Whats your opinion of the quality and upkeep of the 2 bedrooms at Welk?
Do you think they should refurbish?
How do you think a refurb would impact maintenance fees?

 
I bought at the Welk resale. I haven't used it yet, but I would not want my MF to rise and I'm sure a remodel would require an increase.

What was your resale cost and how many points? Or did you buy a legacy deed?
 
Going to the Welk in early december with several friends from San Diego and Denver . Video looks nice, not shabby. We cap our week with a Bills game in LA!

After watching the video, I agree. The kitchen and bathroom are a bit "late 90s" aesthetic, but everything looks in pretty good condition. Bonus points for the master having a nice soaker tub (and not some triangular "jetted tub" monstrocity). There was nothing that stuck out to me as a "that's GOT to go!"

We are heading down to in late December. Staying in the "original" Villas. Hoping that they have been updated.

Yes!! Love the tub
And the shower, nice glass and functionality of interior.
Mainly id say the cabinets and countertops are the most outdated.
We still love our stays there.
Just can't back from Resort Villas last week.

Yep. My parents bought into The Villas in the late '80s; owned two fixed weeks in Escondido and a fixed in in Palm Desert. My wife and I bought into VOG in the late 90s. When at The Welk, We often try to stay in Melody Hill to be near the Rec Center et al. We have not been back to Escondido for a couple of years; usually go to Sirena Del Mar and Northstar.
 
We have stayed at the 2-bedrooms at the Welk several times in recent years, and were happy with the quality of the rooms and furnishings. They even have better quality kitchen items than many timeshares, like the same high-quality cutting boards recommended by America's Test Kitchen that we use at home!
