2025 HGVC Club Rules

Thanks for checking. I am shocked that HGVC hasn't either corrected either OS published rates or online posted rates. This isn't the HGVC that I remember.

No problem. I really don’t use Open Season or the published doc and rely on the website for rates and seasons .
 
I noticed more detail on commercial use policies for 2025.

In 2024, HGV’s rule was pretty basic — you weren’t supposed to use your membership for anything other than your own vacations or for your guests. Renting out your stays wasn’t allowed, but the rule didn’t go into much detail.

Now in 2025, they’ve added more specifics and made it stricter.

You can’t rent or resell your HGV timeshare stays.
You can’t post your reservations online (like on Airbnb, VRBO, Craigslist, etc.).
You can’t accept money or anything in return for giving someone a reservation — even if you use a guest certificate.
You can still rent out your fixed Home Week, but that’s the only exception.

They also spelled out what can happen if you break the rule:
HGV can cancel your reservation with no refund.
They can block your ability to book future trips.
You might lose access to guest certificates and other benefits.
 
@Zenichiro, Here is the important statements for rental. Only HW is allowed.

No Commercial Use of HGVClub by Members or Guests. Accommodations available
through HGVClub are for the personal use and enjoyment of Members, the Members’ immediate family,
and guests personally known and acquainted with Members. Immediate family member for purposes of
these Rules includes the Member’s, spouse or partner, parents, children, grandparents, grandchildren
and siblings. Use of the club for commercial purposes or monetary or other consideration by Members
or their guests including the use of a confirmed reservation in an Affiliated Resort for any rental, resale or
other commercial use (other than an owner’s Home Week) including through the use of guest certificates
is strictly prohibited. Commercial use includes but is not limited to any illegal activity or locally prohibited
activity, any pattern of occupancy, rental, leasing or use that Hilton Grand Vacations in its reasonable
discretion could conclude constitutes commercial use or purpose. Use by a Member (or their agent) of
public or online advertising to seek renters shall be deemed a prohibited commercial use. Failure to abide
by this restriction may result in immediate cancellation of the applicable reservation(s) (without refund or
credit), suspension of reservation privileges, denial of access to any confirmed reservations, denial of
guest certificate issuance, or denial, suspension or restriction on other products or services offered through
HGVClub and limitations on the number or type of transactions by a Member. Any lease or rental
agreement for a Home Week shall be deemed to contain a provision requiring that any sums due to
HGVClub as annual Club Dues or due to the Association as assessments, must be deducted from the
gross rentals and paid directly to the party for which such sums are owed.

If you book a stay using your ClubPoints and then cancel it, you’re not allowed to rebook that same week at the same resort using Open Season cash rates.

This rule didn’t exist in 2024. It seems like HGV added it to stop members from using points to hold a reservation, only to cancel it and rebook it for less money through Open Season once the date gets closer.

Nice find @Zenichiro, I thought that they should delete that rule when they drastically raised OS rates in around 2016.

Yeah, I agree. The biggest change was definitely how they clarified the gray area around selling or renting points. And of course, all the increased fees across the board were a pretty big deal too.

thought this was well known

but some say that as long as it's not the same room type it goes through. and the rules say "week" but what if you have less than a week reserved? What if you reserve Sun-Thu then try to OS Tue-Thu?
