Anyone heard of Resorts Management Services (RMS)? [scam]

I got a call from ResortS Management Services. I am skeptical about it. How can they pre-qualify and have a clause that a buyer may not back out of a deal? Isn't that illegal? Also -- they emphasized more than once that if I was going to do a search on them that I include the "S" in their name as there is another Resort Management in Florida that is not reputable. I so want to believe them and sell my timeshare but have been scamed before.

They are from Delaware they are an advertising company and CANNOT secure funds from anybody to sell anything.

It's a scam...

Reputable resale agents charge commission after the sale and take their fee out of the proceeds...they don't charge the seller any upfront fees.

Some resale companies sell timeshares and some just sell ADVERTISING and have no intention of every actually selling your timeshare.

Here are some warnings signs with these kinds of companies:

1) Do they say that they already have a renter/buyer for your timeshare? (or an established market like people attending conventions.)
2) Are they offering to rent/sell it for far more than the market value?
3) Do they want you to pay a large up front fee?
4) Do they want your credit card number before they send you a contract?
5) Do they claim that you, the seller, have to pay for taxes, closing, a title search, or other fees in advance?​

If you answer yes to any of these questions, then this is the usual scenario:

Once you pay the fee and receive the contract, you discover that the company has only promised to advertise your resort, not to rent/sell it, and they don't mention having a renter/buyer in the contract.

Then, you won't hear anything from them for a long time, and when you contact them, they will tell you that the renter/buyer backed out, but they will advertise your timeshare on their over-priced website.

Finally, when you try to get your money back, they will point out that you signed a contract, and it's only for advertising.

When you try to challenge it with your credit card company, they will tell you the same thing. - You signed a contract for advertising, and it's too late to dispute the charge.

To find out the real resale value of your timeshare on the market:

1) register for ebay
2) search for your resort by exact name
3) click on "completed auctions" on the left
4) the next page will show you what your timeshare is selling for.

I have also been scammed before by Strauman in 2006, Timeshares Only in 2009 and Gateway Resorts in 2010. Think I'd Learn by now wouldn't you. How do you go about finding a reputable real estate agent to sell your timeshare?

There are reputable TS brokers (check the TUG business ratings - linked under the Buying, Selling, Renting forum) but they work similarly to real estate brokers and charge a commission of $1,000 and up out of the proceeds. The problem is that in this economy, many timeshares will not even sell for $1,000. The most cost effective way is to sell it or give it away yourself and then use a reputable closing/transfer company to do the paperwork and handle the funds.

Here's how to check the resale value of your timeshare:

1) Register with ebay
2) Sign in
3) Search for your resort by exact name
4) From the menu on the left find the "Buying Formats" heading and click "choose more"
5) On the next page click "completed listings"
6) The next page will show you current selling prices

(Be sure you look at the completed listings - those are actually SELLING prices - you will find asking prices all over the place, but what really counts is what they actually sold for.)​

IT'S A SCAM! Do you honestly think a scammer is going to tell you the truth? You should get out of this deal immediately - please see post #2 above. Contact your credit card immediately and dispute the charges.

do you know if he ended getting anythong from them or it was a scam

Of course it's a scam - we hear this same story over and over on TUG. There is a simple rule of thumb: Anyone that charges you a large upfront fee to sell or rent your timeshare is going to scam you - period!

You have nothing to lose by trying. The first thing you need to do is contact your credit card company.
 
Resort Management Group LLC

Hello friends

Really need help if someone dealt with this group and have any feedback for me.

I was contacted by this group - Resort Management Group, LLC from Las Vegas interested in buying my propery in Florida. They confirm they have money provided by buyers and providing agreement stating guaranteed amount. They are asking for upfront amount of 2875 but I said I am not comfortable and agreed for 250 now and 250 after 30 days. They said they are not marketing or advertising.

The issue or red flag for me is
1) Email was from a Gmail account.
2) They are asking me to deposit the amoutn in Bank of America bank account and not by credit card. They are giving their bank account to me on the letter head.
3) The remaining balance I have to pay them after I receive my check.
4) They are offering me much higher more than double than what I expected or think my property is worth.
5) They dont have a website

The good thing I am seeing compared to others
1) There is not one single compaint about this company on internet
2) They showed me company on Nevada listing with registration number.

I am confused as I will so desperate to sell the timeshare. Dont want to hit another wall by loosing 500 bucks.

Please help if anyone has dealt with this company.

Blatant scam.

Names are meaningless.

Modus operandi is ipso facto scam.

Why do you have to give them money upfront? Why can't all money go though seller's escrow company!

Say you will pay double commission if you use your escrow company.

They prey on desperate people who are snowed by a pot of gold.

Does a legitimate company drop their price by 82 % just because you object ?

The issue or red flag for me is

1) Email was from a Gmail account. All scammers use internet based emails, very few of internet emails are scammers, The fact someone uses an internet versus ISP email is meaningless,

2 They are asking me to deposit the amoutn in Bank of America bank account and not by credit card. They are giving their bank account to me on the letter head.

Not taking a credit card is a red flag, providing EFT on letterhead is not, how would you propose they communicate bank information

3) The remaining balance I have to pay them after I receive my check.

They should be deducting all their fees from your check

4) They are offering me much higher more than double than what I expected or think my property is worth.

Absolute confirmation that this is a scam

5) They dont have a website

There are many businesses that do not have a web site

The good thing I am seeing compared to others

Because they change names more often than they change their underwear

2) They showed me company on Nevada listing with registration number.

Most likely a dormant shell company they picked up for a song

This is absolutely a scam, my concern is that you are taking issue with things that do not necessarily mean that it is a scam, somewhat glossing over things that scream scam and are so desperate to sell unless you hear from someone who has done business you may not listen to the advice you are receiving.

Go Back to the beginning and count the number of users that state this is a scam

Definite scam.

Real estate doesn't work that way. The commissions and fees come out of the buyers funds and you get the balance. That alone is enough to tell you not to send any money.

The gmail account is not a red flag. Just in this case a scammer is using gmail instead of a different email provider.
