Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

At Patriots Place the HOA voted to remove the sunset clause to do renovation they spent around 20 million dollars on renovation the Sunday side wasn't even finished yet before they decided to close and still completed the renovations because the kitchen cabinets were already ordered and custom made
Now since Williamsburg government
Doesn’t want to allow Patriots Place to convert to regular condos or apartments a bid was made for around 7 million dollars. Supposedly no other time share companies wanted Patriot Place they have issues with their own “legacy” resorts. Since Club Wyndham had all the controlling votes it was CW sole decision.

The City of Williamsburg denied their ability to convert the timeshare to Condos?

That seems very short sighted consideirng the glut of timeshare and hotel properties (some of which are sitting vacant, including but not limited to Patriots Place) and the seeming complete lack of affordable housing there...

where did you hear that the city does not want them converted to condo's or apartments? tahat seems unlikely (possible, but unlikely)

One issue could possibly be having to connect individual electric and water meters to each unit... not to mention mailboxes and stuff. I doubt it is a case of the local municipality not wanting them converted, but more likely lots of code and zoning requirements making it even more expensive to convert.

So I am trying to figure out 2027 and 2028 points, and it looks like they took out the 154k FG contract, but then put it right back in? Did this happen to anyone eose? 2026 is correct. Here's 2027's activity (2028 looks similar (minus the 14k reservation):

06/18/2026Resort Reservation-14,000
06/18/2026Points Adjustment154,000
06/17/2026Contract Cancellation0
06/17/2026Contract Cancellation-154,000

There had been no reported resort condos on this site for months.
Not sure what you're stating here? The links are contained in the OP for this thread - including the link to view specific resort documents when applicable (i.e. if that link has been published and posted into this thread in the past).

Mine is the same for 2027 transactions with 2 FF Bay contracts being removed:

06/17/2026Contract Cancellation-154,000

So yours is showing a removal of the two contracts and then an immediate redposit of the value of those points.

I’ll just have to watch the account and keep the respective HK and points in the account to prevent a negative for when they decide to make themselves whole.

What I'm seeing is that the two contracts were removed on 2/19/2026 - hence the -154k items, then for some reason Wydham did the same thing again on 6/17/2026 - which they reversed on 6/18/2026 by adding back the 308k - so net-net you are down -308k points from 2/19/2026 from the two removed contracts - which is correct yes?

From what I see - it shows the removal of two contracts twice - hence why there's a subsequent adjust on 6/18/2026 to reverse the doubling of the removals, unless I'm misinterpreting what I'm seeing of course, which is entirely possible. I don't see the same thing for your account though, as I don't see an initial points removal from earlier this year like I do for @donno account excerpt above on 2/19/2026.

OK I think I got to the bottom of this werid actiivty. It seems like in March (!) Wyndham deducted the future years 154k FG points. Then in June they did the current use year (because I had the 154k into my account for this year just until last week. Here is my 2028 and 2027 use years activities, respectively. I guess. LOL. I really don't know, but I think it makes as much sense as it is going to. I should have noted down how many points I was going to be left with in 2027 and beyond when all this started, but I didn't. I was so concerned about 2026.

This was the reimbursement of your 2026 MFs that you paid already. Nothing to do with the resort sale itself and any subsequent proceeds from that future sale in other words. Many on this thread have already reported 2026 MF reimbursements from the impacted resorts being tracked in the OP tracker table.
I paid monthly and my last payment in December of 2025 was less than normal assuming they had some reserves. I never paid 2026 fees. Unless they revealing a year out? I don't think so.

I am going to bet that that December payment covered only your Program fees for the terminating resort (plus the regular fees for any other resorts you happen to own.) Converted fixed weeks are billed in the year before use, so refunding your payments on that resort made in 2025 makes sense.

If you own a fixed week or converted fixed week, yes you did. These types of ownerships pay MFs in advance, as @bnoble indicated in his reply above.

I too had my points removed with the app update last week. I have never heard back from anyone at Wyndham since completing the request form for the swap. Nothing.

No notice they received my request, no notice we are removing points. When I called the number for the swap line, the person said they NEVER received my request. That is why they didn't contract me.

But it turns out I am in the queue, HitchHiker71 got the contract at Wyndham to confirm this. So even wyndham does not know what it is up to, as far as these swaps go.

I think the communication, or complete LACK thereof, is beyond atrocious.

Wyndham is just shown (probably again) to be completely incompetent. All the malicious conspiracy theories in this thread and others - and I'm pretty sure it's just Wyndham can't actually function correctly.

Communication is lacking for Pagosa Springs, apparently. We gave away our Pagosa Springs and the lady who took them is telling me she heard nothing about the areas at the resort she owned, and we previously owned, were shutting down. She was very upset. I told her to call Wyndham because she can get CWA, and the fees will probably be lower than Pagosa was for those points.

Got this again today from Wyndham

Our records indicate we have not yet heard from you regarding your interest in the Club Wyndham Access points swap offer. There is still time to swap your impacted contract, so contact Club Wyndham as soon as possible to review your options.
You may qualify to swap your impacted contract for an equivalent number of Club Wyndham Access points at no additional cost if you:
  • Are current on your maintenance fees
  • Have no outstanding loan balance
  • Are in good standing with program rules and guidelines
This allows you to continue vacationing at Club Wyndham and RCI resorts. Maintenance fees and the Club Wyndham Plus program fee will continue to apply to all contracts under your membership.

Got the same email ....

Fourth time and counting .....

Just got back from the Massanutten resort in Virginia; this was a "free" week we got while still going to Shawnee ("free" in quotes because I had to pay extra to get the week I wanted, AND Massanutten charges a "resort fee")

One thing I noticed is that they had a certain number of "accessible" units with assigned handicap parking. I'd say no more than ten percent of the units, probably a bit less. So this kinda refutes the point of the "tremendous expense" involved in making the resorts ADA compliant if they only have to do a few units.

Massanutten is not part of Wyndham/T&L but they do participate in RCI. They gave us a chance to attend a TWO HOUR sales pitch; I not-so-politely declined. However, I did see a display related to the sales pitch which included a list of the top five timeshare exchange destinations (according to RCI):
  1. Orlando
  2. Las Vegas
  3. Myrtle Beach
  4. SE Florida
  5. Shenandoah Valley, VA (which just happens to be where Massanutten is)
No mention of the Poconos, where Shawnee is, and which used to be a top timeshare destination. I'm not sure timeshares didn't first appear there.

As a resident of central Virginia, Massanutten is full of it. I would not be surprised if they are fudging their ada compliance. They have gotten caught many times, making things up, worse than Wyndham There are also sections there that are less than 5 years old, so only part of the property is a legacy resort.
