ROFR Exercised/Passed

Perhpas just a coincidence but suddenly so many are getting into the District! For the 250th?
 
I was looking for something similar but was never able to find such a database. There is an overwhelming amount of variability given the sheer number and types of deeds as well as due to each purchaser's ability to "negotiate" the sales price along with the impact of bonus points offered.

The financial devastation suffered by the original owners is heartbreaking. They worked incredibly hard for their money and losing almost all of it when they had to sell likely represents years of blood, sweat and tears down the drain. I'm so grateful for TUG. This community has been a lifeline- what I've learned here has saved me from the same tragedy.

Based on input here, I quickly messed around and found you could pull the whole PARCEL and download a CSV.
With that CSV for my parcel, I can see the whole chain for my specific unit back to the developer.

My unit was interesting, the deed went from 'Developer' to a person for full price and then back to the 'Developer'.
All for the same price OR at LEAST that is what is listed on the CONSIDERATION.
To note, this was less than one calendar year.
To note, my whole parcel does not show any other transaction set where a unit when 'back' to the 'Developer'.
( I imagine this deal to be an insider bonus / gift payout to an investor type of deal to someone closely involved with the 'Developer' )
Here are the transactions for my UNIT after the above which happened in the year prior, the above transaction was also listed as $20,890 fyi.
See here that $7200 transaction was truly devastation for the person that held only a year.
My previous owner held for ten years, I would hope to think he did get great use of the unit and points.

Just passed ROFR on a 1BR Deluxe Ocean/28’ Pool at The Crane Barbados. Platinum Holiday (Christmas), 26,880 points annually, $2,480.40 MF. Purchase price was $3,000 plus closing. HGV handling title through Grand Vacations Title, LLC. Went through Judy.

Don't think they have opened bHC Elara owner's lounge yet (but one gets meal/BF credits i believe), @ernststarhemberg ?

I believe you can use BHC at all BHC with the BHC booking window. Just don’t think you get reciprocal lounge access unless something has changed.

Still new so forgive my ignorance but how is this different from any hgvc points? Can’t one own a non bhc deed (like hawaii or Florida or whatever) and access bhc properties in the club window? What is a bhc window if not the 15 day reciprocal window?

I believe you can use BHC at all BHC with the BHC booking window.
*Actually per this post, bHC Elara is not explicitly stated to have reciprocal advanced bHC priority access to DC or NYC bHC locations, but defer to bHC Gurus....

What are you seeing in this thread that suggests that?

In practice, bHC points from any bHC resort can be used to make reservations in the Home Resort and bHC reciprocal windows,

Non-bHC points can only be used in the Club Window.

@ljmiii , was referring to the rules post stating DC (District), Quin, Residences & Central at 5th (NYC), having advanced bHC priority window before all of us, with regular HGVC pts (vs usually more expensive bHC buckets), having access at 90 days...

From the rules post, bHC Elara does not have that stated priority access to DC or NYC bHC but I don't know, as I am a newbie & don't own any bHC. Defer to bHC experts, like yourself :)!

bHC Elara resales are not as common as NYC or District, as it started more recently. Look forward to more DPs!

Happy for Raddoc for the excellent acquisition (& exploring this path for all of us)!
Hope this does work (even though rules don't say so above) as it would be an even cheaper way of accessing the NYC or DC bHC, earlier than HGVC club window for busy times of the year!

I don’t think it gives any reciprocal advantage, but if you are already an owner in another bHC location, it gives you some potentially cheaper cost bHC points to use there as they are put into one bucket, at the moment.

This is correct. The 2026 Club Rules limit the Hilton Club Priority window, which is the reciprocal window for certain bHC locations, to The Residences, The District, The Central, and The Quin. It's just a 15 day window before the Club Reservation window. It's been limited to those locations for several years.

The usefulness of the lower cost bHC points is a great thing under the way they do the bucketing now. I would be awful tempted to pick up one of the Elara HC weeks because of that but it does have some risks. The Club Rules for the Home Resort Priority window include the statement that "Home Resort Priority reservations may only be made using ClubPoints associated with the specific ownership interest at that resort." This seems to rule out "cross-pollination" of the bHC points for making reservations in the Home Resort Priority window, but it's not prohibited by the implementation of the reservation system. The limitation is also inconsistent with other parts of the Club Rules, such as the ability to make Home Resort Priority window reservations with Bonus points, which is explicitly allowed in the Club Rules and has been for years.

You know this for sure? Just asking because I’ve seen posts before where people said they had BHC points from non-NY deeds and were saying they could still book within the NY deed window. Like, they made it sound like points are just points and that BHC points aren’t really split up by property.

Lounge access is only for the specific deeds you own.
 
I would definitely buy that Elara BHC deed for that price or even higher - nice find!
 
Are the MFs being subsidized by the developer for Elara bhc such that a significant increase is expected when that subsidy ends?

That is how the system is set up. I own at The Quin and at The District; I used to own at W 57th as well. All of my bHC points show up as a single category labeled as such while the remainder of my points are labeled as just ClubPoints. I have been able to use them interchangeably.

Access to the Owners Lounge is tied to you as an individual being an owner of a deeded week at the particular resort where the Owners Lounge is located. This is governed by the CC&Rs or equivalent rules for the particular resorts. For The Quin, the rules say the following about the lounge in a couple of spots:

Use and Enjoyment. During any reserved Occupancy Period, Owners shall have the right to use and enjoy, on a non-exclusive basis, the recreational and other commonly used facilities within the Project and the Condominium provided; however, Owners have the exclusive right to use the Owners’ lounge.

Other than the owners’ lounge and fitness center, there are no recreational facilities within the Project. The owners’ lounge will include dining tables with chairs, sofas with side tables, and tables for computer usage. The fitness center is expected to include 2 treadmills, 1 elliptical machine, 1 stationary bicycle, 2 bench presses, 1 high row station, 1 press station and 1 dual adjustment pulley (DAP) machine. The owners’ lounge will only be available for use by Central Park Vacation Suites Owners; however, the fitness center will be available for use by Owners as well as Eligible Tenants, hotel guests, marketing guests, short-term renters of Home Weeks from Owners, and exchangers. The maximum capacity of the owners’ lounge is 68 people and the maximum capacity within the fitness center is 7 people.

It doesn't limit the use of the lounge to Home Week or Home Resort reservations; I've had access to the lounge at The District when there on an exchange through RCI as well as during an Open Season reservation. The one interesting aspect at The Quin is that there are a few rent stabilized apartments left in the building and the occupants are specifically excluded. I've used the lounge at The Quin during Club Reservations but have never seen any RCI exchange availability there and generally plan my trips to NYC outside of the 30-day window for open season.

Elara bHC falls under the ‘new’ bHC rules and doesn’t get the special cross-property booking windows like DC/NY.

Elara bHC does give owners a $20/person/day on-property credit, good at Starbucks, lobby bar, and pool.
