MIA South Beach looks like the biggest rise of all the HGVCs. True? Which firm said 2025 MFs would rise < 5%? obviously not HGV

  • Resort Name/Unit Size
  • Operating Fee
  • Reserve Fee
  • Property Taxes (or note if they're billed separately)
  • Developer Subsidy/ Special Assessment (where it exists)
  • TOTAL
  • Increase/decrease over 2024 MF's whether in dollar or percentage value (optional)
Please don’t just give the total MF but include the breakdown for Operating Fee, Property Taxes, and reserve fee. It is not necessary to list/include HGVC club dues or ARDA fee.

Please also include (if possible) the MF’s for the other room sizes than what you own. These can normally be found on the budget report (usually towards the end). You can also submit new MF information to the HGVCMFs.com db by using the form here.

2025 Total (w/o club dues)- $2,358.13 Increase of $250.10 or 11.86% from 2024 ($2,108.03)



Increase with club dues 2024-2025: $260.10
% Increase with club dues: 11.22%
% Increase since resale purchase in 2011 with club dues: 84.99%
Prior to 2024, my average annual increase has been about 4%

Greater than a 23% increase in the past two years. The above represents an average annual increase over the 14 years of ownership of 6.07% per year.

Nevertheless.........still happy with my resale purchase but if I had to do it over again would have bought at Las Vegas Blvd where maintenance fees are lower.

These are the amounts for each years MF, if you have a EOY deed you will look at every other year’s data, excepting the somewhat rare properties that bill half MF every year for Eoy deeds. At least that’s how it seems to me.

Dang it, I forgot to cut that in half (I have two weeks); I just went with what is showing in my account as coming due and compared to the total paid last year.

I have a 3 bedroom platinum at Tuscany Village and my 2025 is the same as above, but also 2025 club dues of $219 and the "voluntary" ARDA fee of $7. Total $2,380.20. It is getting ridiculous and not worth it anymore.
