HGV I paid back in oct of 2022 for a elite vip package at end of presentation wife and i forgot with work about it did not book in time and now they want to take the $1800 package but are offering me essentially HGVMAX with I believe like 16k bonus points and no downpayment other than $90 and payments of $200 a month and every other year maintence of $800 it says 3620 point every other year. or every year idk about that part
I feel like based off resell listings this isn't bad for the main property being in the Elara in las vegas I feel like its location could be good resell if upgraded and since I essentially did the downpayment early Im kind of at a lose - breakeven.
I see the main value in the points obviously and introduction to max program with low downpayment but still dont know.
In sum Elara las vegas studio apartment 16k bonus points platinum season 3620 points Every other year I believe I still dont know if the maintenence fee is what is every other year or the timeshare itself is everyother year? Any insight would be greatly appreciated. My grandma used to take me to rci talks as a kid and understand theres some value and this is by far been the most fair offer ive had, but I paid for this group to help me make sure im not terribly ignorant.

When did you sign the contract? I don't believe the contract requires a notary. The notary may just be to sign the deed over to your name. Can you still cancel your contract based on the timeshare rescission laws? If so, it is highly recommended to rescind while you can.

Thanks guys we haven’t signed anything I’m in Texas the deeded property is in Vegas at the elara I guess I’ll just accept the $2k loss :/ than a 16k loss later

They are asking us to have a notary come to our house to sign so we haven’t fully committed besides the down payment but haven’t actually even signed anything

What is the notary for? How long do you have to use the VIP package? Can you not book the points from that still?

No it’s something we signed in October of 2022 it’s either we use the points by a certain date and attend a presentation or we lose the money. They are offering the money as waiving hgvmax registration fee other than that and the bonus points that’s all they offer and they want the notary to finalize the deal. They did all this through corporate over the phone not after a presentation. I wanted to leverage that so they can give me more cause I’m willing to lose the $2k they only offered this to me cause I’m a gold status member they say so I genuinely thought it wasn’t that bad compared to the crazy high amounts I’ve seen these go for but yeah resell market seems a bit cheaper at like .5cents a point but I haven’t actually signed anything so I guess that’s what they are waiting for I wanted to squeeze them for more but I guess from what I’m hearing it’s best to always cancel?

I know my wife is a nurse on contract so we are screwed she’s got to attend as well but yeah in terms in condition we needed to book within a time frame but yeah good idea we will some how try that option as well sucks they have nothing for us nearby

The deal isn’t worth it. If you increase the points, you will increases the cost dramatically. Bite the $2k and go get a Vegas 2 bedroom platinum from The Boulevard or Paradise for around $5k-$6k from the resale market. You will have a great deed and pay a 3rd less for 4 times the points every year. You won’t have Max, but many here, including me believe that it’s not a big deal.

FYI - That studio deed they are selling is a dog. It’s pretty much useless and you will have a very difficult time getting rid of it if you need to.

None. Go and have an extended weekend or full week out somewhere like Orlando, Las Vegas, etc before the end. You'll be asked to purchase a full contract, just say no. For a full week, $2000 = $285 per day, which is more than a hotel room but about average for a suite. But, if you REALLY want to buy it, you could tell them you want 11,200 yearly Platinum points for $7500 minus the $2000 you already paid. That is the current going rate for resale @ the Boulevard (Las Vegas). Anything $0.01 over that, you walk.

This sounds painful but I would use the VIP package for some time away. I think that you just need to book it before the expiration date, not use it by then but call CS and verify. I would figure out when you can get away, call, and book it. Don't buy another package via retail, they are way over priced. If you decide that you want to own in HGV, then buy a resale.

That has got to be about the worst offer I've seen.

I (and many here) like the HGVC system. However: Buying a TS directly from them is a major rip-off. The prices (even with a trade-in) are totally absurd. Whatever they offer you, you can buy resale for 20-30% of their price, and get nearly all the same benefits.

Use VIP package as best you can (or don't), but tell the sales-weasels, "No deal," and don't give in.

To put this bad deal to dollars, you would be paying $24,000 for something that has zero resale value ($200 per year for ten years). In fact, you would likely have to pay someone to take this deed off your hands when you wanted out. While you would want out of this bad deal quickly, you would be stuck with it until you paid it off. If that wasn’t bad enough, if you kept it for ten years you would be paying $5,600 to use your EOY week for the next ten years ($200/mo X 24 + $800 MF). If you use those points in platinum season and/or a one bedroom or more expect to stay less than a full week for that $5,600. It should be criminal to sell these types of deeds.

contact CS. If you can book before the expiration date for a time later on, then do that. The other option is that they may extend it. Ask about that also. I would not let it go to waste. Probably because they are remote, they want proof they signed all docs so can't claim later it was forged to get out, especially since it is such a horrible deal.

Since their intention with this is to give you a reasonable deal and then try to sell you something, there is a good chance that they will be flexible with this. They already have your $2K, and they want more.

Okay final question what if I just ge them to give me points and HGVMAX no deeded title with the points would that then be a good deal?
