Correct for both questions. I've never heard of anything in timeshare ownership documentation which caps the annual increase.
DVC dues are capped at a percentage increase (I can't remember how much, maybe 10-20%?) for the variable expenses, but that doesn't apply to property taxes. And I think a lot of timeshares in Florida are being hit with large increases due to increased insurance premiums and the requirement to maintain certain capital reserves as well.

Okay, I now have more information. My dad contacted the exit team at MVC and asked how he can get out of his timeshare. They emailed back with the following. I feel I need more than 7 days to decide if I want to take this over and consequently sell it perhaps. Thoughts? 7 days seems unreasonable.
The offer was made in direct response to your dad calling exit services. The 7 days is reasonable.
No compensation is standard. It means he will not be obligated to pay the 2025 maintenance fees.

If you can’t afford the maintenance fees and your dad wants out, this is a very efficient way to do it. If your dad passes, it’ll be expensive for you to probate the estate and then transfer the ownership to you. If you want to own the timeshare, then have your dad convey ownership to you now.

I'm a DVC owner, so I should have known that! I dug around in the documents, and its capped at 15%, unless there is a vote for a different amount.

Another question I have is the rise of these maintenance fees. My dad seems to think the new normal is that they will got up $1000 per year as they did this past year. I did read in another part of this forum there are a lot of people upset about how much MF have risen.

Is there no regulation for this at all? They can just go up up up for eternity?
I don't think they went up 1000 last yeah that would be almost a 100% increase.

I was told it was roughly $4500 for 2023 and $5500 for 2024, but that is for 2 weeks, so I guess half that then...

Generally, cold calls are the M.O. of a scam operation. When you call back you want to make sure you call Marriott directly and don't rely on the number that was provided during the cold call to him.

To the OP, take a deep breath and follow Dioxide45 suggestion. Suggestion only I would call Marriott exit service and I would have all your father documentation in your possession; when you make the phone call.

Please have the last the three (3) years of your father maintenance fees statements in your possession .
Good luck and remember to take your time.
