Okay final question what if I just get them to give me points and HGVMAX - no deeded title with the points. Would that then be a good deal?

IMHO, you'd still pay way too much.
The sales-weasels would be laughing on the way to the bank.

In theory, Max will let you to book any HGVC or HVC (DRI) resort.
But points only means you're booking from the HVC (DRI) side.
HGVC bookings wouldn't open until 6 months out.
At that point, you'd see No Vacancy signs on many HGVC resorts.

I got an email welcoming me into Hilton grand vacations club and apparently I have “equity” they did a lot of stuff on the phone but I called and clearly cancelled the contract and the signing the notary also got notice of contract but over the phone we made a down payment of $90 but again never actually agreed or signed anything other than seeing what our options were. Very weird situation indeed probably gonna have to investigate deeper

Did you get any copy of a signed contract with rescission language? If not, I agree with this:

until you sign the contract, it isn't real.
