Coylumbridge Scotland Purchase

An email went out that this decision has been reversed. My 5 weeks have value once again!
Have you received an email? I haven't but I do see it on the Coylumbridge website.

They way it is written, every year is a TBD after 3 years then? Do other affiliates have similar wording?

Not as far as I know. Maybe Shell does since it is a similar situation

Shell Island was not kicked out of HGVC, certain members of the HOA took advantage of a transition period within the board to remove HGVC as resort manager. HGVC was taken by surprise. You can still purchase a week from Shell and enroll it into the club.

Interesting, I didn't know that. I thought existing owners were grandfathered in and that was it.

I thought that as well but this discussion (linked below) from 2019 set the record straight. Obviously things can change but this is our current information as of right now.

What is the latest on Coylum? Do we know how HGV is going to treat Elite status @Coylum

So far, no change. From my understanding, it will still count towards Elite status if purchased via the on-site HGVC agent but not HGVMax. I would ask the HGVC agent to ensure that something hasn't changed.

Edited to add: HGVC has pulled out of Coylumbridge and is no longer selling there. They grandfathered those already who purchased there and enrolled their units for 3 years, with an annual decision thereafter.

I am not sure that I would buy it. From the message that was sent out, it will be reviewed annually to decide if it stays in HGV. If you want to buy Scotland, I would get Craig Lodges.

I thought existing Coy owners were grandfathered but new purchases could not be enrolled? Did I miss the memo?

Wait, you are correct. I misread as Craigendorrch. Coylumbridge can not be purchased any longer in the HGVC system. Sorry about that.

So, this could be the case with Craigendarroch lodges too in the future, correct?

re: Craig. Extremely unlikely because HGVC owns the main resort building and pool amenities used by their own facilities and cost shared with the affiliate lodges. They also directly own the suites on-site. The lodges could vote to leave but then they lose the pool, gaming and other amenities. Unlikely.

In the case of Coy, a poor reputation hotel chain had taken over the main resort building and pool amenities making it difficult to control fees and manage resort quality.

HGVC would be more likely to drop an affiliate where they do not have an ownership investment on site. Possibly Dunkeld, some Florida Gulf, Trump, or Grand Pacific if they were taken over by a group that was difficult to deal with, or a competitor like MVC, HICV, or Wyndham acquires Grand Pacific, Trump, or a Gulf Coast property. The odds of a competitor buying Craig lodges given HGVC owns the amenities and grounds is almost nil.

The only thing Craig has in common with Coy is that it is in Scotland. Which makes it no more likely than an affiliate elsewhere. Given the investment above, I would argue less likely.

Just checking back on this - looks like the new management company at Coy are still looking to charge 20% plus tax on any rentals, the deal with HGVC for points looks to me to be until 2026 then reviewed annually - so looks potentially dodgy beyond then for staying in HGVC.
What do people think ? Has the value of these units dropped since HGVC pulled out or are they still worth a reasonable sum? Personally since emigrating from the UK it is very unlikely I'll ever be visiting Scotland again and my only need of the timeshares was to bank them to points and go places ... so I'm nervous about what might happen. Also maintenance costs seem to have gone up alot which is concerning

We don't own there but my thoughts are that the value to the current owners is the same, for use purposes, but not if you want to sell. If you sell it, the new owner will not be in HGVC so that limits resale unless it is a person wanting to trade in II or actually stay there.

What are the current fees?

MFs only went up 3% for 2024 under new management company. That is below most everything (maybe even everything) in HGVC system.

But if you buy there now your week(s) will not be part of the Hilton timeshare systems. You will own a week at an independent timeshare in Scottland.

It is also on the list to be added to DeX. Once the rollout of Craig is complete, I would expect that they will let Coy enroll into the program.

@Huskerpaul certainly is correct. I wouldn't recommend to purchase there at this point. We also don't know what will happen to all current owners in the future. But DeX might be a good option.

HGVC renewed their agreement with HGVC Coylumbridge owners for another year. That is good news for HGVC Coy owners.

I got the mail too, but is it only for 1 more year. I thought it might have a multi year agreement.

Curious, what is the criteria that decides what property would enroll in Dex?

Correct, do you know which year the agreement is now through? In the original announcement, it stated that it could be renew on a yearly basis.
