I just wanted to see if what he was saying was true, so I don’t think which resort it is makes a difference. But I do appreciate the info shared here.

What is the resort and what is he charging? I don't think you need to worry about a tug member jumping on the rental and taking it away from you. You don't seem that keen on it with the yellow flags anyway. Knowing more specifics makes it easier to either make educated guesses or those with direct knowledge to help explain the situation if there is something legitimate to it.

For example if you go through redweek for a place in SC, Redweek has to collect the taxes now. The owner is supposed to do this himself and remit the taxes directly for their diy rentals but I doubt if 1 in 100 actually do so. The owner may also be confusing full service for redweek verified which would cost addition from the renter on top of the 8% plus any mandatory taxes that redweek has to collect.
Sorry, just read this. It’s FS Aviara San Diego.

OK - so he is offering you a partial week? That probably won't work - he probably won't be able to get an official confirmation for a partial week.

No, it for a full week. He has two consecutive weeks available. I’m only interested in the first one.

To post an ad on Redweek costs $30 for a simple ad, not verified and protected.

If it's Verified and Protected, it costs $45, plus on top of that, the guest pays extra 10% to Redweek.

When I list Verified and Protected, I give my guests an option, pay via Redweek with an extra 10% charge, or pay me directly and avoid the extra 10% charge.

If he is saying it's $400 extra to go via Redweek Verified and Protected, it sounds about right to me.

Looking at weeks advertised the 8% comes to nearly $400 in additional fees for the buyer on top of the price the owner gets if the rental is $3900+.

In all likelihood if he is asking you to pay directly, using paypal or a credit card protected method he will lose out on 3% or so. If he wants Venmo, cash app of friends and family then he would get more but it wouldn't be a safe way for you to rent. I am wondering if he is saying he is out $1000 in rental costs because he is also advertising in places with much higher listing fees too. His listing cost and membership shouldn't be more than $19 plus $29 for each listing on redweek.

Or maybe he is including his maintenance fee?

echino,
How do you offer the renter to pay you direct (on verified & protected) rather than going through Redweek and their 10%?
Do you put that in the description?
When I had Redweek V&P I simply got a notice that the renter has already paid and I was to confirm or deny the contract, no contact directly with the renter. I would like to have that option for the ad I am about to place with them.
Or do you place a regular ad and then offer Redweek payment plan?

I put it in the description with my contact info. A guest can simply book via Redweek paying 10% extra, or they can contact me either via Redweek by clicking "Questions? Get in touch »" link, or by my contact info in the description.

With all of the DVC rentals on Redweek with the $190 fee disclosed, I very definitely think there are a lot of people renting exchanges of all types, but this doesn't sound like an exchange. FSA fees are very high, and I doubt many owners who rent can even recover much over their costs on the weeks.

I have my oceanfront 1 bedroom for rent on RW, verified and protected. I haven't gotten a nibble, but the studios rented already for only $1,000 less than the one bedroom. I don't get it, personally, but I am grateful to have rented the studios. I wasn't planning to rent the one bedroom, but I couldn't get consecutive weeks, Sat-Sat. I was able to get a Sunday check-in for the second week, which leaves a gap of one day. How does one deal with that, except to get a hotel room, which we will do, if we don't get it rented. But geez, it's a one bedroom, oceanfront.
