Vistana and MVC have fewer fees as well. But you pay more in MF and wait up to 4 months to set up a new VOI. However I will happily wait to save $2000 transaction fees.

Agree. Resale could be interesting but I would be afraid of ending up in MAX jail instead of remaining HGVC legacy and keeping my Elite benefits.

30k points to stay in a 2 bdrm not on the beach. Are you kidding me?
Founderscard Rates run about $275 a night for the Hyatt Regency directly in front of the property. Definitely not for somebody who is about maximizing value, but I'm sure they will have some great promotions when people don't book there because the point values are so high.

I ran a comparison between the 2024 and 2025 rules. Here are my observations:

  • One-night minimum booking required was deleted from Home Resort Priority reservations. This applied to bHC owners at West 57st, The Residences, The District, The Central at 5th and The Quin. I am not sure really anything has changed for bHC owners (please check) because this wording is still in the rules. "minimum booking requirement".
  • A significant change to Open Season reservation allowing Guest Certificates as pointed out by @alwysonvac in post #14.
  • A section on Open Season Credit and Search Requests has been added for HGV Max Members. (pages 15 & 16)
  • The 2025 document now includes an interesting Independent Accountants' Report (pages 90-96). This document is really outside my level of training, so I hope that some of you "accountant types" can decipher the document. This document appears to be an independent evaluation of the exchange program between HGVClub and RCI for 2023.

I'm not 100% sure what you are asking, but if you want to know if bHC owners can still make a one night stay at W57, etc. in the Home Resort Priority reservation window the answer is yes (or at least the website lets you go through the booking process until the end).

They moved the documentation of the 1-night minimum stay for W57, et al., in the Home Resort Priority, Hilton Club Priority, Club, and Open Season to page 28 of the points and open season guide.

I just tried to test an Open Season reservation (Elara Hilton Club, mid-February, for example) to see if it would let me add a guest certificate, and the option is not there on the booking page. I assume the website hasn't been updated to implement the change in Club rules and would require a follow-up phone call to add the guest certificate. Has anyone successfully added a guest certificate to an Open Season reservation so far in 2025?

I updated some of our Sticky information for HGVC 2025 rules & fee changes. I noticed that the HGVC 2025 OS weekly rates are the same as 2024.
Just a suggestion...
Since the 2025 OS rate is the same as 2024, combine the column heading (2024 & 2025) so it's clear that the rate hasn't change this year and it will leave room for 2026 & 2027 ;) .

Not that I see - the W57th/Quin/Central table is the same for 2024 and 2025.

Ok, here’s what I’ve found.
On the 2025 club rules, the OS rates for NY properties are indeed the same as the 2024 club rules

But going on the HGVC website and looking at the resort page and/or actually booking open season reservations, I see this:

I also checked Elara(where I own) and the OS rates have increased slightly from what it says on the rules document chart.

I am going to say that I believe this could be a case of lazy copy and paste error on the part of whoever drafted the 2025 club rules, or someone just didn’t get the memo.

If someone reserves an OS room, I’d definitely complain to CS if the amount didn’t match the published club rules.

Yup. When I go to book W57 the quoted rates are different than the table in the 2025 Club Rules and indeed match the resort chart on the website. Good catch!

I feel an amendment coming to the OS fees. And here I thought that HGV didn't raise their rates finally on something. I should have know better.

it is disappointing to see discrepancies in their "official" rules book when they update it for the new year. First DEX for Craig now this.

One does not know what source to believe. Bottom line: all of this monkeying around which results in higher costs to owners is worrisome.

Goes back to the value is in the club point bookings and home weeks.
