Email - notice of CLUB WYNDHAM plus Rule Violation

I do it for fun and to remind people not to be a pushover. Sadly that is not working.

It's over. Why does it still bother you so much?

Some of us like to talk about old times now and then.

Reminisce about the times when they got to screw over regular owners with impunity and (from what I have heard) brag about it? Or whine about how when the music stopped it ruined their lives?

I don't think "regular owners" were screwed over all that much. They could book at 13 and 10 months same as me. If they were, they could have stopped their whining and spent a pi$$pot full of money and become screwers instead of screwees. Very simple.

I never whined when it was over. I adjusted. I sold 2.3 million points and since I was retired by then, we hit the road with the remaining 2.3 million points.

Regardless of how you did it, or how under the radar you think you flew. You and everyome else that did it did damage to everyone's owership. People like you hastened the removal of our ability to use resale points with VIP privlages. There's no denying that. Was that day going to come? Yeah, I think we all knew it would, but people using millions of resale points making commercial bookings and running their own personal AirBNB while owners can't get a week somewhere led directly to the music stopping.

We all know that "if their lips are moving..." line, and I find it ultimately hypocritical and hilarious how some of you hide behind "the salesmen said we could", but literally know every single thing they say is a lie. And you didn't buy most of your points which you used for your rental businees from Wydham anyway.

Be real, be honest, because you arent. Cool story though

I am glad I rented out thousands of reservations at half the cost of the smallest unit. When the guest fee was first introduced I focused on the larger units as the guest fee was easier to factor into the pricing.

With a way to get extra free guest confirmations and Wyndham depositing millions of points in my accounts by error/unknown reason and even after bringing it to their attention they had no way to undo it or explanation. I figured out what caused it.

Wyndham got their strikes in as though by cancelling my rooms in error giving away my room in AC one weekend when I actually showed up. There was only one 4 bedroom presidential to stay in and a model so I made them give us the model unit.

One NYE I had over half of skyline tower booked but possibly because it was mid week demand was low so I had dozens of rooms sit empty but I could only correspond by email at the time so I sent the email in to cancel the rooms but was received after so Wyndham ended up eating the empty rooms not me.

I checked in 100s of guests on site to avoid the guest confirmation fee. For a short time I called the resorts to avoid the fee. Then at ocean walk check in all guests for the week when I drove over from Bonnet Creek. Then I could only do day of so check in guests December 30th at Bonnet Creek, drove to Daytona for the same drive to Pompano Beach for to do that, Orange Bowl. The next day back to Daytona then Orlando to watch the fireworks from building 6. Good times.

I always believed the commercial activity was in regards to the use of the actual room while staying there. Apparently the sales team and management agreed with when I first purchased as well as when I was pushed out of the airplane. But with few people to fight them over it they do what they want.

This website, or a few people on here probably did more harm to being able to rent than anything else. If one has a good thing going go about it quietly. I'd rather money in the bank than people on a message board thinking I am knowledgeable.

You're new here. The ins and outs of Wyndham were discussed by many people who are no longer here and shared lots of information, and it was there for some of us to take advantage of the system as it was in place for many years It's over, and you can stop complaining about it. Many people were doing what we were doing and TUG was the place to get information. Now there are people who are clueless about it, and a bunch of TUG members who were so kind in offering advice are no longer here. Why would they come here and be treated like they were stealing from other owners. It's so ridiculous. As @BocaBum99 once said, it was there for you, and I grabbed it last-minute (within 60 days).

It is a mystery to me why megarenters of yore still post about their defunct rental businesses ten nine years after Wyndham took away the punch bowl and the police raided the party.

Are they really that self-centered?
Yes!

Yes, they like to say, "I wasn't preventing owners from reserving units. They had the same chance as I did". All I know is, there were a lot more owners complaining about not being able to get reservations than there were mega-renters complaining about being shut down. Obviously, it was affecting more than a handful of owners, in addition to, having a direct negative impact on Wyndham's business.

Truth be told, Wyndham eliminated mega renters and the cheap rentals but it was not to help create availablity for owners booking personal vactions. Wyndham eliminated competition to help Extra Holidays.
This conspiracy theory is trotted out every time Wyndham changes the rules, and then debunked with posts like this from 2019:

"I find since they have audited some accounts and made other changes to cut back the book- cancel-rebook loop hole it has become easier to find inventory with my points."

Plus the fact that if Wyndham wanted to "help Extra Holidays" all they needed to do was capture the cancel-rebook attempts within 60 days ... but they did not do that.

They like to use the "I" pronoun. There are 18 occurrences in an 18 sentence post in this thread.
You know a better way to recount personal experience? Passive voice sucks.

Where did all cheap rentals go on last minute rentals? Extra Holidays is one of the only avenues to take without reciveing the dreaded email or letter on commercial use.

Re-written to avoid offending sensitive ears. The first person singular was not used even once. However, writing like this will get you an "F" in seventh grade English.

This sums it up well. "The letter" was received in October 2021. At the time, thirty guest confirmations per year were free. They ran out the third week in February and 53 more were bought (for ($5,247) before being shut down. Rental activity in 2021 was typical of the previous few years.

Speculative reservations. Most reservations were booked at thirteen or ten months before check-in. Two months before check-in, attempts were make to re-book and/or upgrade. If successful, a rental transaction had to be completed within forty-five days. If a rental was not completed, the reservation was canceled between fifteen and twenty days before check-in. (Something is done for our own use that might be mistaken for speculative reservations (in a way, they are speculative). Next fall, a reservation was booked close to home. Reservations were made at Panama City Beach (Studio LL) and Emerald Grande (1 BR Deluxe) for the same week. Two of the three reservations will be cancelled, depending on upgrades at PCB or EG, most likely at or shortly after the two month discount/upgrade window opens, not at fifteen days before check-in.)

Large scale listing has been thought of as something that tipped off Wyndham to commercial use. That is now less sure. The three items listed by @dioxide45 are easily searched by Wyndham in its own records. No need to search eBay/RedWeek/Facebook listings.

Passive voice does suck. Most people do not know what passive voice is. Basically, it's how news is reported, leaving the listener to believe that "someone" did it (the thing). It takes the blame away from anyone specific.

Usage policies in place for 20 years were revoked suddenly (by someone).
Accounts were shut down (by someone).
Privileges were taken away (by someone).

Usage policies in place for 20 years were revoked suddenly (by someone).
There were never policies in place. There were loopholes exploited by both Wyndham sales people and owners such as yourself. Wyndham took action against the owners. So far, as best we can tell, they haven’t taken action against any sales people.

Accounts were shut down (by someone).
Wyndham, the writer of the rules for Wyndham resorts, shut down-mega renters accounts because they were breaking Wyndham’s rules.
Privileges were taken away (by someone).
Wyndham revoked privileges because mega-renters were abusing said privileges.

You're missing the point of Cindy's three statements. She was trying to show how the passive voice makes the subject of a sentence the receiver of an action instead of performing the action.

That happens with kneejerk reactions.
