Quickest/cheapest way to 148,100 SO's by upgrading and/or retroing???

I know you guys are going to say don't requl anything other than a 148,100 SO resale, but I'm trying to scale that model back to fit my budget for the moment.

Just keep in mind that you should be able to find a Platinum 2bed WMH for under $10,000 which will be worth 148,100 when requal. Consider the savings compared with whichever 81,000 post-requal resale you find, as it's usually a good investment, especially since you're going to the trouble of the requal process. I might even be convinced that it's better to get a 148.1 resale and a silver cheap 1 bed developer purchase that meets the minimum needed.

A couple of years ago WKR tried to get me to buy a 1 bed silver (~$7k) to requal my WKR - back then there wasn't the $20k min needed for requal. There's got to be a way where you could get your desired SOs without breaking your budget, while taking full advantage of the requal process by getting the most SOs possible.

I completely agree with you on all of this, but at the same time, I don't want to pay the MF every year for the 148K 2BR. I really don't need that many points and the MF's are higher than I want to spend on a yearly basis right now. Of course, it's a better deal when you buy twice the points, but I'm trying to be realistic in terms of my budget. However, if when I ask my saleswoman at SVO if I can get away with such a small purchase in Lagunamar, then yes, I'll definately go the route of requaling a 148,100 resale! I'm not sure if they consider Mexico the Caribbean or not, but it doesn't seem like Lagunamar is selling like hot-cakes. Maybe they'll make an exception. I'll let you guys know what she says. All the units at WMH were sold as 2 bedroom LOs. There are no 1 bedroom units that you'll find for sale there.

It is not easy to find true plat SDO units; a true plat 2 bedroom SDO (which would requalify at 148,100) is a rare bird indeed. Not to say you shouldn't keep your eyes open for one, but you could be waiting a long time.

That's awesome if you're right about Lagunamar. I would think that's the case. You're right about WDW. I just looked at the price sheet she emailed me and it's only 2BR LO's. I emailed her to find out if they would sell me a 1BR premium. We'll see. I'm assuming they will have to do that. What happens if someone wants to bank 1/2 of their LO in II, then just stay in the other 1/2. Is that 1/2 supposed to just go vacant for the week?

I'm not sure what a 1BR WMH Platinum (81,000 SO's) costs, but you can pick up a 2BR (148,1000) for $10K. I would go for the 2BR.

I know that to requalify any purchase by making a developer purchase of a Hawaii or Caribbean property, you have to spend at least $40K on the developer purchase. I'm not sure if the same rule applies for Mexico, or maybe the WLR purchase you're planning to make is over $40k. Just be aware of the rule (Starwood has plenty of them.)

A WMH plat (148k) just sold on ebay for $9000.

The requal rule of $40k does no apply to Cancun.

i havenever requalified a 148100 unit nor do i own one. buy what you feel comfortable with. if you are happy with your choices then they are the right ones for you. is orlando or beach club out of the running? or are you just interested in west coast properties?

No, Orlando isn't out of the running, but I think the SO/SP/MF conversions are a bit off and the west coast properties seem to be better for that - as many have pointed out. I can ALWAYS trade in to Orlando if I want to, or rent for less than the MF's. VBC looks to me like one of those properties that Starwood will soon divorce themselves from. When I look at that property compared to the others, it's like night and day. I feel the same way about SBP and PGA. Those seem more like properties that are on the Wyndham level to me. I dunno. Never been there in person, so I can't really say. Just going by the pictures I've seen and the locations themselves.

If it's the same kind of price sheet (generic, and not specific to your purchase), and the prices have changed, it would be really helpful to share that info by emailing it to DeniseM to go into the sticky. Knowing current developer price levels helps us understand the overall market. Thanks.

They want WAY too much for it! I should be able to get 148,100 EOY for under $7000. I'm actually hoping for under $5000. There have been plenty of EY 148,100 properties selling for the $10,000 range.

Yeah... it's a real shame they changed policies re the minimum purchase level of 20k/40k to requal a week. Now that the resale prices are incredibly low, we'd all be contemplating PFL and 5* by requal 148 weeks with a small unit, then sell the small unit for a loss.

Anyway, I haven't seen any EOY Plat 148k weeks on eBay in a while, but I don't look all the time. That would be a great combination, especially since you want to keep your annual MFs low. If you buy a complementary EOY week direct to requal it, try to get it off year so each year you get 148 available to travel.

OK...6 months it is, but I think even YOU would be proud of my purchase. Long story short - total money spent $10,708. 162,000 SO's totally in SVN, 75,000 bonus SP's. I'll have 2 platinum weeks - 2br at SVV and 2br LO at PGA.

I could do this in another way too - 148,100 SO's - SVV 2br gold and SVV 2br plat. Same money spent and same SP's. I haven't decided which way I want to go yet. Probably the first because I don't want to pay MF's for plat when I own gold...and I'd get slightly more SO's. Either way, I'm happy! I have what I want and went UNDER my budget! :)

Yes, it's mandatory Bella phase. What I was saying is that I'm tring to decide on which week I want to requalify and which week I want to upgrade. I just have a problem with paying the same MF's for a gold season as someone pays for a platinum season. For that reason, I'm thinking of upgrading the SVV 2br gold. However, the MF's at PGA are extremely high and the resale value of the SVV would be much higher since it's mandatory. I have a few weeks to think about it until the deeds are recorded.
