Just received new MF rate for 2026. Now $7.06 per 1000 pts. This is an increase of $0.22 per 1000.

Added. Many thanks! If you happen to have MFs for this resort for years 2022-2025 please could you provide them? We are missing these years from this resort on our sheet.

It looks like 2026 Club Wyndham Access will be $8.47/1000.

I see our program fee is $213. I think we are somehow being charged the PlusPartners fee or if that is just the minimum as a non PlusPartner.

:doh: I tried searching the thread for the term "Access" since CWA is too short. Oh well, there's a few minutes I won't get back.

Could you update Post #24 to also include the full term "Club Wyndham Access"? Just makes searching easier. :)

Done - for future reference - check the actual MF sheet first - CWA is right at the top of the sheet in a frozen row - always viewable/accessible.
 
May have missed my post #50. Details are there for the following—
  • Flagstaff Ridgewood $1,434,96
  • Flagstaff Tanglewood $1,221.96 (I have a different $ than was posted earlier)
  • Midtown $5.82
  • Atlanta $6.04

Thanks to @Rflow for this info - I've been waiting for this one as well as Kingsgate and haven't received any paperwork. Did you receive a letter, and email or did you find it via a website?

This came as an email. I have two contracts and haven’t received an email nor physical letter regarding my La Cascada property. I did receive my account annual assessment summary that gave the new bill for both without the specific breakdown like you see with the one I got from Royal Garden. That came physical mail and it’s online in my account statements.

I got the "2026 Annual Club Wyndham Assesment Summary" letter from Wyndham today. I am a Glade owner so I was curious about what it would say. So, the Glade property is off *BUT* my account still is listed as having a "Contract Point Value" and "Billing Points" (for figuring the Program Fee) to include the Glade! I guess I'll be calling in the morning :)

Program fee without PP is $0.75/1000 pts

Kingsgate
203Kpts $1587.72 or $7.82/kpts. - a 14.1% increase (geez!)
MF: $1021.80 Reserve Fund: $525.36 Property Taxes: $40.56
Royal Garden at Waikiki
105Kpts EOY $340.20 or $6.48/kpts. - a 4.5% increase
MF: $245.64 Reserve Fund: $43.08 Property Taxes: $36.24 Local Tax: $15.24
