Redweek listings are just sitting online, not many are renting, a new phenomena and a waste of money for owners at $59 for verify/ protect

Maybe mine won't rent?

People should look at my ads on RW and Koala but it will probably rent on DVC Rental Store because they have a lot of traffic to their site. As units are booked, there are notices that flash across the screen.

Amazing that people can make a huge profit off of what others own. It's really quite baffling to me.

It's because the owners don't want to do the legwork. No different than a real estate agent brining buyer and seller together. Plus it seems these brokers have pretty big operations with quite a bit of staff and overhead.

DVC Rental store advertises everywhere. Every single piece of media anywhere related to the Disney ecosystem. Part of that $640 is going towards that.

This is a nit, but those of us who reside in HI are put off by this common comment about our home being treated as a foreign entity. Hawaii IS part of the US, and has been since it was annexed in 1898. Further, it has been a state since August 21,1959.

Sorry. Totally get it. Have friends that were raised in HI.


I'm just surprised how weak HI resale TS are. I bought one off foreign holder last year, and it seems like more are for sale now than a year ago.

I'll keep my fingers crossed for you, but I have had very mixed results with DVC Rental Store on pre-booked dates. The DVC rental market seems to really prefer the flexibility of very specific stays. It feels like few rent a full week and I have no idea how to peg what might rent well (not just on DVC Rental Store but anywhere for DVC stays).

First, I have no sympathy for the people who are renting Disney exchanges. I can tell which ones are exchange rentals. Those summer weeks are sitting online, and I am sure people think it's a sure thing to grab and rent a 2 bedroom for $3,500. I don't like the competition with my own studio DVC rentals, but I digress.

I have weeks listed at Sheraton Broadway, Westin Ka'anapali, and a few other odd weeks, really just SDO and Westin Desert Willow, and some Bonnet Creek and Wyndham Shearwater during times of year that are not blocked for guests. Nothing is renting. This is a year similar to 2020. I can honestly say that my Sheratons are going to be deposited in large numbers for 2024 use year, and I cannot even use this many as exchange, unless I can get the kids to go on more vacations (their names are on a lot of our ownerships).

When weeks rent on Redweek, they are grayed out. Not many are grayed out. Rentals are down this year, is my conclusion. I realize inflation is playing a part. High gas prices, food prices going up, while wages remain stagnant. Vacation or food/ gas/ utilities, people choose what they can afford.

Part of the problem is the outrageous additional money Redweek makes on the back-end of the listing. RW recently put the total amount of the rental with their profit included. If I list my week for $5,000, and Redweek adds $475 that makes a total of $5,475. Redweek is not even paying taxes in Hawaii. I had no idea until recently when a TUG member pointed that out.

They also get the $59 listing fee and $99 out of the total when it rents. Let's just say that I have paid a lot of $59 listing fees lately, and as the rental date gets close, I will have to cancel to get my points or weeks back to use however I can use them. I am losing money at $59 a listing There are no guarantees by RW that your week will rent, I realize that, but what a waste, when the week doesn't rent.

I don't want to be in competition with other owners by reducing my price, and they then have to reduce their price (which you can do anytime on RW or Koala). I see one other listing that is the same as mine, same view, but it's a little lower in price.

Koala also makes money on rentals, but at least I am not out $59 for each one that doesn't rent.

I will probably stop using the RW verified/ protected service. My conclusion is that I can rent myself and save renters money (and me as well).

Too bad Koala is not working better for me. I have two rentals for fall on Koala, however, but not a single DVC rental with RW. I am sure hoping for better results as my dates get near. I can always use David's Rentals as the dates get closer. That is almost a guarantee.
Where do I find how much Redweek charges renters to rent? I was totally unaware it could be this much. I only knew what they charged owners listing units.

It depends on if it is verified and protected. You can go through the booking process to see all the fees. I believe their fee is about 9.5-10%.

The verify/ protect on Redweek is no guarantee of a rental, even if your price is lower than anyone else's price. I am seeing ads expiring as verify/ protect that didn't rent, and does RW care that they are making the listing fee without results? No! They are raking it in.

It's not necessarily RW's fault that the economy is down and people aren't traveling, but they are sure making their money.

