"Wyndham Maintenance Fees: How Are They Calculated? (Points/Usage)"

Hi Wyndham owners! I'm actually sending off my rescission papers for a Wyndham timeshare tomorrow. It's been a bit of a ride! But honestly, the whole annual point thing? That actually caught my attention. Even though I'm cancelling, I'm still super curious to hear from you guys who actually use it. Like, how does it really work?

One of the things I'm trying to understand how Wyndham calculates maintenance fees. I'm a bit confused about whether it's based on the number of points I own, or the number of points I use each year.
Specifically, I'd like to know:
  • Are maintenance fees based on the total number of points I own, regardless of usage?
  • Or, does the number of points I use in a given year affect my maintenance fee?
  • Are there any other factors that influence the calculation of maintenance fees?
  • If you own multiple contracts, how are those fees handled?
Any clarification on this would be greatly appreciated. I'm trying to figure out if owning fewer points translates to lower maintenance fees, or if it's a fixed cost based on total ownership.
 
Wyndham maintenance fees are calculated based on different considerations, including points bought, location of the resort, and operational expenses incurred each year. The fees cater for maintenance of properties, utilities, employee wages, and reserve funds for repairs in the future. Costs per point vary in every resort, and fees increase yearly. You'll pay more in maintenance charges if you possess more points or are an owner at a popularly sought resort. Hi there!

Maintenance fees with Wyndham are billed at a per 1,000 points-owned rate (regardless if your total allocation of points are used or not). Like @Adinajenssen stated, the factors that affect annual maintenance fees are:

  • General Maintenance Expenses
  • Utilities
  • Employee Wages
  • Reserves
  • Property Taxes (in some locations, ie California, taxes are billed separate)

Each resort has their own budget, expenses and reserves (plans for renovations or unexpected damages) so the maintenance fees will vary depending on the property you're deeded (Club Wyndham Access maintenance fees however, are the same for each owner).

There are properties that have a long history of lower maintenance fees (Wyndham Canterbury/Wyndham Bali Hai), so this is something to note when/if considering a resale purchase. Furthermore, the resort to which you're deeded (home resort) is where you'll have ARP (Advance Reservation Priority) over other owners within the Club (who have a different home resort). At your home resort, your ARP is 13-10 months prior to check in. If you wish to use your points at any of the other locations, you'll be able to book up to 10 months in advance of your desired check in date.

Before jumping into another purchase, I'd recommend viewing Wyndham's points charts which will show you how many points it will take to book reservations based on location (Resort), unit size, season (Dates), view/level of accommodations (ocean view, deluxe units etc) and length of stay. Determining the number of points you realistically require every year (or every other year) will ensure you're purchasing an appropriate number of points from the get-go (and avoid having higher fees on points you won't use or not having enough points to take the vacations you seek).

You can also view the points charts for various developers (Hilton, Marriott, etc) given the draw to Wyndham is the flexibility of the points, and determine if Wyndham, or another developer, is a better fit for your future vacations.

Yes, though there are some details related to whether you have CWA points which are a fixed amount per thousand points or CWS points which are for a specific resort and so have the amount per thousand set by each resort. Some CWS resorts are cheaper than CWA, some are more expensive per year. Note that this is simply for the ownership and maintenance fees calculation, it has little to do with the club booking outside of ARP, i.e. earliest booking date.
  • Or, does the number of points I use in a given year affect my maintenance fee?
no.
  • Are there any other factors that influence the calculation of maintenance fees?
There are the program fees, but they're usually negligible.
  • If you own multiple contracts, how are those fees handled?
Usually they add the MFs together from all contracts as long as you assign them all to the same Wyndham account. This is mostly relevant in that each contract has the MF calculated separately so if you have different CWS resorts or CWS and CWA points the amount per point value will vary somewhat.

As far as I can tell - "owning fewer points translates to lower maintenance fees, or if it's a fixed cost based on total ownership." mean the same thing. You get a maintenance fee each year (it's not fixed, it goes up a bit each year) based on your total ownership. So owning fewer points translates to lower maintenance fees.

MFs are based on the costs to operate and maintain the underlying resort(s) at which you own. Some resorts are more expensive per-point than others, and it can vary by as much as 2-3x from the most to least expensive. There is also a Program Fee, that is based only on the number of points you own, regardless of where, and subject to a minimum.

If you own multiple contracts, how are those fees handled?
You pay the fees for each underlying property at which you own, in proportion to the size of your ownership, plus the Program Fee on the total.

I strongly recommend reading the Owner Resources section of the Directory. It has lots of great information about how everything works.
