Safe Exit? Massanutten Royal Vista

My friend died and his partner (Not married) still has the timeshare this year. Sales ppl called to book her a lunch date...she explained cannot pay anymore since she is elder/SSI. They offered the free lunch and said she could come to discuss an option called "Safe Exit". I am attending with her but I have never heard of this option nor can I find online anywhere. Massanutten - Royal Vista without RCI stuff. Fees are uptodate 2025.

What is safe exit and is it a real option? TIA ~ Jen
 
Is her name on the deed? If no, she is off the hook. If yes, tread lightly. You both could end up owning a timeshare. Best to skip the lunch. It may be very expensive.

Hi, yes she is on timeshare deed. I totally see your point about EXPENSIVE but going to explore this possibility...if it is real or not. We both abhor the timeshare nightmare!!! I am at the point to give away for her benefit. IDK next steps, figure something out. 🤷‍♀️
 
Are you sure these “sales people” are really with the resort and not with a scam exit company? Even if they’re with the resort they’re almost certainly going to try to sell her something she hsouldn’t buy. Nobody goes to a free lunch to discuss a resort’s exit option. I would:

1. Pass on the free lunch.
2. Contact the resort or HOA directly (NOT THE SALES DEPARTMENT) to inquire about the possibility of a deedback or to see if they have a legitimate exit program.

IMPORTANT: Under no circumstances should your friend give any money to any company promising to help her exit the timeshare. THEY ARE ALL SCAMS.

This sounds suspiciously like a third party exit company. Do not pay this company for the safe exit.call the resort and see what options are and if they are affiliated with this company first. I suspect they are not and if so as Fido Chickwagon says you should pass on the free lunch and deal with only the resort company.
 
Suggestion only…Please do not sign anything. Listen, but do not sign anything and leave after 90 minutes.

Please contact the resort HOA directly. Sounds like an exit company. Please be carefully, and do not sign anything.

sounds exactly like an exit company "presentation" where she will be duped out of thousands of dollars for her to simply stop paying for her timeshare.

Massanutton will not take back any property regardless of living or dead. so sad. agree...no pay anything.

I think you meant to say Regal Vista at Masanutten. A couple of people own there and as far as I know, there is no deedback program as you said.
That means the call she got came from a scam company. They will try to scare her, present some fuzzy math, and offer some fake promises. They are trained to make it look like it makes sense and they have successfully roped quite a few people to agree to lose money.
Why subject yourself to 90+ minutes of headache for a free lunch. Absolutely not worth your time.

These scammers avoid giving out their real name. They will not tell you on the phone, often pretending to be the resort, like they did with your friend. The flyers have no name and the phone number itself has nothing on the internet to identify why they might be. They love to use generic terms, too, such as “safe exit”, because it can’t be tracked back to them. If they have to provide a name it will also be something generic, such as Timeshare Exit or an acronym, anything to avoid letting people know who they really are.

The about comments from RX8 all the equation of a scam: cold call + free lunch + safe exit= scam exit company. I liked that equation RX8.
