What does maintenance fee include?

Newbie here, please pardon my ignorance.

Currently in the process of purchasing my first resale (after rescinding a retail purchase thanks to this great community).

Can someone please help me figure out the recurring cost of owning post the first-time initial cost?

Is the club due included in the maintenance fee? Or is that extra?

Is it maintenance + tax + club fee?

MF which includes Operating Fee and Reserve Fee and RE Tax. Some locations such as HI have an addition state tax. In addition, you will be required to pay Club Dues (if you are part of the club)

Could you please explain the last part? Is it optional to be a part of the club? I thought if we are buying a resale, we will be paying the $695 club activation fee.

Some affiliates owners can opt to not join HGV. If that if the case, then there isn't a point activation fee or club dues but you just own your week and work through the HOA. Most properties in HGV are required to join though and you have to pay the club dues.

BTW, even if you own multiple HGVC TS, you only pay one club dues, typically included as a line item on the MF bill for your 1st HGVC TS.

This will be our first timeshare resale purchase and depending on first year experience, might go for Biennial high points purchase to get additional points with manageable M+T.
