Looking at the MF's for the Coastal Florida Resorts, they all increased be a very large margin. Here is what's been reported so far:

Club Regency - 15.06%
Eagles Nest 2BR - 18.19%
Plantation Beach Club 2 BR - 15.23%
South Beach 2 BR - 13.3%
Charter Club 2BR - 18.3%

Those are huge numbers. I know the resorts are saying that the insurance costs are rising as is the deductible. I just hope this is a one time thing and they get back to a more linear increase.

The following are the current best 2024 MFs results as of 12/2/23. We are still missing some important MFs such as OT and GI.

Important Note on MFs: In general, HGVC and HC MFs are determined by room size and not by either room class or season. Using Ocean Enclave 1BR as an example below, the MFs are the same for all of these 1BR rooms and seasons. MFs/point ratio will be very good (low) from the 1BR Premier in the Platinum season and very bad (high) for 1BR in the Silver season. Since we are looking for the best MF/point ratio (lowest), I will use the 1BR Premier in the Platinum season in the chart above.

Note on Florida MFs: The Real Estate Taxes for HGVC resorts are determined by season.


The MFs file (spreadsheet) now contains 8 years (2017 - 2024) worth of data. Updated 12/2/2023.

Looks like you own a 2BR. Look at the 2BR MFs.

Your club dues at $299 means that you are in HGVClub Max.

Are these fees for owners who don't live in the states?
No, Canadian members (I think that this is from reports from our Canadian TUG friends) pay Domestic rates. Did you check your ownership? Of course, the other possibility is that you own a 1BR and are being charged MFs for a 2BR.
