Selling Spinnaker Waterside...can owner booking be transferred with the deed?

My parents are too old to visit their Hilton Head Waterside 3 bdrm unit so I'm working to sell it. I have a prospective buyer who says they'll buy it if I can book June 29/24 - July 6/24. If I'm successful at booking this week as the owner (360 days in advance), can this booking be transferred with the deed (i.e. new buyer can have it for this week)?

I would think so but you would have to call spinnaker to be sure. I transferred a waterside unit with a reservation but that was probably 6 years ago and things could have changed. I do believe though that spinnaker makes you pre pay the mf's before reserving a week and then on top of it requires a $1500 in prepaid fees on top of a transfer fee. If that is the case, I would hope your parents would be getting some reimbursement for the $2500+ in prepaid MF's that the new owner would be getting with the ownership.

Thanks very much for the quick reply, @tschwa2 ...greatly appreciated and informative!

I had a fixed week deed and sold mine with existing reservation. I’d guess flex would also be the same, but call to confirm.

My significant other has a deeded week at Spinnaker Waterside. His son is alarmed that he might inherit it, so we were thinking about adding my name to the deed as joint owners with right of survivorship. It's a crap shoot but I am younger and in better health, and my kids are OK with this. He would need to do a quit claim deed to both of us. The Beaufort Co recorders office states all deeds must be prepared by a SC atty and now I read here that Spinnaker demands a $2500 prepaid MF??? How is that legal on a deeded property? Has anyone gone thru a process like this? Thank you

If his son does not want it, he could simply decline it while probating the will. Before you go down the road of changing the deed, I would call Spinnaker and ask if the $2500 prepaid MF is required when adding an owner to the deed, not transferring ownership to an unrelated 3rd party. If you still want to make the change, I would check with LTTransfers (https://www.lttransfers.com) to do this for you. They are one of the preferred timeshare title transfer companies that the folks on TUG use. (myself included.)

Good luck.
