check, check and check
    2. She offered me a quote; said I'd need to pay for 1 1/2 years of maintenance fees; quote is good for 10 days
      1. my quote was $2628, which works out math-wise AND I was expecting this as an option after reading on here and helping my mom with a different company last year (mom's wanted two year's worth)
      2. I told her I was ready right then and didn't need 10 days, just needed to get my wallet
      3. She offered to mail the stuff to me or if my wife and I had separate emails we could do "E-sign" and both of us would be sent an email to the paperwork .
        1. she said the paperwork would take about 2 weeks to show up
        2. once everything was signed, she said it would be about 2-3 weeks before everything else was finalized, closed, etc.
Anyway, again, just wanted to thank you folks for the proper phone number and insight. And I wanted to confirm what I literally just experienced over the phone with a Bluegreen rep. Very nice lady. Minus the $2600 charge on my credit card, it was a very pleasant experience.

I've been lurking on this thread for a bit (fantastic knowledge shared here!) and finally registered after calling Bluegreen and starting the deed back process.

My first call to Bluegreen was on May 1st. The representative at that time stated that they'd need to figure out if Christmas Mountain Village was actually taking any more deed backs. She told me to call back in ~30 days to get a status update. I thought that was a bit weird, but went along with it.
I just called back today (May 30th), and was told that everything is in Sterling Partners' hands as of May 7th. The representative gave me their number so I'll call them after June 7th to get an update if I haven't heard anything before then.

I'm hoping (fingers crossed) that since it's in Sterling's hands that things are progressing and I'll see paperwork soon!

I have a fixed week in September each year. Which is actually a great time to visit Wisconsin! :cool:

yes, BG has traditionally taken back fixed weeks.

@rickandcindy23 has an ownership they are thinking of giving back so glad to hear BG is still doing it.

I worked with Sterling recently on a Redweek purchase and thought every went very smooth and they had great communication updating me on the process.

I filled out the form to get our Blue Ridge Village deeded back a few weeks ago. So far, no news. This is my fourth attempt at deeding it back. I made a followup call to BRV during our first attempt, and they said, "You didn't get any paperwork?" I sure didn't. This was at least two years before the $2,000 in special assessments to deed it back after the maintenance fee increases started getting out of hand. I would guess while the SA's are in place and not fully paid, they won't let us out of it.

My first attempt was June of 2020. I have emails.

I have been using/assigned Talcott for my closing company but my timeline has been about a month between the company getting the info and my getting the email with closing documents

Has anyone been able to deed-back a non-fixed or "points" time share? I have two and would like to exit. I have spoken to them via telephone and last yeard was told yes, but we didnt move on it and when I attempted to this year was told no go for point based time shares.

An update on my deed-back adventures....

I called Bluegreen on May 1st to begin the process. I called on May 30th for an update and Bluegreen stated that Sterling Title Partners had my request starting on May 7th. On June 6th Sterling finally reached out to ensure that everyone that is on the title is able to sign off on it. I confirmed that request and we *finally* received the documents on August 1st. We signed, got them notarized, and mailed the documents on August 3rd. We were told that once received and forwarded to Bluegreen, it would take ~30 days to complete processing. Feels like things are moving in the right direction!

@FrankCastle yes, BG is taking back point contracts. You have to pay them 18 months of maintenance fees and sign/nitarize dine paperwork.

An update on my deed-back adventures....

I called Bluegreen on May 1st to begin the process. I called on May 30th for an update and Bluegreen stated that Sterling Title Partners had my request starting on May 7th. After 4 months (May 1st - September 1st), the deed back is complete! We received the confirmation from Sterling yesterday that Bluegreen had processed all the paperwork.

Oh, well that explains that! Glad to know they weren't just ignoring us.

Rick did get through, got an email for a specific department called Inventory Recovery Services.

Could i just set up a closing to sell my bluegreen timeshare to my cousin for $1 so that bluegreen will exercise their right of first refusal and buy it back from me?

Still no word from Bluegreen after we sent the email to the recommended address by the Bluegreen person Rick talked to.

I am not paying the fees in January. I will take a credit hit.
