I would assume that WKV-Gold would have some value - seems like it would have been good to give away vs. a deedback and deal with Vistana/MVC.
@Cornell attempted to give it away in the Free Timeshares forum and had no takers. These gold weeks at WKV are less desirable than SVV Key West and Bella. Especially when it is the Premium 1BR.

Wow! I would think that WKV Gold had enough value that it could be given away. Glad the deed back worked in long run.

I just completed a deedback for an EOYE Vistana Villages St. Augustine gold plus unit. The next usage was for 2026. I paid the 2025 bill for half ( the MF is billed half annually).
The whole process took about 2 months, and today I received a check for reimbursement of the 2025 fees! I was thrilled.

I suspect this is because of how Vistana bills MFs from the oustet of original sale. They bill the year prior and the use year for your usage. So you own even, next use was 2026. That means the fees from 2025 and 2026 cover the 2026 usage.

Yes, it covered the first half of 2026, but I figured I would lose whatever I had paid in. I was pleasantly surprised to get it back.

We have been trying to deed back our 3 Westin St. john Bay Vista units to no avail through the Vistana Exit program, and Marriott resale office. We have been told there are no opportunities at this time. We have recently retired and just cannot afford the maintenance fees any longer.

All units are paid in full. We own all in Bay Vista - 1 Annual Platinum season 3 bedroom, 1 EOY Odd year Platinum season 3 bedroom and 1 Platinum Plus EOY Even year 3 bedroom.

We have also tried to rent through OM Villas, we have been contacted by an agent with Timeshare Broker Services about a cash sale only to not being able to get said agent to respond to any phone calls or emails.

If anyone has had success in dealing with Marriott deed back options and have the name of a person they dealt with or a phone number they used in the event I am using the wrong number I would greatly appreciate any assistance in who you dealt with or any tips.

Marriott doesn’t seem to be interested in feedbacks at WSJ or Harbourside. This is based on past reports.

I have no idea what the market is for those units, but you should definitely post them in the selling section here on TUG… maybe try free but buyer pays the closing costs, something like that? It’s an alternate way of exiting that might bear fruit sooner than dealing with MVC.

marriott/vistana have always balked at taking back ownerships that were not based in US states...even though its a us territory. much like harborside!

though i agree you should have little issue giving away a westin st john ownership!

MVC offered a feedback on our WSJ-VGV VOIs, but gave away on TUG. We were happy with our 2Bd TH adjacent weeks, but following H.Irma it was no longer worth the expense of travel from NorCal. Surprised that they won't take back WSJ-BV. You'd think they could find more fish to buy them.

See my response above. WSJ is a tough rental for some reason (try RedWeek over OM), but your WSJ-BV should have enough value to give away.
You'd think that MVC would take back and sell for full value to the next victim.

Yes we thought they would take a deed back but so far no luck we plan to keep trying all of the above and will see how we make out.

appears that marriott has chosen to turn off the previous email address to reach out for deedback/surrenders as it bounces now.

would have taken no effort to redirect/forward emails from that address to the new one....this industry pisses me off sometimes.

and the vistana exit page just takes you to the login now...unreal....would make one think they want to make it as difficult as possible for an owner to give their ownership back.

no real surprise the exit companies of the world are raking in money hand over fist.

Even the Marriott link requires login. Sure, the link from ResponsibleExit goes to a page that doesn't require login, but to really get further and or request an exit, you still have to login.

at one point they all at least went to a landing page that explained the options/process....

having it just go to a login page seems counterproductive.

I wonder what percentage of Marriott owners even know how to login -- especially with all of Marriott's IT issues and IT changes over the years.

Sharing my experience with the Deedback process:

In September 2024 I contacted Vistana to deedback 2 different contracts. Both gold season at WKV. The entire process was finalized in late December 2024. The deedback process itself was easy -- it was making my 2025 reservations which was challenging.

  • Vistana made me pay 2025 MFs which means I have usage through 2025.
  • I had to pay estimated 2025 MFs in September in order to start the deedback process. Then they "froze" my ability to use the online reservation system. 2025 reservations had to be made within 30 days with a "live person".
  • Making these reservations was very difficult and required multiple phone calls and being transferred around. The agents who immediately answer the phone call no longer saw my ownership in their system so it had to be passed along to some higher up. PIA. The big kicker is that because reservations had to be made in fall 2024 and I couldn't use the online system, I was essentially not able to make a reservation for fall 2025 in a non-WKV resort (which I would typically do at the 8 month mark). Fall is when I like to travel so I wound up booking two random weeks at WKV fall 2025. I'll use one and who knows what I'll do w/the other one. Typically I'd use one of those weeks to go to Colorado.
  • Then when I received the closing documents in December there was a tiny more $ that I owed on 2025 MFs b/c what I paid in Sept was estimated. Took many many phone calls to find someone who could help me with that (again - can't do any of this online b/c once the deedback process begins you are "frozen out" of all online access). The phone numbers which the title company gave to me to take care of this weren't valid phone numbers.
  • Then in mid December I received a flurry of emails from Sheraton, Vistana, and Marriott regarding my Sept 2024 WKV reservations. Cancelling and then rebooking them. To the point where I was unsure if my reservations still existed. Why I was getting emails from Sheraton is still confusing to me. I had to make another phone call to confirm that I still have these reservations. (I do).
I bought these contracts on TUG so didn't mind doing a deedback at all as I paid practically next to nothing for them (Thank you TUG). Feel like I got good use for the years I had them but these have run their course. Also really really tired of the entire Vistana/ Marriott system. So difficult to make reservations. The website is just horrific. PIA to put someone else's name on a reservation. I absolutely laugh at the "Owners Updates" . My final straw was when my daughter stayed at one of the Orlando properties and they charged her for handling a SMALL package which I sent to her at the resort. Why would I want to buy more when it's so difficult to actually use what I own?

I do have one remaining contract which I'll keep for a bit. I love going to Palm Desert in the spring and that ownership works well for that.

Honestly grateful that I was able to return these and to get out from under the MFs.
We are looking to the deedback process when we return from our last vacation at our timeshare in April. Do you think you had to pay for the maintenance fees for 2025 because you did the deedback process in September close to year end? Also who did you contact at Vistana to do the deedback process and were they quick to reply? Did you just tell them you wanted to give the deeds back with no resale value. (thats what we are figuring we will be doing)

Usually Marriott Vacations doesn't want to take use of the current use year because their chances of monetizging that are low. It takes them about six months to convey the VOI to a respective trust to then be able to sell it. I might take even longer to sell the points assocaited with that VOI that was conveyed to the trust.

Thus you will most certainly have to pay the 2025 fees (should really already be paid). You won't be reimbursed for them but you will get 2025 usage. Which I suspect you already will have done in April. Depending on timing, they may not want 2026. The earlier you start the process, the better chance they will take 2026 usage and result in you not having to pay those 2026 maintenance fees.

Here's the contact information for Deedbacks. Yes, you just contact them and let them know you want to return the property back to them. The process was pretty buttoned up.

You may want to update your Free Timeshare thread to indicate it is no longer available.
