The way I understand points ownership with HVC is: a bunch of deeds are put in a trust, then trust points are sold to use within that collection of deeds. Maintenance fees are calculated by adding up all the operating costs of the collection and dividing by points. It may be cheaper to own a deed in a single property with low fees versus the aggregate costs of all the resorts in a collection.
I should add that when you buy points from the developer, they are attached to a trust/collection. You can book any resort managed or affiliated with HVC. If you ever sell those points, the buyer will only be able to book within the collection. The overhead changed by HVC for managing the trust is excessive, and the fees for a deed can be 35% lower than the fees for an equivalent number of points. Points or deeds can be exchanged through HVC's own Destination Xchange program, with some added fees.
 
Finally got an email saying transitions has started up again, and we have a number. Fortunately, they are honoring the $1000 we were quoted last year (plus the fact that we had to pay the MF this year)

Soon will be out of 5/6 timeshares that my girlfriend collected over many years and this is the only one that has a price tag above $150 for fees. Thanks TUG!

Congratulations on getting out of another one! Had you already paid the 2025 MF, before getting the email?

They refuse to fix our last statement and remove the Club related fees, since we canceled our Club membership last year, so I’ve refused to pay the statement, and guessing we’re no longer “eligible” for transitions as a result, after waiting since last June for the pause to be lifted.
 
yeah they said we had to pay the 2025 fee and NOT use it. We do "only" have to pay $1000 for the fee (as opposed to what it's gone up to).

Leaves us with only 1 left, and that is one that we can get more value out of than the others.

Interesting. I just talked with transitions and they said it was still on pause. Good for you, though. How long did you have to wait in the queu?
 
Since last year, we inquired earlier in the year but didn't signup for the program till mid year
We have sent the money in and the paperwork so fingers crossed.

They, Hilton are in a Win Win Situation.
They have you paperwork and money.
You cannot exchange or used your resort week/or points while in Hilton/DRI Deed Back Status.
They will have your deed to your resort and they can then resale your week again. IMHO

Does anybody know if the Transitions program is still approving requests in 2025?
We have about 123,000 points to offload in one single (aggragated) contract. Is it really true that here in Arizona we will only be required to pay $250 for the deedback?
 
When DRI converted to HGV, I lost value via the new Hilton ratings (from Centum down to Diamond) and decided to default on my upcoming MF of $22K on 186,517 points for 2026.

I would give them away but MF costs are making that seem unattractive to others.

The 'Transitions' offer from HGV is laughable - why would I pay 1-1/2 X maintenance fees to let them take back points for no travel ?

My age makes travel less fun now.
Don't care about credit ratings if I get dinged that way.

Is there any point in trying to contact Hilton to advise ?
Or just see what happens ?

Age is making travel harder for us too. I agree that the DRI transition program is a joke. If it's still in place when we stop traveling, we won't feel bad at all by just stopping the MF's if we can't sell it or give it away.
 
I began the Transitions deed back process in December 2025. I have been working with Transitions diligently since that time. I submitted all of the required documentation and fees last month. Today I received the e-mail below:

The next step for the documents we received for this contract: the documents are pending review. If everything is in order, the Deed will be submitted to record in the county property is located. Then the account will be cancelled. Yes, you will receive in the mail a cancellation confirmation letter for your records 30-45 days after said account is cancelled.

Please note the e-mail address above. I have had good luck with Transitions responding to e-mails quickly. They work Mondays through Fridays. I haven't received any response from the hiltongrandvacations.com website.

This is DEFINITELY an exercise in patience. No quick fix....but the deed back process was the only option I had with the DRI timeshare (Riviera Oaks, Ramona, CA.)

Hope this helps you. They are very good about responding to e-mails. They work Mondays through Fridays.
 
