Viture of Purchasing New
Sometimes it is more cost effective to purchase new. In my case the issue boiled down to location, location, location. My family began a tradition of vacationing in Myrtle Beach over 30 years ago. We lived in Baltimore and would meet up with my wife's midwestern relatives. For many years we would rent multiple units in the same beachfront resort. Some years we would rent two 2-bedroom units at a cost of $2,500 each. Then Wyndham opened Seawatch, an ocean front resort approximately 2 blocks from where we were renting. It made sense to purchase a couple of units and save the rental cost. Other resale ocean front timeshares near where we wanted to stay were not available. Even factoring in maintenance costs we broke even approximately 10 years after we purchased. But then Marriott came along and built a resort one mile down the beach. My wife's midwestern relatives purchased there. We could have held onto our Seawatch timeshare and visited our relatives, but it made sense to buy into Marriott even though we had to pay retail again. Purchasing retail allowed us to visit with our midwestern relatives more frequently and easily. We used our Wyndham points ownership to travel. But then our children grew up and no longer wanted to go to Myrtle Beach. Our oldest daughter settled in San Francisco and Wyndham let us buy Canturbury San Francisco by trading in our Myrtle Beach ownership plus tendering some extra cash. Wyndham would not have accepted a resale deed in trade. We have greatly enjoyed staying in our San Francisco (Canturbury) time share when we visit our daughter. Again we purchased retail because there was no available resale to buy. Now our other daughter has had her first child and she wants to start going to Myrtle Beach again. We can book into Marriott's Ocean Watch and resume our family reunion tradition. I don't think any of this would have been possible if we had restricted ourselves to the resale market. This is not to say that we never buy resale. We own at Royal Vista in Pompano Florida. We purchased an additional week on the resale market at a fraction of the retail cost. My point is that often newer resorts are in locations where purchasing resale is not a viable option. We feel that he have gotten fair value from the timeshares that we have purchsed retail. We do not regret our choices and we have fond memories of the many family reunion vacations that our retail time share purchases made possible.
