Not sure closing costs should be added. The list is for what is passing ROFR, not the total cost of the transaction. HGV has their own closing department so I'm not sure if that's relevant or not. I could be wrong so maybe @GT75 @alwysonvac or @dioxide45 can straighten this out.

What really should be posted to ROFR.net is what is the price sent to the developer. In a lot of cases, the closing agent may include closing costs in this amount. This is often true of Ebay sales. Some people may not know the actual amount that is sent. Overall, ROFR.net is just made up of people self reporting amounts and will never be 100% accurate. Over time it can help provide an overall idea of what weeks may be passing or failing at. If the closing costs are not a huge ratio to the total purchase price, then the difference is probably immaterial.
 
ROFR passed on my first HGVC on Monday, $2,000 at the district, 1 bed plus (added to ROFR database). Hoping this will be a good complement to my Marriott trader which I use to book Kauai and the Caribbean. Deed already recorded and sent to HGVC for transfer.

Yeah, there really is no one answer. Users use the data how they see fit. With the exception of the South Carolina resorts, HGVC isn't exercising ROFR right now anyway. They don't even hold the right to those deeds.

Deeds become public records when recorded, so not really a big deal in my opinion!
Super excited. I got two of these EOY platinum and an annual Kings Land each of them is 7680 points. I'm thinking, bigger vacay and invite family or in laws every other year. We are so excited because my fiance is Hawaiian. We attended the presentation at Ocean Tower. I personally hated the Waikoloa Village because of the location of the tower away from parking. Kalia is located right next to a parking garage AND has a starbucks in the lobby.

Also since we just got back from hawaii, we will be using all of the 2025 points that comes with these purchases and using them for a summer vacay hopefully colorado or florida.

Suggest you save the 2025 points into 2026 pronto (the rates go up, as the year goes on, for saving points into next year), if intent is to use 2025 pts for 2026 bookings...

May add, we are currently at Bay Club/Kohala Suites/Kings Land: park right next to your unit/Bldg; free parking; free shuttle to HWV. So, don't write off HWV TS's just due to your ocean tower experience. Thankfully, you will all of these options, to choose, always, with HGVC, which the beauty of HGVC TS system.
MCO is very easy to get/access; CO (Breck) is a smaller property. Summer in Breck costs more points than Park City, which you may also consider (if planning a mountain resort getaway for summer). Both are very nice; PC was just renovated this year while Breck needs some TLC, per some folks travel reports. We had a great time at both this year & would recommend both!

Thanks for the suggestion! I will plug in airfare for PC, UT and see what we end up with. Actually I really liked the Kings Land and the Big Island! I loved the jungle side of the island and the active volcano. It spewed while we were there, but not on the day that we visited. It was smoking and smoldering the day we did the hike. It was glorious!

Sorry for the newbie question, but what is MCO, are you referring to? The specific issue with Waikoloa and where we stayed at OT was the tram. It was either a 15 minute walk or a 20 minute tram. Annoying to say the least when you just got back from hiking up a volcanic mountain! I liked the island, I just didn't like OT. Kings Land looked more our style
 
MCO is the airport code for Orlando (sorry, some of us use these acronyms sometimes)..
Yup, KL pools are awesome, esp if you have kiddos!
BI is more laid back & not as commercialized as Oahu but you get to choose wherever you choose to go with HGVC!
We like SLC as much smaller airport; rental car right from airport Bldg; on I-80/I-15 in minutes & 30 min from airport to PC/HGVC resort (which is usually the time it takes for us to get to the rental car shuttle at DEN/DIA, as it is much bigger + takes forever to even get to the highway on Pena Blvd & then a long drive to Breck + Significant Altitude gain (Breck is >9k while PC is only 7k although one can go to Old Guardsman Pass, Alta/Solitude etc to get well above 11k, close by. The drive on 70 is beautiful but busy/crowded & much longer than PC. Would highly recommend doing it though, as it is very nice too.

The Central at 5th NY bHC Studio Plus Platinum 11,520 points annually for:

$1500 sales price
$1515 closing cost
$349 service fee
$489 resort transfer fee
$3853 total plus $715 activation by Hilton

Still waiting to hear back on The Quin NY bHC Studio Plus Platinum 11,520 points annually for $600 inclusive of closing costs. Fingers crossed!