There are only a few that have rented at Old Key West, and the exchange rentals without verify/ protect are more likely to rent. I am actually hoping Disney doesn't deposit anything into II for December because I know the 1 and 2 bedrooms will show up on Redweek for bargain prices, reducing my ability to rent (which I am doing mostly without verify/ protect). Plus, if people see that full weeks in 1 bedrooms are renting so cheaply, their expectations for a rental is for the larger units for low cost. II used to handle these exchange rentals a lot better than this.

Meanwhile, I did rent one through DVC Rental Store. I think that is my plan for future rentals. $18 per point is decent. go-koala.com did work too.

I thought it was 70 cents per point?

To sell maybe (@ $3), not to rent. At those prices a Maui 2BR week would run over $18,000-$36,000 to rent.

It will depend on the reservation you are renting.

Used to belong years ago, same username I have here on TUG. Got turned off by the, "You can only use David's Rentals," which favored one company only. That is one busy website.

I don’t know how it was years ago but that’s definitely not a thing anymore. You can rent directly member to member on the rent\trade board. Points go for $18-$22 per depending.

The requirement turned me off. We couldn't get much through David's back then. I have used David's and have been happy with the quick payouts and the fast rentals, but disboards requiring people to use only David's, that was a huge red flag for me.

David's pays up to $18, but only $16 for what we own. I don't really mind using them, if I have a reservation already booked that didn't rent, and it's too late to bank the points. That has happened a few times because I get lax about banking.

Banking deadline is 9/30, for 2/1 use year. I should have gotten April use year. If I have ressies for December that don't rent, I really have to cancel them to bank forward to 2025 use year. I do not like doing that. I avoid it like the plague.

DVC Rental Store will allow me $20 per point on confirmed reservations, but they would really rather I charged less.

I just rented one on RW this morning for December, which is great. I did get my $20 per point for that one. I have three more to rent or cancel to bank for 2025. There's a good chance I will get them rented. I have ads that compete with my own verify/ protect ads, believe it or not.

I will look at disboards.

I am excited to share that I have rented 3 additional already-confirmed DVC reservations over the last two days. Only one I rented myself. Three I rented through the DVC rental store.

I have high hopes for the last one I have for December, which is also listed at $20 per point on DVC Rental Store.

This is great news because my banking deadline is approaching at the end of next month. DVC Rental Store mails a check. I like getting a check and dislike paying Paypal fees.

Thank you so much for the recommendation. What is odd is the first listings I put on the site, the maximum amount I could get paid was $18 per point. Now I can rent for $20 per point. No advertising cost, net pay is $20 PP.

I have rented two in ONE DAY through this company. Imagine my excitement to rent two reservations today for $20 PP. I am ecstatic.

Redweek sucks. Just saying. I had to cancel a verify/protect ad, lowest price on their website for the dates, and paid $60 for that stupid ad.

Too bad there are no rental sites like this for my Westin weeks. Seriously, if someone knows of one, I would love to use it. Sick of Redweek. Koala still works sometimes.

I priced my 10/12 1 bedroom at Saratoga full week for $18 per point and haven't rented it, even though it is fall break for a lot of the kids in schools (all schools in Colorado seem to be off).

We will probably use that week ourselves. Now I wish I had waitlisted a second week at Saratoga, so we wouldn't have to move units.

I think 1br's are much more difficult to rent at a good price(seller-wise) than a studio and 2br.

1br are double the points of a studio - meaning why pay double if you can pay 50% less. So unless you really need the kitchen and w/d why go with a 1br? Yes you get more space but again you pay much more.

If you price the 1br close to a studio then it will rent - but owners obviously won't do that - only "owners" booking through II can afford that.

If you want to rent your points, book a hard to get reservation and list that - that's what I do and I are able to rent at $25+ pp

@Cyberc I know Boardwalk and Beach Club rent for more money per point during Food and Wine. We don't own at either, so by the time I'm able to book, I don't get the option.

Not that I would ever be able to rent anything on RW. The ads just sit and sit and sit. Ridiculous.

Just rented another one on DVC Rental Store. I am losing count. I had four nights I listed on Sunday at Polynesian (studio) for February. Rented it for $20 PP and very happy.

I think that's five now for DVC Rental Store, one for Koala, one with my own RW ad.

Does David’s or any of the others require exclusive listings. Or can you list in more than one place. Another one out there is DVCShop.
