HGVC lurker so pardon the interruption...

MFs are approximate. All included use year when I purchased.

HGVC: none
Marriott: Grand Chateau 2BR LO EOY; $1300 MF (per use year), Las Vegas, $2K purchase. Own for the Marriott preference.
Sheraton Vistana Resort 1BR Annual; $545 MF, Orlando, $9 purchase. Own for the Vistana Preference.
DRI Sedona Summit 2BR LO Annual; $925 MF, Sedona, $900 purchase. Own to trade internally to DRI since they have availability where we like to visit.
The Colonies at Williamsburg (Vacation Village resort) 4BR LO Annual; $890 MF, Williamsburg, $1K purchase (I overpaid, but it's July 4th week some years). Own as an inexpensive trader.

All were purchased to be dedicated traders; all have lived up to expectations. It's hard to say which is the best holding since we purchased each with a different purpose in mind. The Colonies is like the little engine that could. We've had some phenomenal exchanges with it. 2 weeks per year so less than $450 MF for each week. We exchanged for Marriott, Vistana, Hyatt, and Vidanta to name a few.

Absolutely no regrets on any of them. Yes, 3 of the 4 are in "overbuilt" areas, but we have weeks that get us the trades we want.

Mine is listed off to the side in my profile. MF’s fluctuate and are sometimes listed elsewhere.if you really want to know, you’ll need to do the leg work. HGVC is listed in The sticky at the top of the page. MVC also has a sticky at the top of their forums.

In the past we owned DRI, Villas at Polo Towers and Suites at Polo Towers. We deeded them back in 2015.

It would be interesting if TUG could maintain a spread sheet of timeshare units and MF’s across the board. That would take a tremendous amount of effort and would always be incomplete as it would rely on owners reporting to TUG their MF’s every year. Their is so much data mining now that you’ll get a lot of pushback. I get PLENTY of scammer calls as it is about my timeshares. Just yesterday I received two unknown caller ID’s about my Marriott timeshares. I never listen to them, I just hang up and add them to the call blocking service. That service currently blocks 3,700,000 numbers and they STILL get through.

The Marriott forum maintains a MF sticky. It's dependent on tuggers adding the info, but the end result is a nice list with a link to the MF info for each resort reported.
It could be done for each forum, which would account for the best known systems...I just don't see that happening for all timeshares.

We have one here on the HGVC forum (It’s in the stickies above). It would be interesting to see the differences between the major system. It would be a huge project.

I am curious about some of the HGVC owners who own tons of points, how much their total MFs are and how many weeks of rooms they use each year. There is one poster who has 40,000 points which could be months a year!

We own Lagoon and use it there every year. So MFs aren't that low, but we are happy because we get to go where we want, when we want, every year.

He has been around and is thinking about buying HGVC. I think the stickies are his best resource on understanding MFs and Points.

We don't have 40K points, but we are fairly close: 34,800. 20,200 of those points come from three fixed week contracts, which we use most years (weeks 51 & 52 on Marco Island, and a ski week 3 in Breckenridge). So that leaves 14,600 points which we have no problem using other places. We probably average about 40 nights a year, which with an annual MF of around $6,400, works out to $160/night.

That's nice. Right now 1-2 weeks at hgvc is good for us because while I have lots of vacation i also have lots of things I like to do that you can't do at an hgvc. I'm on the lookout for good deeds at low prices because if i can find a 7000+ pointer and use it off season in Hawaii that will fit our needs well as our kids head off to college in the next 5-8 years. Right now post covid we will remain tied to the school calendar.

For us if we could put together enough HGVC points for a month off season in Oahu, even if we had to move rooms a couple times, we'd consider that a win. Right now we have enough for 2-3 weeks if we go down to a studio or 1BR. A 1 BR would be great for a month.
