All ... Creating our official 2026 MF thread where TUGGERs can post about and discuss the "2026 HOA Maintenance Fees" ...

I will periodically check replies on this thread and update the linked spreadsheet where we're capturing MFs on an ongoing basis. If you see that we're missing historical MF data in the linked spreadsheet for a particular resort and you've got the data in hand - feel free to post it in this thread and/or PM me and I'll get the chart updated with historical MF data as well.

Standard Points 2026 $5.27/1000 points
Designated (Presidential?) Points 2026 $5.48/1000points

These are up a bit from 2025: Standard $5.06, Designated $5.18

This is from our HOA budget, and the figures do NOT include the program fee.

It's been my experience that the final number is usually higher than the budget number which might not include the property tax.

I noticed that there are not figures on this years Panama City budget for 'Other Expenses' and 'Real Estate Taxes' similar to last year where the final number for this year is $5.68 and the budget was $5.51. The taxes this year are $0.17, the exact difference.

I can confirm that the National Harbor budget referenced above does have a figure in the property tax line. I do remember it not being included on a couple of resorts in the thread from last year where the owner submitted the budget figure before the annual assessment summaries came out, so it's definitely worth it for people to check that line before posting in this thread.