I have worked successfully with Diamond Transitions department. It took over 18 months to go through the process and we are finally out. At first they said that they were not processing any more contracts that year, but I waited until the calendar year turned to the next year and began calling again. They were always professional and answered my questions. Frequently there was some detail that wasn't making sense, but I kept calling back about every six weeks. They had to verify our title with the original county in which we purchased (Santa Fe). Finally they told us how much we had to pay (one year's maintenance fee). This was many times less than the timeshare "escape" company had quoted to us. Even after I sent the money I still had to continue calling several times. Finally they sent us a separation letter through email. We're finished. We have many happy memories of our timeshare usage.
 
SUCCESS. Our family successfully achieved timeshare freedom. I did not want to write anything here since the process began in September 2025, for fear of any possible reprisals. Nevertheless I am happy to report (much as farmgirl above in Santa Fe) that the Transitions process was at all times professional and cordial. We always think of high-pressure sales representatives at Diamond / HGV, but here was a case in which the agents involved were more communicative and clear. For my part, I studiously maintained my cool in each and every communication, no matter how frustrated I felt. Stick to the facts and save your criticisms for the dinner table!
  1. Our transition was for 100,000+ points, Centum members.
  2. Our motive was lack of travel as my parents age.
  3. We had various contracts to transition, and made the decision to do a clean sweep rather than simply a reduction in points and fees.
  4. The transition took about 9 months from first official contact in September 2025 to the final refund received by check in July 2026.
  5. Arizona State Law caps the fees we pay for the transition, at $250 per contract. GOOD TO KNOW before you buy points in another state. We did not have to pay an entire year of maintenance fees, except for the year in which we began the transition.
The process was professional in tone, but HGV Transitions team never initiates communication.
  • Every step and every communication means a minimum 4 week turnaround.
  • HGV do maintain a conversation log.
  • I had to call and clarify whenever paperwork was missing or not received on time, or when there was a longer delay.
  • SUPER IMPORTANT. I kept my own log of notes with names dates and key points, plus recordings of each and every telephone conversation PLUS email confirmation of the communication and/or next steps. This helped me tremendously when there were "problems of communication."
There was one major detail that caused additional hassle. Once your contract is accepted for transition (which means you are all paid up for the year), then you are NOT LIABLE for maintenance fees in the following year, EVEN IF they have not completed the transitions process.
  • SUPER IMPORTANT. Cancel the direct debit authorization, and call financial services to confirm it is cancelled.
    • Cancelling online proved difficult to locate and ineffective in fact.
    • It can take two months (as usual) for the cancellation to take effect.
    • If you do not act, they will continue taking the fees.
    • We were on the monthly fee plan, and were charged a total of three months' fees before I successfully stopped it.
Despite my fears to the contrary, this was not a pressure play on the part of HGV, but rather a symptom of their lack of sufficient staffing for the transition process and for administrative details.

I hope this helps others who are considering how to get out from under their maintenance fees.

Also now that I have signed the paperwork and sent them payment info will I be responsible for 2027 HOA fees?
 
My experience was that they only process a certain amount of contracts per year. If you're too late for this year then start calling them early next year. It will probably take much longer than you would like. Be patient and courteous. I called them about every six weeks to nudge the process. Some employees seemed to be more responsive than others. I, too, kept a log of dates of calls and names of employees with whom I spoke. It was a diligent effort which ended with success.

No, you are not responsible for 2027 maint fees. They say it can take 45-60 to complete but in my case they lost 2 of the contracts I Transitioned (out of 7) so I had to resubmit the copies that I previously sent them and then it still took another 2+ months to finally complete. In my case, it took 6 months to finally complete everything. It would have been about 3 months if they hadn't lost some of the paperwork.

In 2023, I submitted my 7 contracts for Transitions in late November and they were approved in early December.
 
The Transitions FAQs online say that the termination fee is 18-months maintenance fee, Is this what people have experienced?

Luckily I transitioned just before that change but that is the official cost now, if they have even opened Transitions back up. Much better on your wallet to just walk away with Hilton asking for stupid numbers like that.
