OK, thanks. You own the smaller 2BR room type at KL based on your points. These rooms are located in Phase II with a mixture in Phase III. KL has complicated MF. If you look on your dashboard for HW booking, I suspect that it will list the room type as BR2 (you probably also have two of them, but not sure on that point). I listed mine as a reference.

Sorry, but the HOA statement disappeared from my account after I paid MF's and I can't get to the breakdown anymore :wall:, but here's what I've got for my Bay Club 2BR/2.5BA.

Bay Club, 2BR Villa Plus, 13,440 HGVC Points

Total MF's for 2023 - $2,242.00

Total MF's for 2022 - $2,045.40

Increase in total fees from 2023 to 2024 = 9.6%

Please don’t just give the total MF but include the breakdown for Operating Fee, Property Taxes, and reserve fee. It is not necessary to list/include HGVC club dues or ARDA fee.

Please also include (if possible) the MF’s for the other room sizes than what you own. These can normally be do found on the budget report (usually towards the end).

Total increase is 18.3% over last year. We were at the CC for 3 weeks in October and were told that insurance costs have increased substantially due to the number of natural disasters that have occurred nationally and in Florida. Our resort is in SW Florida. Some insurers have pulled out of Florida entirely. We were told that the deductible went from under $200,000 to $3,500,000, although it is my understanding that this potential liability is shared among a number of resorts (not sure if it is the SW Florida resorts only or Marco Island resorts only). HGVC has either obtained or is finalizing reinsurance coverage. We were due to have LR/Den, stove and bedroom furniture replaced, but the Board is deferring bedroom furniture replacement for one more year. I read an article in either the NY Times or Wall Street Journal indicting that homeowner's insurance costs have gone up astronomically in Florida this year.
