Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

At Patriots Place the HOA voted to remove the sunset clause to do renovation they spent around 20 million dollars on renovation the Sunday side wasn't even finished yet before they decided to close and still completed the renovations because the kitchen cabinets were already ordered and custom made
Now since Williamsburg government
Doesn’t want to allow Patriots Place to convert to regular condos or apartments a bid was made for around 7 million dollars. Supposedly no other time share companies wanted Patriot Place they have issues with their own “legacy” resorts. Since Club Wyndham had all the controlling votes it was CW sole decision.

The City of Williamsburg denied their ability to convert the timeshare to Condos?

That seems very short sighted consideirng the glut of timeshare and hotel properties (some of which are sitting vacant, including but not limited to Patriots Place) and the seeming complete lack of affordable housing there...

where did you hear that the city does not want them converted to condo's or apartments? tahat seems unlikely (possible, but unlikely)

One issue could possibly be having to connect individual electric and water meters to each unit... not to mention mailboxes and stuff. I doubt it is a case of the local municipality not wanting them converted, but more likely lots of code and zoning requirements making it even more expensive to convert.

There had been no reported resort condos on this site for months.
Not sure what you're stating here? The links are contained in the OP for this thread - including the link to view specific resort documents when applicable (i.e. if that link has been published and posted into this thread in the past).

So yours is showing a removal of the two contracts and then an immediate redposit of the value of those points.

I’ll just have to watch the account and keep the respective HK and points in the account to prevent a negative for when they decide to make themselves whole.

What I'm seeing is that the two contracts were removed on 2/19/2026 - hence the -154k items, then for some reason Wydham did the same thing again on 6/17/2026 - which they reversed on 6/18/2026 by adding back the 308k - so net-net you are down -308k points from 2/19/2026 from the two removed contracts - which is correct yes?

From what I see - it shows the removal of two contracts twice - hence why there's a subsequent adjust on 6/18/2026 to reverse the doubling of the removals, unless I'm misinterpreting what I'm seeing of course, which is entirely possible. I don't see the same thing for your account though, as I don't see an initial points removal from earlier this year like I do for @donno account excerpt above on 2/19/2026.

OK I think I got to the bottom of this werid actiivty. It seems like in March (!) Wyndham deducted the future years 154k FG points. I guess. LOL. I really don't know, but I think it makes as much sense as it is going to. I should have noted down how many points I was going to be left with in 2027 and beyond when all this started, but I didn't. I was so concerned about 2026.
 
This was the reimbursement of your 2026 MFs that you paid already. Nothing to do with the resort sale itself and any subsequent proceeds from that future sale in other words. Many on this thread have already reported 2026 MF reimbursements from the impacted resorts being tracked in the OP tracker table.
I paid monthly and my last payment in December of 2025 was less than normal assuming they had some reserves. I never paid 2026 fees. Unless they revealing a year out? I don't think so.
 
I am going to bet that that December payment covered only your Program fees for the terminating resort (plus the regular fees for any other resorts you happen to own.) Converted fixed weeks are billed in the year before use, so refunding your payments on that resort made in 2025 makes sense.
